    I have a buyer who's price range went from $250K to now under $130K. Buyer has declined taking time to build up cash reserve to so we don't have to ask for as much closing help. There is no immediate need to buy. Buyer has gone from wanting to stay in the property 5 years to 2. Have mentioned buying may not be the best options. It's a referral, so if it closes, I'm paying a referral fee.

    I just counted, and we've looked at 18 properties. Tonight will make 21.

    We've put in 3 offers and lost all 3. Am I wasting my time here? Is there a polite way to part ways without hurting referral relationship?

    I'm moving in with my friend and we agreed that we would both be on the mortgage for an apartment but his parents went and only had him sign the mortgage, am I at a disadvantage here? Should I talk about singing the mortgage with him or should I just stick with the plan and move in?

    Hi I'm a 20 year old student moving to Los Angeles and I'm moving in with my best friend, prior to moving we talked about the possibility of his parents buying a loft and us paying the mortgage to them so that we would eventually own the property. Well that was the plan, I even spoke with his parents about it and all agreed upon it. My friends parents seemed to have changed their minds and only put his name on the mortgage, what should I do? I feel like I'm sort of being ripped off here since I'm basically just a tenant in his building, sharing a room when I could just rent a room out for the same price else where. Is it a big deal? Am I overreacting? Please let me know this has been weighing heavy on my mental, it probably isn't a big deal but since it's my first time moving out I'm overthinking things. Thanks ahead of time!

    How do you guys go about firing a client and maintaining a relationship.

    I have a client who is close friends with my wife. I've taken them on 15 showings of multi family houses in my city.

    Last night they informed me that they want to buy an investment property they they can fix and rent.

    Price range dropped from 210-230 to 100-125k.

    My only experience is working with buyers for their first homes and multi family investing. I'm not the go to guy for "how much will this cost to rehab" questions.

    I want to fire these guys but want to limit social blowback. How would you guys go about this?

    What is the good bad and ugly of eXp. How are eXp and Keller Williams different?

    I'm finishing up my course now and waiting to schedule my state exam in CA. In the mean time how can I find out how much broker fees are, MLS, and lockbox fees. I'm trying to find out how much I need to save so once I pass my exam and have my license I can get started.

    How do I go about hosting an open house?

    I am part of the MLS (realcomp) how do I find what homes are available to host as an open house? I talked a bit to my Broker about it, but I'm not sure how to find out if I'm able to host open houses at which properties? I tried looking for guides online but haven't been able to find anything? Any help or guidance on this topic would be very appreciated!!

    Am I due my commission?

    I have a seller who listed way too high (partly due to a squatter in the home) in the past he has tried to threaten to take the listing down if I don't perform and I managed to get him a buyer that gave him EVERYTHING he wanted. Offer went into acceptance and now the seller is refusing to sign contracts and is demanding more again threatening to cancel the listing and to sell it "on his own" if I don't get him more. My question is have we already passed the point of the meeting of minds and am I due my commission (normally I wouldn't go this far but this is a huge deal and I've been in the works with the seller for over 8 months now)

    What is preforeclosure.

    I was surfing Zillow and my neighbors house popped up as preforeclosure. Says they were issued it on 3/6/20 owing 8k and some change I wouldn't mind buying it as a rental. How do I go about buying it? I don't really want to talk to them they are not friendly in the least. Do I just wait until it goes to regular foreclosure?

    Soon to be realtor, I've heard from realtors I talk to that with COVID it's been the busiest they've ever been, how is that? Is it cause of the restrictions or is there a reason?

    I need advice for working two jobs as a new real estate agent please.

    I am scheduled to take my FL real estate exam next week, and I'm registered for a cram study course this weekend. I was furloughed majority of this year with my non real estate day job due to COVID, and my company offered an alternative work-from-home position in health insurance sales to smooth the lay off transitions this month.

    My question is: since I've been on furlough a few months now money has been really tight. I am not sure if I would be able to realistically work as a new real estate agent, AND 40 hours for this new position? Should I do both till I get better acquainted with a real estate branch, or would it be nearly impossible to do both and be successful. I am just worried it will take a WHILE for me to sell my first home, and not sure how many more weeks I can go without a steady paycheck.

    Any input is appreciated. :)
