| Any suggestions on getting clients for a failing agent? Posted: 27 Jun 2020 12:25 AM PDT I am 1.5 years into real estate and have had ZERO deals in 2020 so far and only three deals last year. Open houses and working my sphere are not working for me. I am looking for suggestions (other than quitting) on how to get clients quickly and without spending a lot of money. What do those of you who are successful do to lead generate and successfully get clients from it? [link] [comments] |

We're planning on moving out of state by next year in June. I was wondering how people get jobs out of state and almost immediately get a home afterwards. How does that process work? I thought for a bank to give out a home loan they'd need to see you have that job for at least 6 months? I'm also a veteran and have my VA Home loan and wonder if that loan is anymore different that's regular loans? [link] [comments] |
| Tips on getting over clients offer not getting accepted. They're really regretting it Posted: 26 Jun 2020 01:15 PM PDT Just as a backstory, my clients found a home they liked. We knew it needed some work but they were fine with putting a good amount of $ down into improvements. We get into negotiations, only offer on the table at that time. Get close to sellers amount but buyers wanted to stay firm after going up almost 40k from their original offer. Sellers came back and said they had another offer and proposed a diff amt (not much more than what my buyers offered) for my buyers and that if they accept that the house is theirs. Now here's where I feel bad, I thought the agent was bluffing since she came back for just a bit more than my buyers offer after there being no offers or another interested party this entire time. I conveyed that to my clients but also told them at the end to take some time to think it over, it's not much more than what they offered so whatever they decide is what I'll say ofc. They decided to stay put at their other offer and lost out on the house. Hoping it comes back on the market but feel bad that they lost out because they assumed what I told them was a possibility. I have bought a couple different versions, one plastic type from staples & metal. They are ok not great. Does anyone here have the kind with the lights? That said, I come here looking for help. I've always been good at communicating, and talking to people. I've never had a sales job per se, but my current career has a lot to do with talking to people and building rapport. I've also envied the people who worked like crazy and got themselves a business that they control, and control their career. All that said, is becoming a realtor something you'd recommend for someone? Where do I start? What are some BIG tips for someone looking to start this career? What do you regret? | Sellers Closing Docs Late Due to Poor Communication & COVID Posted: 26 Jun 2020 06:32 PM PDT We were supposed to close on our home in a different state on Wednesday. I received the documents at 7pm (woman at the title company said she received from buyers people at 5pm). This was our first time selling and I don't know the process so I repeatedly asked for what to do. Title company said just to get them back as soon as we could. Nothing at all about urgency. So, I print the next day (yesterday), take to notary and line is out the door. Most have masks on but not all. Kids are in the car so we go to another one and the guy says he can't because he's the only one there (UPS Store) and can't take time away from the desk. Since I received no sense of urgency about this from my agent or title company, I said screw it, and did it this afternoon (the next day). Now I receive a frantic call from my agent that we're in violation of our contract because they don't have it by 48 hours and their lawyers are chewing her out. Any advice on our play here? We're in a different state and were given no specific timeline or instructions. Not to mention, it's a pandemic and everything is a chore. Going to 3 different notaries in one day with kids and crowds was not happening. I still mailed them out within 48 hours of receiving them. I'm really pissed at our title company for not making these instructions clear. If I knew it was so urgent we could have made it work. Still, the sellers agents didn't get her everything (so she says) until after close if business on the day of closing. To me it seems like everyone screwed up but the buyers want the house and we want to sell. I guess their rate lock was only good until that day. But to be that strict about a timeline that quick seems really tough during a global pandemic Any advice would be greatly appreciated!!!! TL/DR: Sellers closing docs are late b/c we weren't told of the urgency and COVID made getting a notary difficult. [link] [comments] |

Also any way to find out if someone died in the fire? That would be a no go. Is the bad juju from having a hole burn down be a bad omen to stay away? Other concerns? Posted: 26 Jun 2020 01:47 PM PDT My 90 hours is now complete so it's just hurry up and wait for the test, which I have to drive nearly 3 hours to take (thanks again COVID). So I've interviewed a few brokers in my area and I have a few more to go before I'm ready to make a choice. Two of them have ranked very high on my list, training opportunities are similar, commission splits are a bit skewed (Cap vs Graduated) from one another but that's not my main concern, office demographics are on par but one is a tad smaller. Neither have desk fees and their sign policies are similar. I also have rapport with agents in both firms so I've been able to get the other side of the story. So if these happen to be my top two in the end how would I go about narrowing down the "winner"? Really I just needed to get this out of my head and project to a knowledgeable audience.
