    Does anyone have any similar stories to share? I had signed these individuals to a Buyer Rep contact back in 2018, extended it mid 2019 to March of this year and now we are within the hold over period. How this works in Ontario is that unless they sign with another agent they could be liable to pay me compensation for all my work if they've decided to purchase a new build or do a private deal...

    I've gone on appointments with them with other professionals and built them a plan, regularly showed them listings, gone out with them and showed them properties, spoke with them on the phone throughout our journey, met with them and their parents multiple times, helped them connect with a good mortgage broker, lawyer ect. Really truthfully went to bat.

    They messaged me yesterday all nonchalant that they bought a pre-construction and thanked me for my help. I did not reply to their message. I will be speaking with my office today for advice and guidance before responding with anything. I've been in the business 2 and a half years now and this is the first instance anything like this has every happened. Seen it happen to my peers before

    Admittedly, I'm pretty cheesed off and disappointed. Wondering if anyone has any similar stories and / or insight to share.

    I recently made a post questioning my future in real estate—I got a job at UPS and figured I'd have to just pick one.

    Well...things changed in a matter of a day.

    On Thursday I did some home tours and decided to go live on social media and share the video to various communities on Facebook (and paid for a 2 day ad in a neighboring metropolitan). All I can say is WOW.

    Here I am getting ready to temporarily leave the industry and in a matter of a day I get 4,000 views, 20+ shares and a shit Ton of leads/calls about the property!

    One guy said he's interested in the property in my video and that he is looking to sell(million dollar homes in his city!)A few others are ready to get preapproved—I'm gonna refer them and we'll see how things fare with that.

    But nonetheless, I'm shocked at how much things changed in a matter of a day!

    Don't count yourself out!

    [Texas] Just finished my RE class and was wondering what the best cram/test prep method is

    Hello,

    I just completed my 180hr class through Kaplan and was wondering how I can best prep for the actual exam! I feel like I learned a lot through the course, but I Just want to be sure to get the most accurate and helpful prep questions that will actually simulate the test or that I will actually see on it. The course I got through Kaplan has one practice test, which I am going to attempt soon, but I just wanted to get the most exposure for real test questions that I can.

    I have heard of people buying the past tests off Amazon, or some weekend prep classes, or maybe a RE for dummies class, but just wondering if anyone had some personal recommendations they swear by!

    Feedback on a FSBO idea I'm considering

    I have 5 active buyers that can't find houses. I'm considering calling up FSBOs explaining my buyers can't find a place and I'd like to come preview and take a video tour so I don't need to bring anyone in unnecessarily due to Covid.

    Obviously run it by my buyer if they're willing to offer commission to selling agent.

    Either way I'll do a quick edit on the video tour, make cuts, add music, etc. Then call them up and offer to send it to them to use for their marketing.

    Thoughts? My goal is show my value to them in hopes when they get tired of trying to sell themselves they will consider listing with me.

    What’s the story with Group Homes?

    I am an agent that has only ever worked with deals involving the purchasing of a house. I just went on my first showings with a guy looking to rent a place to start a group home.

    At one of the houses, he listing agent was there and when I mentioned a group home he basically shooed us away. It gave me the impression that it is very common for people to look to start a group home and these people looking to start the home are a bothersome thing in the rental business. And these tenants I was helping seemed very shady

    What's the deal with group homes?

    Sell by word of mouth?

    So in the past 4 years, 3 homes in our culdesalc have sold without even hitting the MLS. (one on a coming soon sign, one on a FB connection where someone posted on the neighborhood page asking about any upcoming listings, and one on just two moms finding out one was about to sell and one loved her house) I just sat down with a neighbor who says they don't want to list until 2022 (when their youngest graduates high school), but if the right buyer/offer came in before that then they would surely consider it. They showed me everything about the home and it's super amazing. They ask that I just keep my ear on the street and let other realtors know about it. How can I advertise this home or keep it top of mind for other realtors to let their buyers know about it, without putting it on the MLS? Any fresh ideas, besides just non-nonchalant periodic mentions to my peers, brokerage, and network?

    Have a funky situation regarding NJ RE sale

    I'll preface this by saying I am an licensed RE agent living 2500 miles away who owns a property in NJ that I would like to sell.     Where do you prefer reviews?

    I have some on Google and just got a few on Yelp. I wanted to push yelp, but then they flagged the two reviews as unhelpful even though they are legitimate!? I am disappointed because I hate to ask former clients to write another one. Any suggestions?

