    Run into this often in California with garden style condos. Despite signage these are very hard to find complexes plus a lot of times they are gated. Does anyone have a hack or a solution?

    Accompany your buyers or just let them roam?

    When showing your buyers properties, do you typically walk with them through the house and talk about the house during your walk-throughs, or do you just open the door for them and let them roam around and answer any questions they may have after they are finished?

    I have always walked with my clients through the listings to talk about potential updates or problems I see, but I never want my clients to feel like I am stifling them.

    Obviously, I give them space if they walk to a corner talking or wander to the edge of the lot to chat, but should I just shut up and let them do their own thing uninterrupted unless asked?

    DBA for an agent with a brokerage?

    My apologies if this has been posted already--I just looked up some but couldn't find any for this exact question.

    I'm about to join a brokerage for the first time and in Illinois. My last name is very difficult to pronounce and won't look great on open house signs, business cards, etc. so I'm looking into filing a DBA to operate under an easier last name. My first name will stay the same and I'm not planning to use "realty" or anything in the DBA--literally just my first name and this shortened last name.

    I wonder if anyone has done this or knows how this works? It seems that some people say you have to form a business to file a DBA but it's been inconclusive in my research. I also know that people have to be able to look you up on your state's real estate license database so I'm not sure if a DBA is even worth it if I'll end up having to put my last name on cards for people to be able to look me up, anyway.

    Community Rentals

    Hello realtors!

    I've been hearing a lot about community rentals in the area of South Florida. Supposedly you just need to find a prospect tenant, introduced him to the community and then after 2-3 months they pay you a commission. No paperwork, no fees, they just pay you the commission.

    Does anybody here have any experience working with rental communities? What are the pros and cons?

    Any opinions on Douglas Elliman?

    I was recently approached by Douglas Elliman to become a broker with the firm. I know the firm is really prestigious and is probably only behind Sotheby's in terms of just total gross sales revenue, but I can't help but feel I might be in over my head if I work there.

    Reason I say that is because I don't come from a wealthy background. I know a lot of the agents there at the office in my city are all people who came from fairly well off backgrounds, not all, but most. I'm worried that I will be required to have some existing client base or network that I don't have really. How much are you expected to walk in knowing people that have the potential to be big listings or big buyers down the line?

    I currently work in wealth management right now (ironic I know), but I'm incredibly burnt out with it. I'm giving this some serious though, aside from my concerns. Thoughts?

    Are there lists of median/average prices? Per county or city? For living as opposed to investing. At least to start

    Car sales ---> Real Estate?

    Hi guys, I've been selling cars for almost a year now and have done pretty well. Learned a lot and gained some valuable skills.

    I've sold cars to a fair amount of real estate agents and brokers, typically 1-2/month.

    They always tell me "if you get tired of selling cars come sell real estate!"

    But at the same time I have heard the top 20% make 80% the money.

    I guess it's the same in car sales, and I have worked my way to the top 1-3 guys at the car dealership.

    I know how to cold call and I'm not bothered by it really. It's what you have to do, and I've sold cars to plenty customers from cold calling. It might not have been instant on the first call, but eventually they buy.

    I am fairly decent at follow up and have learned a ton about selling in general and how to interact with customers and clients.

    My only fear is I'm only 23 years old, I feel like older people with families wouldn't want to buy from someone younger. I also don't know how to start, beyond getting real estate license.

    I have friends that are "in real estate" now but only sell 3-5 houses/year. They are really struggling and looking for other jobs and regretting getting into real estate.

    Have any of y'all been from car sales to real estate? Should I try and get my license?

    Lots of fear of the unknown for me, but I know if you succeed in real estate it can be much more lucrative than succeeding at car sales.
