    With almost a complete standstill in the real estate market, I see friends still getting paid by their companies and working from home. A lot of them haven't experienced any changes in their salary.

    Does anyone regret becoming a realtor when there are so many easier ways to make money?

    Taking Advantage of the Situation

    Hey fellow Realtors,

    Have any of you taken the advantage of the situation we are in with purchasing a 360 Camera for virtual tours ? If not, why not ? I think it a good excuse to learn how to make virtual tours and it would be a great service to provide to any listing right now if they don't provide it already.

    Questions to NY Realtors

    I will register in a real estate school online to take the salesperson course, but before I make a payment, I want to ask some questions about this school, I can ask through the direct message because I don't think that I can put its name here (it will be like an ad). Besides, I want to know, in case I become a NY realtor, can I do transactions in Manhattan? I know I can I do all over NY state, but I think there some requirements for Manhattan.

    Having a tough time finishing classes

    Ohio license class, taking all online. And I've sort of "stalled." My desire to become a realtor is still very strong but I am having a tough time with the classes. They are very repetitive and I feel like I'm just sort of going through the motions.

    I'm around 40 hours done of my 120 hours.

    For those that have completed the classes/went through something similar, any advice on how I can push through this wall? Perhaps a book or something I could read to motivate me to finish? Thanks!

    Quitting my firm

    I will be leaving my firm very soon. I use the email address that my firm gave me. How can I get these emails transferred/copied etc, because I'm assuming as soon as I leave I won't have access to that email address anymore. What have you done when moving to a new firm?

    Question about getting then retiring my Real Estate License

    I searched through the Newbie Megathread and didn't see anything about retiring licenses, but I hope you'll forgive me if I overlooked it.

    Last year my wife and I have decided to get our real estate license. We did the classwork online and we both passed our exams. My wife got her license first and is working at an office in Georgia, but the main office of that brokerage is in Tennessee.

    Unfortunately we didn't research very well before diving in to all this. We realized a bit late that there are some really hefty entrance fees plus ongoing monthly fees when you want to work in real estate. That's good in a way because it meters the competition a bit, but she's already paid close to $2000 so far for MSL, NAR, E&O ins., and then GCAR which is is a local affiliation, plus licensing in TN and GA and background checks for both states. There's also a monthly app fee for the lock boxes and the $200/mo desk fee (which I've heard is cheap :/ )

    We're not making enough money right now for me to justify applying for my license and paying all those fees again. Even paying $440/mo in desk fees app fees for the both of us would be impossible at this point. The problem is, I have to get my license within 6 months of passing my exams and that date is fast approaching. I don't want to waste all the time and money and stress I've already put into getting to this point, but I can't afford to go forward either.

    My question is: if I get my license and then retire it right away, will I have to pay all of those fees (MLS and E&O ins) before they'll let me retire it?

    I asked my broker (my wife's broker, the broker I'd also be working for) and she said she would have to find out. She said if I do it wrong, it could cause me to have to pay fines to the Tennessee Real Estate Commission when I decide to reinstate my license down the road.

    Also, we have seen ads for companies that say you can keep your license by affiliating with them and pay like $100/year so you don't have to pay monthly fees and all that. Are those legit? I really hope it's not considered promoting a business to ask that here but we don't know if it's a scam or what.

    Any help would be appreciated.

    Question about criminal history on real estate commission application

    I'm about to start a prep class fort the license in Oklahoma, and the application for the license is asking me "have you ever been convicted of a crime? Please list all misdemeanors and felonies on a separate sheet of paper)." Of course, we all have committed a crime. I've had my license suspended in Alabama like a decade ago, and had a speeding ticket I think twice in Oklahoma. Is that what they're talking about?

    I paid the fines and sure as hell haven't kept any records of them, and can't find them online. What should I do? Hope I'm not violating any sub rules with this. Thanks!

    Rant: first deal to blow up.

    Just got off the phone with the listing agent for property that my client loved. 3/3 townhouse in my area (FL) is very rare and for the price a bargain, 190k.

    My clients wanted the the seller to pay their closing costs, just about all of it and the seller did not accept.

    I blame myself for not being better at this and at not communicating better with the seller. I blame my clients for being dumb and not recognizing a good and fair deal.

    The sellers agent said in our last conversation, that he had no confidence in my ability to hold together a deal. Also said that he thought my clients are idiots and I wanted to agree with him.

    Does it ever get any better? Can I agree with the other agent if they call my client dumb?

    TLDR: New to all of this, sellers agent said I suck at this, my clients are dumb.
