    I got my license in the beginning of March. I sold my first house last week. The thing is I had 3-4 people ready to buy/sell but they decided to not move forward with the unknown circumstances right now.

    Here is where things get tricky. My old job is now really hurting for assistance. They asked me if I would be interested in coming back. I know I will be successful in real estate... but who would have seen a pandemic coming? I am a bit embarrassed to go back to my old job but I want to make sure I can help support my family. Unfortunately, I cannot do real estate part time and this job or else this would be an easy decision.

    I don't want to run at the first sign of hardship but given the circumstances I don't think it is a bad idea if I have the option. What are your thoughts? Am I giving up too early?

    Brokers License and Unemployment

    Hello,

    I NJ, to get a brokers license you need to work for 3 years straight as a realtor. Turns out, they are allowing us to collect unemployment (i believe). If i file for this, will this count as a gap in my 3 years straight and disallow me from getting my brokers license for another 3 years? I will still be actively working as an agent - but the way i hear it works is you can collect unemployment checks for weeks where you dont have a house close and then if you have one close that week u dont get an unemployment check.

    Unemployment for real estate agents?

    I know this question has been asked, however, I was looking for any advice someone might have.

    I live in WA state and as of last month, I am no longer an agent (great timing huh). As per RCW 50.04.230 I cannot claim unemployment as an agent and I must have been employed for 680 hours somewhere else to claim this benefit (reasonably so).

    Normally I would have no issue with this except I am still employed at my current job, cannot work because of the virus, and cannot claim benefits because of the above information. I'm hemorrhaging money. The only thing I can think of is to quit my current job I just got and work for a business that is still allowed to operate like Safeway? Thanks guys.

    Mortgage Guidelines Tightening - Are you losing deals right now?

    Been talking to a few realtors and they are saying because of the market changes they lost a few deals because their buyer no longer qualifies due to credit score or debt to income changes from the lender. What are you experiencing?

    Buying new construction that I located on my own. Is it rude to find an agent to represent me at contract signing and rebate 80% of the agent commissions?

    I currently don't have an agent, and haven't used an agent in this process. The builder pays a flat $15,000 to buyer's agents but does not discount the price if no agent is present.

    With an 80/20 split I'd be paying a realtor $3,000 to attend the contract signing, and to rebate me the remaining $12,000. Sounds like a win/win to me.

    Would you be insulted if a new client called to make that offer?
