    How much are you considering offering? Comps suggest it's slightly overpriced, maybe $5k over.

    $10k off the purchase price and $12k back in closing costs.

    Okay... but.... they already have a strong offer in and this property has a ton of attention! Maybe consider coming up if you really want it...

    I might end up firing these buyers anyway. One of the parties gets personally angry and short with me every time something doesn't go his way. I'm not a punching bag!

    Contract with Realtor

    New to the whole realm of buying/selling real estate and I have a few questions that I can't seem to find anything about else where.

    1. I am currently signed with a realtor for a city near me. The contract has verbiage such as 'Said city and surrounding areas'. I mentioned to the realtor that I am also looking in another city about 3 to 4 hours away and they said they can give me a referral. Since I am signed with this realtor, do I have to use their referral for the other city that I am looking in or can I sign with a different, unrelated realtor?
    2. This is a bit more specific but im going to keep specifics out of it. There is a house that I am interested in, and a plot of land next to it. This house near to no backyard, and I want to buy the other plot of land with it. However, this plot of land is not up for sale, any ideas on where I could get info for who to talk to? I basically just want the current owner (whether that be an individual or the bank, etc) that I am interested in buying that lot.

    Can I combine an FHA loan with a installment agreement?

    Hi, r/realtors!

    I want to sell my duplex to my good-faith tenant. We've got a purchase agreement for $147,000, but the FHA appraisal came in at $130,000. We appealed the appraisal, but no luck. He has no extra cash now to make up the difference, but has good cash flow.

    Can we combine his $130,000 FHA loan with a 1-3 year, $17,000 installment agreement? Better to do monthly, quarterly, 6-month, or yearly payments? Any other options or resources I should check out?

    Is this etiquette

    I am newer agent and came across a new lisitng with " If listing agent opens doors for buyers, 25% referral fee paid to him from the buyers agent. Vacant, show anytime".

    Is this common? This is the first I am seeing it in my area but seems to be a asshole-ish thing to do and not in the interest of the homeowner.

    (NY, CT) Realtor Help Needed/TV Show Appearance

    Hi Realtors, this is not just self-promotion, I genuinely need help. Trying to find homebuyers with these specifications is like finding a needle in a haystack!

    We're offering a large finder's fee if your clients are selected to film. Additionally, you could have the opportunity to appear on TV as the on-camera realtor.

    I wanted to see if any of your recent clients might fit our requirements and have interest in applying. We are mostly interested in younger couples with young kids, who are outgoing and charismatic. Please let me know if anyone comes to mind right off the bat!

    Applicants must:

    Referrals

    Hi, I am currently studying for my license in Italy (I'm Italian), and all I hear from Realtors is that the business is just about getting homes to sell. I am plain curious how it works in the US, cause I'd have to start by ringing doorbells, call all my contacts and make loads of cold calls until I find a property to sell. In Italy it's not compulsory to hire a Realtor, so the best properties are sold by the owners.. Commissions are about 3% for seller and 3% for buyer. How do you "convince" sellers to hire you?     (NY) Recommendations for online courses?

    I'm looking at a couple of different options and wonder if anyone has any experience they can share. I see there's Kaplan, the CE shop, Real Estate Training Center. Some places are offering zoom classes in lieu of online classes. There's so many options - any advice would be much appreciated!

    Should I become an assitant? Have you had any experience being one? Join a team?

    I'm 18 and have a little under $4k in savings and lost my job due to covid. In the fall I plan to go all in and commit to learning the craft and starting my real estate career as an agent.

    I've been learning as much as I can online and through books, but I know there's also a big learning curve once you actually get your feet wet.

    Because I have so little in savings, I was contemplating an hourly job as an assistant at a brokerage. Solving my money problem & hopefully cutting down my learning curve. (two birds one stone)

    What's your experience being/having an assistant? Do you suggest I do something else? How did you get to where you are now?

    Working together with agent from a different brokerage?

