Why are people so discouraging to newcomers? Posted: 01 May 2021 06:28 AM PDT I am a 19 year old, brand new realtor in Colorado. In all honesty, I don't look much like a realtor. I look like any normal 19 year old.But I hold a brokers license, and am ready to learn this industry inside and out to say other people have been discouraging is an understatement. My personal sphere has been INCREDIBLY supportive, but other brokers have discouraged me since day 1. I have had several incidents not as bad as the one I'm about to share, but this one the other day kicked my butt. Let it be known that my brokerage has also been supportive, with one exception. This following agent was from a different brokerage. The other day, I was doing an agent preview on a house. I have been doing a ton of these each week, to get comfortable with the lock boxes and the current available market. i set the preview online, where The listing agent then had to approve it, which she did. The property wasn't occupied so I assumed it wouldn't be a big deal. When I got to the property, she showed up (which she didnt say she would). This old lady could SMELL my newbie blood. The next 30 minutes were HELL. She followed me around, essentially verbally harassing me. Telling me no client would want to buy from someone who looked so young. Telling me she was going to report me to our realtor board for not wearing gloves (I checked, it's not required here. She also said nothing about gloves in the Showing instructions). But oh man, when she heard I didn't actually have any clients for her property, and was viewing it for my own benefit, she got even meaner. When I was done with this preview, I got in the car and started sobbing. I haven't had someone blatantly disrespect me like that in so long, and while I have fairly thick skin, this time broke me down. Ever since that incident, I have been too anxious to set another preview, or even pick up the phone to prospect. I mean really, was I crazy for thinking I could be successful at such a young age? The entire reason I chose to be a realtor was because I thought I could find success at a young age, provided i worked the hardest, made the most sacrifice, and became the best. Posted: 01 May 2021 12:02 PM PDT I get that it's a stressful situation for people and their emotions get riled up but it's like running an adult day care. I'm not these peoples therapist nor did I ask to be. When I'm working with a 45 year old man and he starts throwing a temper tantrum because the listing agent isn't answering a small, non detrimental question on a property on a Friday night, it blows me a way. This is just a small example, it's not necessarily about being "selective" because this is just a pretty general theme in real estate that I always find intriguing. In my experience - it's usually ALWAYS my buyer clients that are the neediest, impatient, complainers, etc. Ego has always been the biggest killer of MOST deals I've been in. Is there a way to curb these things from happening on the front end? Or a way to detach from our clients emotions? What's the forums views on this? [link] [comments] |

Question I have about social media content Posted: 01 May 2021 11:29 AM PDT So lately I've been seeing a lot of agents on social media (Instagram, Tik Tok) give off the image that they are high-end/luxury agents by posting walkthroughs/pictures of OTHER agents' listings. I'm a newer agent so maybe I'm just ignorant on this but is this common? I saw one yesterday where this new looking agent had a video walkthrough of a $4m house and I looked his name up on the MLS and his only career transaction was a $800 lease. Are these people having to ask permission from the listing agent or listing broker to advertise their properties or is this so common that's everyone is okay with it? Does anyone do this? Our house specs: -3bedrooms, 2.5bath (With finished basement that counts as 4th bedroom) -2200sq ft -0.24 arces on wooden lot in neighborhood with no HOA -1970s contemporary built -All updated kitchen and bathrooms -New flooring throughout. -new HVAC -new hot water heater Our neighbor 5 houses down sold for 331k in March: 3bedrooms 3 bath with finished basement 3600 (Ranch with basement) -0.5 acre wooden lot -nothing updated, all original Another neighbor down street under contract 300k right now: -4 bed 2.5 bath -1900 sq ft -0.62 acre lot -some updated features Another neighbor down the street sold for 300k in feb: 2200 sq ft 4bed 2.5 bath Similar Updates as ours In another neighborhood on market currently for 360k 3bed 2.5 bath Unfinished basement 1824 sq ft 0.5 acre lot -similar updates as mine Seems like the numbers are all over the place.. how is comps determined? Is there a site where I can order such tasks to be completed? Basically, I can send the bandit sign to be posted to their address and I pay them based on hourly or the number of bandit sign posted. The only time the sellers want to do showings is the weekend. The seller is under contract to buy a house and if he doesn't sell his home within two weeks we may be in a situation where he could lose his money he put down under contract (aka escrow money). The seller wants to know if we should do an open house on mothers day. I said if someone is checking the house on a holiday they are probably very serious buyers. Should we do the open house on Friday and Saturday or Saturday and Sunday (Sunday being mothers day). What do you think would have better results? [link] [comments] |

