I have never been consistent with Tweeting, Instagram, etc. Do you think there is a return on the investment for the time it takes to brand yourself consistently on social media, every week year after year? | Should I hire an inside sales agent? Posted: 12 Apr 2020 08:50 AM PDT I employ one VA in the Philippines who cold calls for me. I'm thinking of hiring a second cold caller and a local inside sales phone lead nurturer to follow up with the leads. The VA's cost approx $500/mo each. The lead nurturer I'm not sure how to pay? Commission, hourly + commission? What does this community think? Will this be worth the effort and expense? [link] [comments] |

| Questions about what my options may be regarding a lease. Posted: 11 Apr 2020 11:56 PM PDT Hey, newer agent here and I had a question about a recent lease I showed. I had some clients contact me about looking for rentals in the area and so I had sent them some properties online from the MLS and we went and checked some of them out. The following week we went to 2 more and they decided they really liked one. I called the listing agent for the Property Management Company (First Key Homes) while I was in the home with some questions about taking possession and how the application process would work. She explains the process and says that first things first the clients would need to fill out the only application themselves and then if approved they would either be able to sign the lease and take possession or keep looking at other properties with the company and that application would work for those as well. So I tell the client and say that if that's what they would like to do I could help them fill it out or if they would rather do it later at home than I could help them over the phone if that would be easier. The applications are super easy to understand so they ended up doing it that night from home. I told them to let me know once approved but in the mean time I would keep checking for new listings as well as call the utility companies to see what the monthly average was on the property they liked. So I get them the utility info and that evening I get a text saying they are approved and they went ahead and signed the lease. I was surprised but also had never dealt with leases before so I wondered if maybe this was a common occurrence from a property management group. Anyways, I contact the listing agent who is also now listed as the buyers agent on the MLS and she said that once my clients took possession, I would receive an email from someone about claiming my commission. This occurred about 3 1/2 weeks ago. Well they took possession this past Monday and I had heard nothing all week so I sent an email last night but still nothing. I figure I can call the company on Monday to see what the hold up is but I'm still nervous that she will try to deny my commission. I'm in Indiana and I'm very confident that I was the procuring cause of the lease but should I be worried or is this normal when working with a Property Management group? This would be my first official transaction so I was very excited when this all happened but now I'm kinda nervous 😬 So if hypothetically she tries to ghost me or deny my commission, what would my recourse be, if any? Im going advertise to the agents, brokers, and property managers in my area and want to know the best way to do so? What would be the best or most favorable way to make contact with you and make you call if you were in need of my service? [link] [comments] |
| Listing/Buyer Agent Commission Posted: 11 Apr 2020 12:55 PM PDT Does anybody not evenly split commission on their listings? Like if you got a listing for 6%, do you take 3.5% and offer 2.5% to buyer agent? If you do, why? [link] [comments] |
