My wife and I are moving to a new city at the same time and I'm wondering how big a radius can one agent be effective in? One city? One city with surrounding suburbs? A whole county? It's in 100yr floodplain. The seller is not working with realtors and a lot this size is rare to find in the area I'm looking. Posted: 25 Jul 2020 08:06 PM PDT I'm thinking of switching my business model from focusing primarily on my sphere to a more investor oriented. A little background: I've had my license for 7 months and I'm already on my 2nd brokerage. I plan on staying at this one for a while. I am getting more active on social media and even post informational videos on my IG stories. My SM is made primarily of my sphere and I also try to generate leads by other means as well. The people who contact me about assisting are enthusiastic at 1st but over time they fall off and go radio silent. Don't get me wrong, I know consistency and perseverance is huge in this business so I won't stop my drip campaigns and reaching out What I've noticed though is that I'm using too much energy on that group rather than looking for investments for myself and also for other investors. Investing in RE has always been my main goal but I got my license just to see how transactions start from finish to end and pick up traditional transactions as well. I want to hear from anyone who has either made the switch or just focus primarily on investments? Was it tough or the best thing you've ever done? [link] [comments]  |

What questions do you think I should ask them? My background: I have a stay at home parent for almost five years and this is completely new career for me. |    Question from a prospective tenant on realtor relationship Posted: 25 Jul 2020 01:38 PM PDT My wife and I are looking for a house/apartment to rent and have been working with a realtor for the last two weeks. She's been fantastic - very responsive and helpful, setting up appointments and taking us to see lots of places, etc. We've seen exclusively places where the landlord was represented by an agent (i.e., where our agent would get a commission if we signed a lease). We tried to get one house and were not selected. We applied for another one and have been waiting for a week on an answer - it's unclear if we will be selected there. Most other places have been a bit out of our price range or total dumps. Our current lease expires on July 31, so we need to get something firmed up very soon. Today, we went and toured an apartment complex and a privately-owned house without our realtor (with her knowledge), and if we signed with either one (which is a good possibility) she would not get a commission. She has told us that she is totally fine and that she recognized this could happen. We feel terrible, because she has really put in the extra effort to help us out and it has NOT been her fault that we haven't gotten something sewn up yet or that we haven't signed with an agent-represented property. We've offered to pay her something for her time in the event she doesn't end up with a commission. She said that is not necessary, it's her job, and that "it will come around." Our plan is to rent for a year and then likely buy a home (which she knows), and we will absolutely use her when we do. Would it be insulting to send her a gift and/or check?
