I just needed somewhere to post this anonymously so I don't look like an asshole on social media but this hurts. losing a lot of sleep over it. Settlement Gift for a Non-Drinking Client in the MMJ Field Posted: 27 Mar 2020 10:01 AM PDT Hey gang- I know we're in weird times, but I'm facing a tiny issue where I could appreciate some input. I have an upcoming closing (knock on wood- thanks Corona) and wanted to get my fantastic client a closing gift. He works in the Medical Marijuana industry. I typically go with a nice bottle of Champagne, but I know he's not a drinker and is an avid "cannabis-enthusiast" (all legal and above-board, mind you). We were friends prior to the transaction and I expect to be after, too. Is it unprofessional for me to get him a gift of some cannabis paraphernalia? Something he'd actually use and appreciate. Posted: 27 Mar 2020 02:13 PM PDT Just got off a zoom call with lenders here in the Sacramento area and I have just been informed of an update that occurred just hours ago: Specialty loans such as Cal HFA and ITIN loans have been suspended. VA (suprisingly) and FHA have raised their credit requirements to 660. Conventional is doing well. From what the lenders discussed, the requirements change as a last resort before they start suspending. No official statement yet, but lender partners seemed to have received an email. We can have the dialogue of hows everything going and demonstrate that in a public health crisis like this, we the professionals, are ready to adapt and overcome challenges in the market. Advice Needed - which realtor to use? Posted: 27 Mar 2020 03:00 AM PDT My husband and I were looking to buy a house since Thanksgiving. We were using a realtor, we can call her Sally. Sally went with us to 3 listings, none of which worked out. Sally is also pregnant. Once the corona virus started becoming a major issue in the United States, Sally said she couldn't do anymore listings. We asked how things would move forward if we found a house we liked and we essentially got the run around on an answer from Sally. I told Sally we'd just play it by ear if we found something we liked. Now it's two days ago and we found a house we wanted to see. We weren't even sure if going and seeing a house in person was an option. We scheduled a tour through the Redfin app which automatically assigns you a realtor. Now we want to make an offer on this house and we aren't sure which realtor to use. Can anyone offer any advice? We don't wanna screw Sally over but wouldn't it be odd if we put in an offer on a house through a different real estate agent than the one who showed us the house? [link] [comments] |

As a buyer, can I save money on a realtor? Posted: 26 Mar 2020 06:46 PM PDT My wife and I are looking at houses for $750k to $850k. It seems weird to me that with the internet and how easy home shopping has gotten, someone is making 2.5-3% of my house value when we buy. If we didn't need a realtor to actually go and look at a house that we thought we wanted to buy, I don't think I'd use one. My wife and I know exactly the type of house we want, and the exact neighborhood. I'm just waiting for the right house to come along. I understand that the buyers realtor fee is more-or-less "built into the price of the house", but at the end of the day, as a buyer, is there anything I could do to pay less / save money?
