We had previously lost a bidding war, despite offering over asking, no closing help and, yesterday had a showing at 8:30 PM, when I found out that the property went under contract while we were AT the showing, as the owner was present and received a call from his son(who was overseeing the sale) after calling the listing agent and telling them about the great offer we possibly had for them. I just cracked under the pressure when I heard this and passed out at the front door of the house. My clients asked me if I needed an ambulance, to which I responded "no" and laughed, then they dumped some cold water on me. My clients are still using me, though, somehow. I work a full-time job, so I do them a disservice and feel like with another Realtor, at lease one of those homes would've gone to them. IDC about the commission really. I just give too much of a fuck of providing good service. Anyone else ever had an experience similar to this? [link] [comments] |

This is a really random question that popped up when I was watching this Japanese drama called "Your Home is My Business" or Ie Uru Onna, and I know it's a drama and obviously fictionalised (and very exaggerated as well), but the situation was realistic and I'm really curious to find out how realtors deal with it. (If this doesn't sit right with you, please ignore!) So, there is this episode where a realtor is asked to look for a property by a former client, for his mistress, and said guy purchased a house for his wife and kid from the realtor 3 years ago. The realtor obviously had to keep his disgust to himself from what I could see, and I haven't finished the episode yet (literally paused it so that I can come on Reddit to ask this) so I don't know what's going to happen. I'm just thinking, if the client didn't mention anything, you wouldn't have this conundrum, but the thing is, the guy openly introduced his mistress to the realtor and asked him to look for a suitable condominium located between his workplace and house that she can live in. Realistically speaking, I think most people would say they would just do their job and sell them a condo because it's none of their business, but in this case, the realtor clearly knew the family and he is also made complicit in this whole affair when the guy told him to keep it from his family. So, reddit realtors, what would you have done in this situation/what did you do when you actually encountered this? [link] [comments] |

I have quite a few people set up on the RCO search and I see their activity in there, but they don't want to meet for either a conversation OR to see a house they have favorited. It's my understanding that CA does not have reciprocity with any other state, but will I be able to use any of the precourse work (like the national portion) towards my license there? | CA Broker's License: Does property management meet experience requirements? Posted: 27 Jul 2020 09:40 AM PDT Hello, I am interested in getting a California broker's license within the next year or two however I am not sure if there is any clear path to do so. The CA Broker license lists out some experience requirements, none of which I have (working full time as salesperson or agent for 2-4 years, minor/major in real estate, etc). However, it does say they consider alternative experience such as property management. It's not clear what type of property management would qualify. I have managed apartment buildings for a number of years from family investments including doing the following: listing units, leasing, renovating, handling maintenance, legal, accounting, etc. Does anyone know if that experience would qualify me to apply for a broker's license (assuming all other requirements are met)? | How do you find/contact a property owner to gauge interest in an off market deal? Posted: 27 Jul 2020 06:59 AM PDT I've read about this, but I have no idea how to find out who owns a piece of property, and then of course I'd have to figure out how to contact them. With the market being very sparse due to reluctance during these times, I have been considering trying to gauge interest in off market deals to property owners of properties in certain areas where there is either vacant homes or blank plots of land that aren't currently for sale. Is there a method to the madness? Can I call the county to ask them? Or is that considered private information and thus not allowed? Do you basically need a PI to do this sort of thing? | Husband and a Wife Realtor Team? Posted: 26 Jul 2020 03:28 PM PDT My wife and I are thinking about jumping into becoming Realtors together. We've crunched the numbers and we can make it work to where she would quit her current job and do it 100% while I would continue working full time. I am tech and marketing savvy and I could work in a supporting role while she has great people skills and would have the capacity to tend to clients' needs. Anyone have experience in this type of endeavor? I've heard that Keller Williams has some benefits for married teams with combined broker fees? Any other things to look out for? [link] [comments] |

