    I am working as a property manager for a commercial investment company that manages it's own portfolio. Because my employer owns the property I manage I am not required to be licensed. However for professional growth and knowledge I am currently taking a self-paced pre-licensing course and hope to take the test this year. Once I earn my license I will need to "hang" it with an employing broker for 2 years. My employer does not have an employing broker and does not plan on having one. My coworkers who are licensed have all let their licenses go inactive with no broker attached. My question is, as long as my current employer allows, could I hang my license with a residential brokerage? My long term intention is to continue with my current company as a commercial property manager, but do residential sales or my own personal investments as a side hustle. Is this allowed? I'm in Colorado, btw.

    Would realtors be interested in this service?

    Good morning realtors, I am an engineer in a manufacturing facility, and as part of my job I utilize 3D laser scanning to develop as built drawings of our factory. I know that virtual walkthroughs are fairly common already with listings, but would it be beneficial for you guys to have a service that produced both a virtual tour and a floor layout of the home? The equipment I use is overkill for just a virtual tour but could easily be used to create floor layout drawings of homes.

    Edit: I was unaware of the existence of matterport, what I'm doing is very similar, just using software from Autodesk. Do you guys do this in house or contract this work out? I was think more along the lines of offering the service to realtors on a contract basis.

    Corona Frustrations

    I am a Realtor in WA. We have been given a LOT of tips. Try to use virtual tours and 3D to reduce showings. Screen showings to ensure buyers have pre-approval letters. Provide hand sanitizer if possible. Wear gloves and masks if possible. What are Realtors in WA doing? Well...lets put it this way. I offered to use my 3D camera for free. 40 new listings went up in the last 3 days. None have a 3D or virtual tour. None of them ask for pre-approval. None of them are taking ANY precautions. At least none that I have gone to. I think we are going to get shut down, and honestly, I think we deserve it. The folks up stairs can only ask us nicely so many times. I wish the MLS or NAR would step in and make people perform better before they cost us all our jobs.

    Is anyone getting direct orders from their brokerage?

    So my state goes lockdown as of tomorrow. I read the executive order, and I have a general idea of how it effects my business. But no one seems to have any specific information for me - is this happening to you?

    For example, Appraisers are essential in my state. What about home inspectors? Showings? Looks like closings are okay, but what does that work practically? I am already quite stressed and anxious in general, and this lack of specific info is not helping. Nothing from title companies, brokerages, my state board, my MLS...

    I can make decisions and advise my clients, but it's a lot of pressure to not screw it up, either by being too permissive or too restrictive.

    Guess who signed a contract with Zillow Ads, 3 weeks before the Coronavirus hit?

    This guy!

    So as luck would have it, I signed up for Zillow ads about three weeks before we started feeling the hit of Coronavirus. I'm in NYC and all the leads that I had from ZIllow and elsewhere, have said they're waiting till something changes or just stopped responding entirely. I don't see this getting better in the next 30 days or even 90 days, I think we're 5 months or more away from being able to go see a bunch of homes with a serious buyer.... 5 months, coincidentally, is when my contract with Zillow expires and I have the option to stop paying them. Ouch.

    They have cut our bill in half next month, which is nice, but, honestly this could severely bleed me dry and could put me out of business entirely. Whereas, their corporation will probably get bailed out by my tax dollars....but I digress.

    Has anyone had experience trying to get out of a ZIllow or similar contract? Isn't this force majeure or an act of God, or something else that might get me out of this 6 month contract that I'm 1 month into? I am also fine putting my ads on hold and trying again in July or whatever.

    Or do I just have to pay them while the whole industry seems to be on hold? Perhaps I'll go work at an Amazon warehouse, with all the other small business owners. Or maybe try to sell the leads to someone else who wasn't so unlucky and figures out a way to work?

    Any way to pause realtor dues for now?

    My brokers monthly tech fee, Supra eKEY, and mls dues are costs that I could save right now. Because of the virus, I can't even do my job. Is there any way I can pause my membership until I can go back to doing open houses and such?
