Advice on hiring an assistant? Posted: 02 Apr 2021 06:58 AM PDT I want to hear from those of you who are doing high volume (25+ transactions/year). When did you decide to hire an assistant? How did you find that person? What do you delegate to them? What should their skill set look like? I am already using a contract to close coordinator and all sorts of automated follow ups, but currently working 60-80 hours/week and am officially at capacity! [link] [comments] |
What should I realistically expect from my realtor? Posted: 02 Apr 2021 07:43 AM PDT Sorry, I know this isn't the right subreddit, but there don't seem to be any specific to home buying and choosing a realtor with more than 5K followers. I had a realtor a couple of years ago, but decided I wanted to save up and look for more expensive homes. I'm ready to re-enter the market, but I'm not sure if the first realtor I worked with was the right one. She was recommended to me by Zilllow when I was looking at a property. She has very high reviews, though. I'm looking for a home 45 minutes away from where I currently live. I imagine it's too much to expect the realtor to have an idea of whether or not the property actually meets my expectations and isn't being selective with the photos before I drive down to view the property. Especially since offers are made same day on any decent property here. I just didn't get the sense that my last realtor was totally in sync with what I was looking for in a home. But then again, I was early in the process and I'm sure I sent mixed messages... [link] [comments] |

They need someone with immense flexibility and availability, almost "on call" I guess. 30$ and hour plus drive time. Sounded like a great opportunity for me to leave my full time waitress job and finally be fully immersed in this industry. But I have some concerns.

Posted: 01 Apr 2021 06:50 PM PDT I was out for a walk today with my son and our beagle. Two pit bulls came out of nowhere and one started attacking our sweet dog. I grabbed a shovel and defended my dog. The pit bull started attacking me. He knocked me over and started dragging me. I was screaming. Luckily a Realtor was nearby and heard me. He ran over and probably saved my son and my life. He held the dog by the collar and called 911 while I was shaking. He was amazing! He even stopped by this evening to check on me. Turns out a neighbor didn't shut his door properly. The pit bull that attacked me was a rescue and was only in his pocession for a week. I want to do something really nice for my hero. What should I do? My son wants to make him a card which is very sweet. I tried finding a coffee mug that says "Realtors are Heroes" or something like that. A coffee mug seems silly, but the sentiment is there. I thought about a gift card but that doesn't feel right. What should I give him to show my gratitude? How do you stay in touch with prospects? Posted: 02 Apr 2021 08:09 AM PDT I've met with a few dozen of home owners who are thinking about putting their home on the market some time in the near future. At first I was spending a lot of my time sending them updates in their local market such as new homes popping up on the market near them but with the amount of leads I have now it would take way to much time. I've come to the realization I cant make my emails as personal as I would like. What are some ways you would recommend I stay in touch with my potential sellers with relevant information? Some things I was hoping existed is a way to send emails of mortgage rate changes and local real estate market statistics. I know I can get this information from the MLS and send it to people individually but I would like a program that does it automatically. Do you know of any programs that do this? (P.S. Material latent defect question Posted: 01 Apr 2021 08:46 PM PDT So my client purchased a house and seller did not disclosed material latent defect. There was a water leak from the wall in basement in storage room. When we went for inspection, they filled up the storage room with bunch of luggage. There was no possible way to see it. Even in MLS they did not mention anything about that water leak. Upon bringing in the contractors, they told my buyer that this leak is an old one and it will cost $15k to fix it. Now what options do my client has? Is there any kind of warranty that covers it? And oh by way, not sure if this is important but its been 2 months already since my client moved in. Terminated due to personality conflict Posted: 01 Apr 2021 05:03 PM PDT My buyer clients looked for a home for 31 days in this crazy market and we finally found one, as it came back on the market. The buyers have been asking me since they accepted our offer, why the first contract flopped. I advised that it could be any number of things in this market and was likely nothing related to the house but more of something related to the buyers circumstance (job, relocation, loan issues) but they keep asking. Finally I asked the listing agent to which they replied "buyer and seller terminated due to personality conflict." Woah. That's definitely not helpful. We're in the middle of the inspection period and some things will need negotiated. The listing agent has already told me the seller is a tough negotiator. I feel like telling my client the "personality conflict" will not helpful and only raise more questions. I also don't want to lie to them, and avoiding the question any longer isn't possible. How exactly do you maximize advertisements to sell listings much faster? Posted: 01 Apr 2021 03:36 PM PDT I was watching a show in the UK, and basically I think the real estate agents had 1-year to sell $40 million dollar homes. The thing is, how exactly do they sell these homes, or find a buyer for these homes? Like, how would you even build a network like that, I really don't understand it? But in general, if you were selling a $350,000 home or apartment let's say, random example, how would one even maximize that? It's affordable for the most part, but the only thing I can think of (in terms of advertisements), and finding a possible buyer is listing it on Craigslist, but then I think, "well why would anyone be searching for a home, via craigslist?" So question for agents, how exactly DO, you maximize and market your properties for higher chances of bringing in a buyer that ISN'T doing an open house? Or is it just luck? [link] [comments] |

I threw out a few feelers and even applied just to see what it's about. I can't for the life of me find anything on it though. I have looked all over google and any information about Kris and this scholarship is only from Kris. I cant find the bad reviews for anything having to do with being an employee or about this scholarship program. Only negative reviews I've seen is from potential clients. Has anyone heard anything bad about his company and how they do business? Is he that legit and clean? Something seems fishy but I can't find anything. How legit is his be generous way of life? Posted: 01 Apr 2021 07:48 PM PDT We collect a capitalization fee of 2 months hoa for anyone that purchase into our subdivision at closing. Our lawyer said we're ONLY suppose to collect the cap fee from the first owner and not on properties that are resold (from homeowner to homeowner). See below. The "first owner" and "purchaser" is different. I feel like it's saying after the first buyer a purchaser should pay... Is the lawyer accurate? Or all purchaser should pay? 4.10. Capitalization of Association - Payment. Upon acquisition of record title to a Lot by the first Owner thereof, a contribution shall be made by or on behalf of the purchaser to the working capital of the Association in an amount equal to two months of the full annual assessment per Lot for that year. Recommended video chat apps for touring homes remotely? Posted: 01 Apr 2021 07:18 PM PDT My realtor is not the most tech savvy. He has an iphone and I have an Android. I'm hoping to video tour a home tomorrow, since I can't get into the city in time. He was going to Facetime but Android doesn't have Facetime. Should Zoom work okay? That is the only one he already had installed on his phone. Any other suggestions you've used relatively seamlessly, and that a non-tech person can install successfully without a ton of help? I'm already worried about walking him through the steps to click the zoom link I send him etc. Anything works for me except for Facetime which is Apple-exclusive. [link] [comments] |

(Reality: Insane HOA, taxes, corporate property mgmt. firm in place, costly special assessments occur regularly in this Association and aged building). Broke the news as gingerly as I could that watching condos appreciate in price, is similar to watching oil paint dry. Unfortunately, there is no pot of gold at the end of this rainbow for my clients.