    Met an agent at the Realtor's association on-boarding meeting (both of us new licensees). Stayed in touch and she called on me as she was trying to change brokerage. Turns out ReMax had her sign her life away till November so she can't quit. I'm in another brokerage but we're thinking of door knocking together starting right this week and split the leads until we can be in the same shop and possibly work as a team.

    What y'all think? Crazy idea? Won't work? Respective brokers won't allow us (We didn't ask)?

    Can someone explain RESAAS to me if I post my buyer's need?

    What news sources do you read?

    I'm a brand spankin' new realtor working for a boutique firm in a higher-end market. I am absolutely in love with this, especially in the business side of it. Where do you usually get your news about real estate and the market?

    It seems a lot of people like to read the WSJ, FT, or Economist, but looking at those three I didn't see a ton about real estate. Plus, they're expensive to subscribe to, but that's not a huge deal.

    I’m not sure how to deal with this realtor.

    Idk if this belongs here but.... if not here idk where else. I'm moving to San Diego in August for grad school. We've looked at plenty of homes and are now weighing our options for renting. As much as I loved the nicer more modern homes, we collectively decided it was better to save money and get something bigger as opposed to nicer.

    I am not at all new to renting, I have been renting since I was 17 years old. But I have never encountered an agent like this. He is constantly rude and degrading. He is treating us like children and nitpicking along every single thing. When we ca usually mentioned we would be down from SF to San Diego for a few days to view houses, he seemed almost... offended and proceeded to say "are you just wasting my time then?" Excuse me? Who only looks at one house? No one.

    Not to mention he refused to be flexible with showing times, we live 9 hours away so could only come on the weekend. He said "No, the tenant is only free tomorrow at 6pm." Okay, well, we can't just skip work and come down there with 3 hours notice so that won't work. We sent a proxy who lives in the neighborhood to check it out and take videos and such. Realtor agreed and said this was totally okay.

    Fast forward to today, day of showing, he's emailing all of us saying "Can you please let me know you're coming and make sure you're punctual or don't come." I mean....... come ON who talks to someone like that? Especially someone you're trying to get into your crappy frat house? We also already confirmed with him yesterday several times someone else would be coming to see the property since he was so inflexible with his showing time.

    I don't respond well to those things and never let people talk to me like that, but we really want this home so we've been biting the bullet for some time now. I broke down a tad today and finally asked him if he was the landlord or just the realtor. He said just the realtor, and in my head I praised God because i could never, and would never deal with a landlord like this. Wouldn't do it.

    I guess my question is how do I deal with this guy? I am considering talking to the owner of the home to let them know how awful this guy is being to probable tenants, and borderline dissuading people from renting here at all.

    But the location is perfect, it has 4 bedrooms and 2 baths and a detached garage and a perfect yard for my Doberman. I don't want to not live here but i'm at my wits end with this man. Any advice on how to deal with him from here on out (If I should at all) would be great.

    TLDR: Realtor is an total jerk and I dont know what I should do at this point because we really want to live here.

    Florida real license exam

    Taking my exam this week and feeling anxious of having studied every day this past week for about 6 hrs each day. I've gone through Tampa school material and bought prep agent, gone through multiple practice exams but have been around the 70-80 mark.

    Haven't really reviewed math yet as I'm not too worried and have already gone through those problems just fine.

    Any last minute advice on the test?

    (Also does anyone have like a full pneumonic device list like COLD, MARIA, PITT, PETE, etc)

    Recently a friend broke-down a little in front of me for not going on the one, real fancy vacation his family ever took because of a buyer schedule conflict for a deal -insult to injury- that never materialized . This was 5 years ago. So, I'd like to know what you've missed, that was meaningful to you, because you were trying to feed the same mouths you were disappointing?

    Got yelled at for the first time while prospecting

    Hand delivering letters and cards to mailboxes, and this guy really had it out for me trying to find business. Made it a special point that "it won't be his home to sell" and demanded that I never "solicit" him again.

    I love this job.
