    I'm a semi-new agent (2 yrs.) working in a smaller market with a combined population of around 60K which includes some smaller towns around my city (within a 20ish minute drive).

    I've found many useful pieces of information that are made by agents in larger markets with more demand, more people relocating, etc. but nothing really for someone in my position. Right now, for exmaple, we have 2 FSBOs in my town, and about 10-20 total within a 20 minute drive.

    What would you recommend?

    Has anyone taken Graham Stephan’s The Real Estate Agent Academy?

    I really enjoy his YouTube videos and am wondering if the course is worth the money ($497). I should have my license by August and I'd like to set up a detailed plan for what I need to do after I have my license.

    Am I too early in my career to move into CRE?

    6 months into my career. 6 leases and currently have 1 listing.

    The more I read about commercial real estate, the more I feel it would fit better for my personality. I like residential, but I'm not very good at being "salesy". I love cold hard numbers and facts. Either it's a good deal or it's not. I like the idea of working with investors and businesses vs overly attached sellers and unreasonable buyers. I've been told CRE is more corporate and formal than residential, which I like. I know the deals are more sparse but the commissions are way higher.

    If anyone is willing to give me real, blunt advice, please do. Don't be afraid to tell me anything. Am I being stupid? Should I stick with residential?

    Edit: currently in college doing a communications program. Also in the Austin TX area.

    Best way to skip trace for phone numbers/emails? The service I’m using only has about 25% of phones per record available to purchase

    Hi guys I started recently using property radar as an agent getting started. I want to focus on small multifamily property in Los Angeles and right now I'm gathering some lists on out of county owners of these properties. I have about 400 properties to get numbers on in order to cold call or cold email, but PR only has numbers on a small handful.

    So at the moment I'm googling every owner and finding this information online, but it's taking 5 or so minutes per record, and this is to find numbers I'll have to confirm later when I call. It's not a great use of my time.

    What are the best paid services to skip trace folks, accurately ? I can't spend another 40 hours doing this when I could be working on other things and being on the phone dialing.

    Joining a team or start on my own

    Hi, im 27 years old, did alot of sales job in my live with a halfway done bacchelor degree, I just move into a big city, which is montreal. Finished my courses to become a real estate agent, but I don't know where to start.

    Joining a team: I will have buyers leads given, coaching by a team, and seems like a 100k wont be too hard, since everybody is making 100k brut. I will also alot less administration work to do.

    Working solo in an agency: Well I can build my trade mark, but I don't know alot of people in this city, so it will be pretty hard to start. I have the freedom to choose the case I want to represent( if I will have some...).

    What documents do I need to represent myself? (Maryland)

    I'm looking to represent myself as a buyer in my first transaction ever. It is a short sale that is selling as-is. I am looking to replace buyer compensation with closing cost assistance. I am also looking to have a financing and inspection contingency.

    It isn't necessarily a hot market, but I would consider this a crazy deal and I would like to offer ASAP. They are requesting 3-4 months for closing, which is actually preferable for me, but I want to get it under contract. Can I add the inspection contingency as a method offering sight unseen so I can still pull out my earnest money?

    Also, what documents are necessary for me to represent myself, and get through this process? I have purchased a home with cash prior to becoming an agent so their was lots of signing of papers. Now that I'm and agent, is it as simple as sending an offer to the sellers agent, no other documents necessary?

    Animal Smell in house- Help!

    I got my licence at the end of February just before things ground to a halt. I managed to squeeze in a few open houses before they stopped and one of the leads came through a few weeks ago and ended in a listing. Its an older house and needs a bit of work. One problem- the dog smell is overbearing in the house. I've had 2 showings and they both commented on it. My client is an older gentleman with some health issues and I don't want to upset him. Anyone handled this without saying "your house smells"

    Just got laid off permanently and am thinking of taking this time on UE to get my license in California. We live in the desert area so lots of outside money coming into the market.

    Would anyone advise against getting a license now?

    How long to write up an offer?

    How long does it take you to put together an offer? It takes me at least an hour. I feel like maybe I'm doing it the long way. It gets frustrating when clients wants to put the in a low ball offer that I know will get a one word reply "declined". Doing all that work knowing it is a waste of time

    Northern Virginia Realtors, what are you telling your buyers in regards to home inspections?

    Specifically, North Stafford and up. With Amazon HQ coming, it seems as though the inventory has gotten incredibly limited. Homes are going off the market in days. We had a home inspection earlier today, and while there were no major issues (nothing under systems, structure, or safety), there were a few mid range items the buyer wants to ask for. My mentor told me that if my people want the house, they need to just roll with it. Another broker I'm closer to up in Dumfries said with how insane things are, short of major items, he's advising buyers to move forward w/o repair requests if it's to the tune of $1,200-$1,300 in handyman work.

    So, are you seeing this strong of a seller's market, too?

    First Deal As An Agent - It's Commercial - HELP

    Hello everyone,

    I am an agent at a boutique residential firm in a large TX market but I have a background in CRE (RE degree, CRE appraiser 1yr, CRE retail investment sales analyst 1yr) and I have my first CRE client that I have the opportunity to work for. I have kind of branded myself as the CRE guy at my firm even though I am just starting out in sales and have not completed a transaction of any kind besides a couple of home leases. I am very eager to break into CRE as an agent but now that I have my first deal coming to me I feel I am in over my head since I don't have anyone to really coach me through this within my firm.

    I was hoping you guys could give me some pointers, a walkthrough, checklist, resources on this, or advice on how to handle this client and make sure I do a great job for him.

    I appreciate any responses you all are willing to provide!

    Is the idea of "fiduciary" complete nonsense?

    Preface - I have my salesperson license, but don't intend to activate it (was more for my personal knowledge / help make better investment decisions).

    So how is having 2 agents even necessary? Apparently everyone stresses the importance of your agent having a "fiduciary duty" blah blah.

    But if a potential buyer does all his/her research, is confident they have all possible information, and has an absolute price in mind (of which he will not commit to anything higher), how the hell does having an agent add value here?

    Perhaps I'm missing something, but can someone clarify for me. Thanks.
