I've been using my own spreadsheet and although I'm pretty accurate when it comes to tax-time, my spreadsheet is...unorganized, to say the least. I've heard mixed reviews on quick books and other products but I'm curious to see what the wide world of the internet uses. My question is, how would I be able to sell luxury homes? Are there certain brokerages that only specialize in selling luxury homes? | Is this the right career for me right now? Posted: 26 Aug 2020 08:09 AM PDT I am currently a stay at home mom to an autistic child. I have no really experience. I worked as a bartender for most of my adult life, but I don't want to go back to that. My son just started school and I am thinking about becoming a realtor. I've always been fascinated with houses and the sale process. I've been trying to research realtor careers and I've mostly read that it's very time consuming and requires a lot of hours. Is this true? My son just started preschool where he goes 6 hours a day so I feel that a 40+ hour a week job would be too much on my family while he's still too young. Posted: 26 Aug 2020 07:45 AM PDT I don't know much about the real estate market at this moment in time besides reading some threads on here about a possible housing bubble, etc., but what are some of your thoughts on this? I've interviewed with a variety of brokerages, three of which (Century 21, Compass, and a local, more boutique one in the city near me) told me to call them when I've made a decision. Given the current state of things, I thought that there might be more variables than training, mentorship, commission, lead generation, marketing, etc. in this decision. | Posted: 25 Aug 2020 08:27 PM PDT I am possibly going to be joining a team that offers a 70/30 split on buyers and 60/40 for listings. They have 90 active listings, many of them at a higher price point and offer free leads. They basically promised me that if I work the open houses and buyers they generate on their listings and listings of my own that I'd be closing 2-3 transactions per month. There's a 300 dollar desk fee after the first 6 months, but that fee is waived if you close at least 2 deals that month. They have some of the best, top-ranked agents in Maryland there(googled), but the interview just seemed a little "rah rah" and they were dissing my current broker. [link] [comments] |

| Watch out for marketing publications Posted: 25 Aug 2020 02:33 PM PDT So earlier this week i got a call from country club publication stating they wanted to feature me. $600 for a quarter page $750 for half page and $1,000 for full page. That covers you for the whole year. I was in, but as the conversation grew my gut started to gnaw away at me. But I gave them my credit card information and tried to not be to paranoid. He gave me a list of country clubs in the area who's publication I would be in. After I got off the phone I contacted those county clubs. And was immediately told that it is a scam and it happens about every 6 months. Buyers beware. I called my bank and canceled everything before it could go through. So no harm just half a day wasted. | So confused on when to start... Posted: 25 Aug 2020 09:00 PM PDT I have been planning to start full time in Real Estate in January. Hoping a lot of this Covid stuff has slowed down somewhat. Part of me though thinks I should just start now, kind of tired of waiting. What I'm worried is how hard is it for a new agent right now. I do plan to join a team but I'm worried because I don't have clients things will be harder right now as opposed to someone whose been in this for years due to everything going on. I also had an agency I worked with for a short while call me asking me to come back. I'm guessing they need agents but it is a rental agency. I'm thinking I'll feel like I rather use my time doing sales instead of rentals. I don't know if to return for a few months then go to sales at another agency in January. Or should I just save money right now and wait on real estate till January since things are so crazy out there? I don't really do anything with the definitions and words but I just retake the same individual mock quizzes. I am getting 80-100% but I'm just so bored with this and feel like this is way too easy and the exam will be different. | First time buyer with a foundation issue (Canada) Posted: 25 Aug 2020 07:33 PM PDT Need advice from a third party. I'm have an accepted offer on my first ever property and trying to make sure I'm being diligent and looking into every aspect of the transaction. I feel like I am getting a good deal, with some caveats. The home in question had an inspection from a previous offer and they found mould in the attic as well as a moisture problem in the crawl space, and a foundation issue. The seller who lives in a different province and has never even been to the home (rented it out the entire time of ownership) is willing to do the work but I am questioning the standard of some of the work. His agent is a well known agent with many years under his belt and has set up the remediation companies to do the work. They have not provided a full quote on the work which should come in the next 2 days but I have a note in my contract about the scope of the work in question: "Foundation repair: beam post replacement, replace cinder blocks with 12"x 12" pre cast footing" I talked to a home inspector who says this type pre casted concrete isn't sufficient to support a foundation. And the engineers I spoke with also seem to agree. I also dont have a full picture of what exactly they are doing yet so maybe I am jumping to conclusions? My lender is requesting an engineer sign off on the work but many seem hesitant to sign off on work that they didn't design themselves. The lender also said a building permit would be sufficient if I cant get an engineer. My realtor is suggesting maybe talk to another lender who wont require this structural engineer inspection. they are not getting a building permit from the city to do this work which is also questionable. The listing agent is saying "they dont need one" for this type of work but my understanding is that any foundation work will need a permit. Tomorrow I am having a phone conference with my agent and the sellers agent to go over some questions. Is there anything particular I should be asking him, other than why they are not getting a permit to do foundation work? The seller overpaid and isnt getting the best return on this property and he is bleeding money at this point. The agent keeps mentioning he is happy if we walk, do the work and re-list, but does fixing a foundation add much value when they listed it assuming it was already in good condition? What liability do I have if I purchase this property with the work they are proposing? Will there be any issues selling this house down the road and what type of disclosure am I required to give a future buyer? I am just wondering if there may be insurance or legal issues with this home after I take possession? I just want to be informed and make a good investment. I should also say I do see lots of potential in the home and it can easily be converted to add an additional bedroom and bathroom which will add value. I should mention I added a month to my closing conditions so I have time to look into this matter. Which the seller accepted. If you have any additional suggestions feel free to comment or DM me. Seller accepts our offer we were overjoyed until we found out about the internet. 10 mbps or unreliable data caped satellite Hughes Net is all that's available. We are both from big cities so it really didn't dawn on us an area further out wouldn't have fast internet. The cable company laid cable a few houses up and they don't know if they are extending it. Would ethernet cables connected work on the 10mbps internet to prevent lag and buffering? We love playing games and streaming shows and movies.. would this internet be ok for us or a deal breaker? I understand it can be very frustrating trying to find a reliable loan originator due to the nature of the market. I'm in a unique position that allows me to follow through with each clients loan that way it doesn't come across as an assembly line that takes a month or more to close. I typically work directly with clients and realtors that way the loans get closed as quickly as possible. I have access to programs that have a turn time of 12 to 15 days with as little as 3% down.
