    Is anyone here proficient in doing short sales and would be willing to lay out the steps, in detail, what it takes to list short sale homes? I haven't had much luck searching the internet for it other than the "here's what you need, go get it" pages and I am interested in learning how to list short sale homes.

    Work at home options?

    I wasn't sure how to title this. I'll jump into it. I'm a realtor who has been staying at home since March. My state is one of the ones that opened up too early and consequently we are having huge spikes in cases, further delaying my ability to go out and market. I honestly thought things would calm down as soon as summer came, but that hasn't been the case. My hot leads I had ended up backing out of buying after the pandemic(understandably). There are many agents in my area still working and some even doing open houses(I am absolutely not comfortable doing an in-person open house during a pandemic for obvious reasons). Now I am sitting here worrying. I feel like if I want to make any money I'm going to basically have to put myself at risk, but being the kind of person who values health over money that's not something I can easily do. People where I live are basically pretending that it is over despite it being far worse than earlier when the lockdown was started. There are some listings that offer virtual showings and virtual open houses,but they are far and few between. For the most part it's just been going as usual with in-person showings, etc.. outside of broker closing the meeting rooms and requires masks of anyone going into the office. (In addition to lower the office fees due to this as well) Because of how my broker has been and how they are handling this I have zero desire to change brokers. I'm very happy with my current brokerage.

    Outside of referrals with agents who are in areas with far fewer cases, what are my options? Before this hit, I was just getting started and very positive. Then this hit and every slowed down for me. As I mentioned, I am part of the at risk population so I don't have the liberty to just mask up and risk it like many people are doing.

    As a full time realtor, this is something I think about daily. When showings homes or hosting open houses, this is always on my mind. I know it's on your minds too.

    Generating Leads in a New City

    I did the crazy, but surprisingly common, thing of moving to a new city to start my real estate business. ????

    I haven't made any super meaningful connections because I moved here and covid/quarantine began shortly after.

    Does anyone have experience or just know of effective ways to "get myself out there" without the cushion of having built-in friends and family to promote me?

    Also, I'm in a midwestern market, for those worried about competition.

    help needed in choosing unit

    Hello everyone,

    I am in a dilemma and cannot choose. I am buying a condo unit in a prime location, luxury building, new construction. I have two options and I cannot decide. I love both of them equally. Please help me figure it out! Your input is appreciated. I am downpaying half, if that's relevant.

    Unit 1: smaller, better hallway and view, less HOA

    - 10th floor (in a 35 stories building).
    - Open air hallway overlooking lounge areas and luxury amenities outside the door.
    - Inside is 740 SQFT.
    - Great layout. Inside is solid, love it. Spacious.
    - Floor to ceiling windows overlook the street that is hustle and bustle (a lot of action, a lot of lights.)
    - West side facing.
    - However, not on high enough floor to have sunset view or city lights view.
    - Price: 799k, HOA 670.

    OR

    Unit 2: cheaper, bigger, no view, higher HOA

    - 12th floor (in a 35 stories building. same building as above.)
    - East side facing. Hallway outside the unit is typical carpeted hallway similar to regular apartments/hotels.
    - This is a corner "cul-de-sac" unit, so there are two other units nearby facing this unit, closely.
    - Inside, this is a 903 SQFT.
    - The unit has a built in peninsula (not an island, but not a table either. It's attached to the kitchen area.)
    - Spacious layout that's identical to the first unit above.
    - Price: 790K, HOA 750.
    - Caveat is that there's a hotel building in front of the unit floor-to-ceiling windows but the streets are visible. The view of the building is half, so not entirely blocking the windows. It's not hustle and bustle, it's the quiet side of the street where nothing happens. This unit feels like it's being left out of the crazy action of the outside world (because of the closed off hallway, corner space, east facing quiet street and hotel building in front.) I think this may be the only reason why it's technically way cheaper than the first unit.

    Licensee Mailing Address: P.O. Box or Personal Address?

    TL;DR With privacy concerns, should a licensee get a P.O. Box? Or "it's not that serious?"

    Greetings! Newbie, here. I'm currently filling out a RE state exam application. However, when filling out the licensee mailing address section, there's this forewarning:

    Business, examinee, and licensee mailing addresses are public information and as such are posted on the Internet and are available from DRE via download, telephone, or written requests. Please consider this when identifying a business, examinee, or licensee mailing address.

    Do you highly recommend getting a P.O. Box to protect one's privacy? Or it doesn't matter, just use personal mailing address?