Is this considered a "character issue" when applying? And if so, would I be likely to receive a license? It is my understanding that it could take TREC 2-3 weeks to accept the application. For the sake of time, can I begin my 180 hours of qualifying education before I have a TREC ID and my application is officially accepted/approved? | Posted: 26 Jul 2020 09:35 PM PDT Buyer wanted to see a house. Selling realtor said no (LOL). Explanation given was they wanted see more down payment on the mortgage. I'm a little bit confused here. Buyer has been approved for way over asking price. The seller is still going to be paid by the mortgage company. Why is the selling agent digging into something that's not really their jurisdiction? First time I've encountered a selling agent saying no like this. Then the selling agent said they got an offer for 250,000 (on a house listed for 219,000). But yet it's not pending so said offer has probably expired now unless they're countering back and forth. This just seemed a little fishy to me so figured I'd get some second opinions here thanks. Would someone be willing to walk me through or show me one of their comps and the thought process behind what they did? As background - what I'm doing now is looking at homes in the surrounding area, SQ footage, and doing a price by sq ft for each of these comp homes compared to target home. | Posted: 26 Jul 2020 03:41 PM PDT I'm trying to figure out if I'm being unreasonably demanding or if my realtor is just too busy or uninterested in me. My best friend of 20 years is a realtor in another state and recommended someone to me. She says she called a few people and liked her and thinks I should use her. So I emailed and gave her some info about me. She sends me some listings every other day or so, but when I ask to look at things, she is very hesitant to show them to me. I've bought and sold homes several times in the past, but never during a time like this, so I'm trying to cut her some slack. I'm in the middle of a divorce, already have my buyout from my previous house, and am staying in an Airbnb until I find something. I would be paying cash and even showed her a screenshot of my bank account balance. It's more than the price of properties I'm looking at. I feel like I'm a sure thing as far as clients go, but the properties I'm looking at are definitely on the less expensive side and way less than properties she normally deals with. She has told me she's very busy and has to pay people to show properties for her, and to make sure I like the neighborhoods by myself before she sets up appointments. I sorta get this because I am looking at cheaper properties, so the neighborhoods can be an issue. Last night she sent me a property that came back on the market after originally being listed a week ago. It seems great and I know I like the neighborhood. I just want to see it before it gets snapped up again and she's being so unresponsive again. Should I find someone more "thirsty" or cut her some slack? I got an internship with a local Remax brokerage where I've been doing office work as well as shadowing the broker. I have about 3k ish saved up (will probably be 5k by the end of the year) and I'm working to get some more right now, but my broker told me that to start off well I should have about 10k saved up which will be kind of difficult for me to get (so I've been debating whether or not to wait until I get more money). I've also been working on my pre licensing stuff to get licensed once I turn 18 in the meantime. I really like everything so far and want to join their brokerage when I end up getting licensed. They have great training there, but the monthly fees are very high. I would also be doing the real estate part time while going to college. This is where the problems start to come in. Just to preface before I get into everything, I live in Westchester county ny. Anyways, I will probably be a economics major in college and possibly with a minor in marketing. So I've been really trying to look into colleges that are close to me this way I can be an agent part time, but most of the school directly in my county aren't really the best, or they would put me into a lot of debt which I kind of want to avoid. I'm looking into about 2 private schools and my local community college to possibly go to directly near me. One school with a much better education for me would be in New York City, but I've seriously been debating whether or not to go to it due to the fact that the commute would be a little more than one hour one way. I feel like this would take away from a lot of the time that I would need to have to be an agent and be around the direct area that I would be working in. Do you think a commute like this would be that big of a dealbreaker (I do, but I want to get others opinions). Just to mention, I don't want to become an agent in NYC because it's not something that I could see myself doing. Lastly, I would just go to a college away and possibly get a second license where that college would be and work as an agent there during the school year. Anyways, I want to get all of your thoughts on this situation, because I have no clue what to do. I do have a lot of time to think things through as I'm only a rising senior in college, so that's what I'm looking to do now. Do you think I should stay local and sacrifice the quality of education (which I'm looking for because I feel like college would be a waste of time without a quality education), or should I commute from NYC every day for a better education and do real estate part time? Also while I'm talking about all of this, what are your thoughts on the start up capital needed to start out as well as the brokerage in general?