Actually 2-3 bedrooms would be great for my family of 3. I live in N. AZ. I currently have about $8k saved up. I know that isn't a lot. My husband is unable to work due to physical disability and is not receiving any income. I also have pretty crappy credit. But I still dream of buying a home. I was just curious what you think. I was just like, lololol Edit: guys, I get that there are harder jobs in the world lol. I have also worked harder jobs, but that doesn't make this not a hard job. It can be very exhausting mentally. What’s with all the hate for Keller Williams? Posted: 30 Apr 2021 12:18 PM PDT This is a genuine question, I am very curious. I've only been licensed for about a year and I signed up with KW because a lot of big time real estate investors who I admire (Bigger Pockets folks) were / are KW agents and always had great things to say about it, especially as an investor who isn't necessarily trying to be a full time agent. KW is known in the investor community as the most "investor-friendly" brokerage. So far my experience has been great. Everyone at my local office is very friendly and welcoming, they have a "productivity coach" who is always easy to get a hold of and basically just helps new agents figure things out. They have tons of free classes you can take if you want to. The tech they use is pretty good and there just seems to be a lot of resources for agents to use. At the same time though, nobody has been pushy about anything. Seems you can be as involved as you want to be, but they don't have very many requirements if you want to just do your own thing entirely, take advantage of the resources that benefit you, and slap the KW brand on your business cards. There was a post earlier today that blew up (I'm sure many of you saw it) and EVERYBODY was hating on KW in the comments lol. What's the deal?? Where's the downside? Again, I am not trying to get into an argument with anyone, I have no ties to KW emotionally and I really don't care if people don't like it, I'm just confused and would love to know more about why ppl hate it so much. Tips for cooling down sellers unrealistic expectations in today's market Posted: 30 Apr 2021 06:41 PM PDT The bulk of my experience is in distressed, off-market properties but occasionally I'll work with retail sellers as a broker. I'm curious how other agents deal with situations where a seller has unrealistic expectations about how much they will be able to sell their house for? I'm working with an acquaintance who had listed their house with me a few years ago but took it off the market after a short time due to an unexpected change of circumstances in their family, now they're ready (again) to sell but are thinking a bit unrealistically (IMO) about what their house will sell for. I'm looking at very solid comps at $135/sf, max $141/sf within the past 6 months, which would put their house in the mid $330k's. In talking with them, they are expecting it to sell in the $375-400k range based on what they've been seeing online and what a neighbor who's a Realtor told them. I'm grateful for their loyalty and of course want to shoot for the moon, but feel like I need to bring them down to reality... I don't realistically see this thing fetching more than $350k based on comps and factoring in a little for increasing demand and decreasing supply. What are your favorite ways to bring sellers back to reality without killing their excitement? [link] [comments] |
System for keeping track of transactions? Posted: 01 May 2021 01:11 AM PDT Im having trouble keeping track of small outstanding to dos on transactions, anyone else struggle with finding a system?
My issue is that as we get busy, each transaction always has small to do items that can't be accomplished right away for whatever reason (like sellers need to hand sign a disclosure but are out of town at the moment), and they just pile up in my head and lost in my property notes or transaction spreadsheet. Around august the agent that I made the purchase with started sending me frequent emails asking me if I was interested in selling. At first I jokingly replied "the ink isn't even dry on the paperwork" but now I'm getting them almost weekly and have stopped responding. She keeps saying in the email that my house fits several of her clients criteria and she thinks I could get a a significant amount over market value. I waited years to find my perfect house and I have no interest in letting it go for anything less than an obscene amount of cash. She is really starting to annoy me. Is this a common practice or could I just be on an automatic emailing list? I have asked her to stop with the emails and they do for a bit then she starts back up again. [link] [comments] |
My future plan and asking for advice Posted: 01 May 2021 12:02 AM PDT So briefly I am from thailand currently 16 year old about to be 9grade however cause got depressed and drop to recover for 2 year and so I lost 2 year and now I have to plan faster than everyone also my family having money problem so it even more urgent for me to decide quick My current plan 1. Finish 9 grade 2. Either go for 12 grade or start to prepare for join broker so I can start laying foundation earlier 3. start credit card to start build credit score at age of 18 and start to invest in index stock and dividend the faster the better 4. Join broker but if my family money become bigger to the point I can't afford one year expenses I have to either get part time job while also study about real estate or get a full time job while study real estate as a part time Biggest goal currently is build up passive income for future retirement around 30 year old. While enjoy the journey toward the goal Question 1. Can I really start without graduation because when I research about it in thailand job it always need at least bachelor. (Edited : [solved] it for leverage so need bachelor so in theories I don't need but it will make finding a team for first time experience harder) 2. I need to be efficient with my small marketing budget of $1000/month. What is the most efficient way to get exposure? I did buy 20 shared realtor.com leads for $1400.. don't think it was efficient though. I'm also using opcity, but everyone on the app can't afford the area I'm in 300-400k with their $100k budgets.
