    Just reached a mutual agreement verbally after receiving an offer yesterday. The buyers offer expired last night, but we came to terms this morning. Can I (as the listing agent) draft up a purchase and sale agreement or do I just send them a counter offer? As in if they sign the counter offer is it still valid?

    Edit: Talked to my managing broker, I was able to just line through their terms and rewrite them with spots for my client to initial and date. Sounds like the buyers are in the process of signing right now so I think we've got a deal.

    How do you target different audiences?

    Was talking to a friend about marketing strategy and the topic of matching audience demographic (age group, really) to the medium/platform.

    How do you target a 30-40 vs 40-50 year old?

    How many of you just go straight to just brand awareness and geo farm?

    Edit:

    Specifically interested in, how do you target /market to these two and groups.

    Say you have a property that's more suitable for a 40+ year old to purchase. How would you market this and try to sell to people in that age group?

    Or do you just wait for inquires to come in?

    Suddenly myself and my family are getting phone calls and texts from realtors

    Does anyone know why this is happening? People are calling my sister in another state about my condo that is not for sale. I have a redfin account, but my home is not linked to it. Im still not sure why they are calling my younger sister who is still in college about a condo in another state...

    Unemployment question for a new agent

    Hey new friends! I got laid off from my construction admin job in NYC thanks to good ol' Corona. I live in New Jersey so I figured hey, I can stop commuting AND stop working for someone else if I take the plunge and finally get my license. Now, two months later I'm in the final steps of activating my brand new license with Exp Realty.

    NOW! I suspect I can continue collecting at least the $600/week PUA (at least until July 31), but what about my regular UI benefit? Am I forfeiting that when I sign my ICA with Exp? Either way, I'm collecting my unemployment from New York (which is where my job was based), but now I'm technically "working" in New Jersey.... Any thoughts/helpful insights?

    Also if there are any other northern NJ agents on here, particularly with Exp give me a shout, I'd love to make new contacts!

    Why are sellers holding off on listing their homes? What is your experience?

    Are your sellers reluctant to list their homes for sale because:

    1. They don't realize the market is even more in their favor than before the pandemic? They've heard bad economic news and assumed it is a bad time to sell?
    2. They don't want people in their home out of fear of infection?
    3. They worry they won't be able to find their next home?
    4. General uncertainty?

    Or some other reason? My frame of reference: markets with low inventory the past few years. I realize tourism dominated economies (Vegas, Orlando, etc.) are a completely different environment. What are you seeing?

    As the title states. We had a sale canceled and I found out through the MLS and it's been radio silence since that happened. How can I approach my realtor in a productive way?
