    I'm not talking general discussion or things that are a matter of opinion, I'm talking serious questions. I see some questions being asked here that are pretty high stakes and could have massive legal/financial consequences for agents and their clients.

    While there is some good information shared, I also see some terrible responses that range from just bad advice to incorrect and even outright dangerous.

    This subreddit is also visible to the public and the questions often damage the already fragile reputation of our industry.

    Why do people ask those questions here? Are they seriously willing to take the advice of strangers on Reddit?

    Looking to connect with fellow young Realtors in Texas.

    So twice in the past month now, I've had a couple friends in Austin who've reached out to me for help buying a house, I'm based in Dallas so I couldn't personally help them, but I did connect them with a lender and then with my brokerage's global relocation department, which connected them with an agent.

    Both times they didn't like the referring realtor and thus, I lost out on a referral fee (money isn't everything, but hey it's business); which is why I figure I make some connections with fellow Texas Realtors, in case I ever need to refer someone out.

    I'm 23 so my SOI is pretty young, which is why I'd prefer someone on the younger side that way not just my client, but also I can relate to them more. Would love to connect with a Spanish speaking agent too since I know a lot of people who's main language is Spanish, but I'd gladly connect with anyone.

    I'm not a big volume agent, at least not yet since I just started out last September, and obviously the likely hood of me having plenty of referrals to give would be slim, but I figure as business grows so will my need for a solid referral agent.

    Pretty much, I'd love to do a zoom or call to get to know each other and see how we could build a solid referral partnership. The two markets I see myself really needing someone would be Austin and San Antonio since my sister lives out there.

    Getting Leads in today's market

    Anyone have some tried and true ways to get leads without cold calling? I cold call, of course, but I hate it so much that I don't do it as much as I should. I love my job, I'm great with people, I'm knowledgeable about the market, but I HATE cold calls. I've just left a team where I had some leads given to me via Zillow or other PPL sources, but on my own, I can't make that happen just yet. What works for you? I'm looking for any hope that I can live a life and not hate how I have to get business.

    Edit: I call for listings. I'm in a military town so a lot of listings here are soldiers leaving town or rentals from where they left a few years ago and are unloading that property. That being said, I definitely try to work both sides if they're staying in town. That ALSO being said, when I was on the team, I was strictly a buyers agent, so I'm finding myself a little nervous to even speak to sellers with no experience/none of the tools I had provided by the team (does anyone have a Market Report option, showing the average home price of houses sold around a subject property?). That probably adds a lot to my aversion to calling. I feel like I have nothing to offer them.

    Koozie Ideas - One Liners

    Hey Everyone,

    I am thinking of making Koozies and want to put something clever on them like a one-liner just to catch peoples eyes. Make them laugh with a realtor twist on it.

    I am surrounded by water and would mainly be handing these out or dropping them off at places on the water specifically. Could be something to do with boating, life on the water, or even just drinking in general.

    Any ideas would be great.

    How often do you contact your clients?

    Hey all,

    As realtors, how often do you contact your clients?

    Right now I email my agent if I'm interested in a property. She usually responds by the end of the day with a showing date set up and any info from the agent. She's never taken over 12 hours to respond, usually in ~2-4 hours.

    We have an offer in right now that the list agent has been iffy on... they changed our showing date, extended the offer deadline and now extended their timeline to present offers to the seller. We were supposed to know Monday if ours was accepted but it's now Wednesday with no word either way. It's 7PM and I haven't heard from my realtor on the listing and it makes me nervous. I feel bad reaching out, because I know if she has info she'll share it, but I also want some contact with this offer on the table. The last we talked was yesterday morning to say the deadline was being extended again.

    So what's normal? How often can I expect her to relaisticly contact me? I don't want to be a problem client but just get nervous not hearing from her at least daily when we have an offer waiting.

    Should I keep trying?

