I'm in my second year now, and hate my current FT (though steadily paying, and covers all my bills) job. It ties up my entire day, meaning I wouldn't be able to go on showings, or do listing presentations until after 5pm. I have about 4-5k leftover from my taxes last year, so I do have a bit of a slush fund in case I was ever let go or made the jump. My question is:

According to this website NY has reciprocity in CT which is where my client wishes to buy a house. But I'm confused by what the Minimum Qualifications mean when they say " Broker and Sales—current licensure only. (Business and Residence must be in Connecticut.) " All I want to know is can I take my client there to buy a home in CT and earn a commission on the purchase? Or is there some process I need to follow first? Thanks. [link] [comments] |

Depending on the price of the home she wants, she may have to sell one or both. This sounds like a GREAT scenario, but the market is moving SOOOO quickly now, if a home goes on the market, it's gone in a minute. Inventory is tight. If she doesn't see something she wants, she's not going to move, so it's not like she wants to prep her homes for sale. She might only need to sell one. Seems like the timeline is impossible. Also, because there are so many buyers, nobody is taking offers with contingencies. [link] [comments] |
| A realtors opinion on virtual tours? Posted: 23 Jun 2020 10:10 AM PDT In my area there's not one single realtor or brokerage that puts virtual tours on their listings. I have the equipment necessary to do virtual tours and have already done a few but the realtors never wanted to post them on their listings. The tours aren't of poor quality or anything and are easily comparable to any other tour you'll see taken with 360 cameras. To me it seems like the realtors in my area feel like the virtual tours will put people off from contacting them because they may see one thing they don't like and simply move on to the next listing. It seems as if the realtors are concerned the tours will create less interest in a property and will ultimately lead to less clients contacting them for a showing. Do any realtors on here feel the same way? Are virtual tours a bad thing for Realtors when it comes to actually getting a potential client or has anyone found that virtual tours have helped their listings sell? Any opinions or advice on this subject would be great so that I can get a different perspective on how to approach this. [link] [comments] |

| Posted: 22 Jun 2020 04:06 PM PDT I am a pretty experienced agent in the Denver area thinking of switching my license to EXP. I am currently at a smaller brokerage as an employee ( not 1099) on a team, but don't make much per deal and want an opportunity to make more and have more control over what leads I can actively pursue( pick and choose a bit more). I also heard EXP has an option to use their lead system as well? I am also considering KW, but their split is higher and they have a lot more fees, not sure I am seeing the value. With the uncertainty of COVID 19, and the economic impact this might have, is this a bad time to get into the business? I have been lurking on this sub for a while and business seems to be going okay for the majority of you. I am in Canada to be more specific on the area.
