Starting own real estate company to keep all my commission.... Posted: 22 Mar 2020 10:38 AM PDT I might have a potential opportunity to keep all my commission & need some professional guidance. I have a situation where my current client (he is the Uncle of a family friend) is retired but kept his Brokers license. He didn't use it for his main job, but rather having this license was just easier in his engineering job that he had. He proposed that I put my license under him, and he would name the real estate company whatever I wanted. And he wouldn't charge me a commission. I would obviously still need to pay my fees to MLS and have to get a new web sight and find a new CRM etc. But what else am I not thinking about? I don't know the proper way to start your own real estate company and don't know what resources to look into. What things do I need to consider, and is there any books, websites other businesses that could help explain the process in setting this up? What's a good starting point to start researching this? I don't want to jump into anything without knowing what to expect. Thanks for any guidance and direction you can offer. [link] [comments] |

Illinois Managing Broker qualifications Posted: 22 Mar 2020 09:22 AM PDT Hey everyone. I am applying for a reciprocal license in Illinois and wondering what to expect in terms of actually getting a license. Are there specific courses that are mandated by the Division of Real Estate? I ask because the company I work for is opening an office in Illinois and need a Managing Broker. Since I am their MB in another State they asked me to get an Illinois license. I passed the exam and sent in the application, the check, fingerprints, and license history from where I'm currently licensed for the last 30 years. What else do you think will be needed? Unemployment for real estate agents amid COVID-19?? Posted: 21 Mar 2020 02:28 PM PDT I was wondering if anyone who has now stopped showing houses and what not do to the coronavirus has filed for the emergency benefits that are set in place for people that are no longer able to work. I know if you really wanted to go show homes to people you still can in a lot of places but where I live (WA STATE) we are beign told to stay home... Real estate is not an "essential" business as of right now and I am wondering how to get more info on whether I can qulaify for these benefits because I am no longer generating any money directly due to sheltering in place as advised by our Gov. 100 percent commission brokerages for buyer's agent Posted: 21 Mar 2020 09:20 PM PDT Newly-qualified RE salesperson here (I just passed my exam). As I look around for a brokerage, I've started learning about the "100 percent commission" brokerage, where you pay a fee per month or per transaction, rather than splitting commission based on percentage. I understand the pros and cons. However, everything I read about these 100 percent commission brokerages make me think they apply for when you are the SELLER's RE salesperson. Some of the websites talk about the flat fee "when you make a sale" or something. But, real estate salespeople can also act as the buyer's RE salesperson. So - do these 100 percent commission brokerages have the same flat-fee structure regardless of whether you are the buyer's or the seller's real estate salesperson? Or does it only apply when you are the seller's salesperson? [link] [comments] |

Posted: 21 Mar 2020 01:31 PM PDT Currently, lenders are recognizing the situation, in addition to being swamped with loan applications, and have started agreeing to longer COE dates. Instead of 30-days, I have started seeing 45-day and 60-days, have you seen anything higher? My current buyer loves the idea, since it gives 45 more days to see how the current crisis develops and is willing to lose earnest money if needed. [link] [comments] |