    I'm a newish broker that needs to recruit agents. so I'm trying to get to know some. So far, 100% of agents that have set appointments with me (a total of 5 now) cancelled their appointments saying they wanted to reschedule and then not doing so. Should I assume this is what they do to their potential clients? Should I keep trying?

    Are bridge loans still a thing?

    I was wondering if these are still commonly used and what are the pros and cons of bridge loans? This would be a great option for home sellers who don't have the funds available because their house is not sold yet but want to buy a home while there home is on the market. But in my area all the realtors say in order to buy you must sell first in this market because no one is accepting home sale contingencies. I don't get why not one has recommended an option of a bridge loan.

    Most used daily tech/apps?

    Curious what everyone's favorite/essential daily tech tools are? For example what you use to keep track of property to dos, apps on your phone, note taking etc…

    One tool I use all the time is www.smallpdf.com. Use it all the time compress pdfs, organize and merge PDFs.

    TESTING 3 TIMES

    I have studied from Quizlet, I've study podcast I've studied pretty much any sort of material that I can get my hands on and every time I go to take the test there's new questions and sometimes there's not even a state put down on the paper and I was wondering if anybody else had this problem?! And I always end up failing by like three or four points.

    Does anyone here pay for & use Homesnap Pro+?

    I'm a brand new agent, and I'm trying to learn what things are worth it and what is just a waste of time. I asked the agents in my office and no one seems to use Homesnap. I keep getting email offers to "get $500 off your first year...". If something is normally $599 and then sold for $500 off, it makes me think it's not really a worthy product. So does anyone here use it?

    Got pre-approval letter 2 weeks ago for 600k. A quick process, my wife and I have very secure jobs as engineers and good credit. We are first time home buyers.

    Today, we received an updated email/letter saying that we are now pre-approved for 675k. We had no communication from the initial letter and provided no new information.

    The Loan Officer has worked very closely with our realtor over 20 years. He came highly recommended by the realtor and a coworker of mine. I got a hunch from the realtor that he wanted us to spend more on our house and we pushed back politely. Then this happens out of nowhere.

    Is this common or should I tread lightly?

    Redfin vs Realtor, for sell and buy property

    The story starts from my spouse's father who knows a realtor for more than 30 years. The realtor helped us bought our last property in Los Angeles.

    Recently, we want to change home which means we need to sell and buy. Both of us considers our realtor is not capable, she is a very nice and sweet person, but really slow, maybe because she is nearly a senior (70+, sorry I wasn't being mean, but she doesn't know how to properly use email or call sometimes), more important based on our experience, last time, ended us sold our previous property less than our asking price, and bought our current property more than the asking price. However, it also could be simply we listed our last house higher than the market price, and the house we bought which was listed lower than the market price. Ironically, I personally consider determined the price higher than the market is also considered alarm as a good realtor, right? Anyway, we have no complains about her, she is a friend.

    This week, I started to do some research, then I found out that we can sell our property on Zillow and Redfin, but we are really not sure if this is safe. Thinking about that the property is one of our most important assets in life, we really don't want to take any risk. Accidentally, my spouse told her father about we may sell our property online with further explanation that there is still going be a real licensed realtor from Redfin, but her father still almost "faint", he called us many times yesterday, strongly thought we will be fooled. Then, we got the called from our last realtor (clearly, my father in law called her), she told us Redfin and Zillow are stealing our data, they are not the real realtor, she is, then became aggressive. Then I told her that we will do more research before the decision making.

    How do I purchase a home if I need to sell two homes to fund the one?

    My mother in law passed away and we will be selling her property and split the funds between the siblings and I also want to sell my property. I know in order to buy I need to be at least under contract but I am not sure if I can time everything perfectly and be under contract on both homes at the same time. This is why I was thinking about looking at rentals but there's nothing in my school district and I have kids that I want to remain in the district. There is however tons of homes in the area for sale. I would like to be able to buy. Is there a way to make that happen?