    Best US markets to work in?

    I plan on taking the course and getting licensed by the end of this year, and my wife and I are in a position to being able to move basically anywhere we want. Neither of us are attached to our current area and we're just renting, so we can move if we need. She works in healthcare and can pretty much live and work anywhere with a hospital, which allows us to move to a city with a good real estate market to give me opportunities.
    Are there any states/cities that are really good for agents and some that aren't? If you were to move to a new city to start your career, what are some you'd be considering?

    CA online salesperson crash course

    I have the test coming up this week and am looking for good recommendations for a crash course. I've heard about prep agent on youtube and I also have a discount code for the one offered by CA Realty School but haven't heard anyone mention it on here.

    Are these two options any good or is there something better I'm unaware of?

    Would you give a referral fee?

    I was referred a rental client by another agent in my office. She doesn't handle rentals and I'm a new agent so I'll help whoever I can. I showed the client a few rental properties and then spoke with him and was able to flip him from renting to buying.

    I saw the agent in the office at one point and told her that I was able to flip him to buying. She said "oh that's great!" Never once mentioned a referral agreement or a referral fee and didn't ask any questions. The standard referral in my area is 25%.

    It was very difficult to get him prequalified as he just wanted to look first and then deal with the lender after. I was adamant and eventually he got the pre-qual. We looked at a few more properties together and then he was still resentful that I made him get prequalified and took issue with me standing my ground and decided to go to another agent. He left for about 4 months (I heard the new agent fired him for wanting her to continuously put in low-ball offers) and then came back to me last month. We got under contract and closing is this coming week. There's no way to accurately describe this situation, in short it has been a nightmare and the worse deal of my career. My broker can attest to this. The buyer has been extremely difficult about everything, from dealing with the lender to coming to an agreement about minor repairs. His ridiculous requests have caused a shaky relationship with the seller and he came close to blowing up the deal multiple times. My broker has had to deal with him to calm him down and it seems like nothing we've done ever makes him happy. He has a personal issue with the selling agent and is going for the jugular after this deal is closed. I agree the selling agent has made this process more difficult but the buyer is worse. I get a litany of angry phone calls from him all day and sometimes late at night. I've had to deal with cursing, screaming, yelling, temper tantrums almost every other day. Putting him in his place only calms him for that instance and he always finds a new thread to pull. If he feels he's not getting his way or isn't in control he flips. I feel I have worked for every penny of this commission and after everything I'm sure my hourly rate would only come to about $2.50 an hour. Would you offer a referral commission to the agent that referred him to me as a rental?

    TLDR: I was as referred a rental client by an agent in my office and then I converted him to buying. Should I offer a referral commission to the agent?

    EDIT: Thank you everyone for your perspectives and advice. I really appreciate the feedback. I was planning on offering but some other new agents in my office were advising me not to, given the situation. I wanted a clear conscience and I knew I needed to hear from experienced agents lol I offered her a referral today and she doesn't want anything! :)

Their new Initial List Price program is overpricing properties in a serious way, and I wonder if anyone has had success in better modifying the initial price. I just listed a FM foreclosure, which they priced $105K above my $380K BPO.

    I'm a digital nomad and I want help finding new homes every month or two. Is this a service someone offers?

    Sorry if this is a bit off topic, but I'm not sure where to start.

    I'm a digital nomad traveling around North America (almost entirely the Western US) . I move to a new spot every 30-60 days. There's a lot of logistics to deal with an I'm sick of constantly hunting for new places to rent.

    I stay in a lot of Airbnbs and VRBOs, so my budget is pretty high ($2000-3000/month), but I also have a lot of "requirements" that make it hard to find good spots. I'm wondering if there's someone I can pay to help me find where I'm going to stay every month. It seems like I should be possible to find places a lot cheaper than I am currently, I'm super flexible on location, I usually pick a state to visit and look anywhere in that state. I also don't care if they're Airbnbs, or private rentals, or corporate housing or whatever. I just don't have the time/desire to optimize this process.

    *Is this a service that some kind of Realtor or agent or something could provide? How do I find that person? What do I ask for? *

    My "requirements" are:

    • High speed internet (not satellite)
    • <10 hour drive from my current spot
    • Furnished
    • Countryside, no cities, looking for hiking, lakes, rivers, etc
    • Kitchen
    • Washer/Dryer
    • Private entrance/no apartments
