| Posted: 22 Jul 2020 07:24 PM PDT I'm so hurt and angry— I know this happens in this business but it's the first time for me. A close friend has been trying to sell their home for two months by owner....has picked my brain and I have had numerous helpful conversations and offered ideas and advice. I was truly being a good friend and not pushing for listing until they get exhausted trying to sell by owner— they always do— I understand they wanted to maximize the profits- my friend assured me they would list with me if they couldn't sell. I even offered a very low 4% listing Well friend ( the wife) called me today and basically told me her husband was considering using someone he knows but didn't think they seriously would Later texted me that it was then listed with that person. I am devastated and shocked. So hurt. Just want to hear how you handled similar situation. Lots of mutual friends will think they are jerks for doing this to me but I'm really hurt Thoughts? | Posted: 22 Jul 2020 03:22 PM PDT Im not a huge fan of scripts, they usually come off non genuine but it all depends of the situation and I understand their place and importance. Even though I'm in sales I never want to come off Salesy. With that said what are some of your go to scripts when setting up appointments, follow ups and to meet for the first time, etc. Here is one of my favorites: (Buy side) " So real quick, I like to get this out of the way especially with FTHB.. so just for your info, there are no costs nor any commission or fees you are required to pay when working with agent in the state of (state) on the buy side. My services are free as I get paid by the seller for bringing them a ready able and willing buyer to a successful closing. My job is to help you with the purchase a home, not sell you one. I don't care what you purchase as long as its the home you want, I have no preference since it's your money. Do you have any questions (name)?" It's gold. Works almost all the time and you really earn their trust. Now, it's up to you to keep their trust and look out for their best interests in good faith with high professionalism. [link] [comments] |

I had some health problems that kept me from building that last year but, Its still an active llc. I have my RE license but am not working in real estate currently. Considering doing it as a 1099 side gig but trying to figure out if the pay is worth it. My realtor contact who wants me to act as her TC will pay $400 per close. Depending on how many hours I'll spend per file, especially considering professional fees (C.A.R. membership, software, etc.) it doesn't seem to pencil out into a decent living (not for Orange County, CA at least)! Posted: 22 Jul 2020 02:58 PM PDT I was talking with some of my friends about how on average it typically it takes 2-3 times to pass the RE exam (not going into it with that mindset, but still), and then they suggested I just schedule 2 exam dates (the 2nd one being a few days later) instead of waiting 2 weeks to take the next one. | Best way to touch in touch with owners who want too much money for their property? Posted: 22 Jul 2020 01:44 PM PDT So I'm newer with my license and have been prospecting by cold calling. Over the past month or so I've collected about 2 dozen contacts of folks that are interested in selling, but at a higher price than supported by market comps and what investors would pay for (these are 2-4 unit properties). For instance, I'm comping out a 4 unit property in a VERY night area for approx. $3.0M +/- 100-200k. The owner wants $3.7M and has listed the property twice in the last 3 or 4 years at $3.6M. He told me on the phone that he's not motivated to move quickly, but has tenants not paying rent due to Covid. One of the listing brokers was a top listing broker in the 24 months. So instead of calling this guy back and telling him that he's way overpriced and making him feel negative about my approach, is there a better way I can manage his expectations while keeping myself top of mind? If he's having tenants not paying rent due to Covid, this will last for several more months and there may be more motivation as time progresses, especially if values fall. [link] [comments] |
