    Hey everyone,

    I wanted to share with you all something I just discovered from Placester (the website host that's very friendly with NAR). I have a new website with a different host, and I just went to cancel my subscription with Placester. They require an exit survey to find out why you're leaving. I selected COVID-19 (because there was no other appropriate option for my situation). They then prompted with with an option to maintain the website in "Park Mode" for a much lower price $20/month. I don't need this, but I thought that some of you might appreciate the opportunity.

    Introvert Realtor?

    Took all my classes to become an Appraiser, but my heart is really with Real Estate sales. I thought becoming an appraiser would be easier because I'm an introvert, but Im starting to think I should do what I really want to do so im not miserable for the rest of my life. I'm an extroverted introvert......I'm not sure I can cold call, but I am definitely a people person once I feel a little more comfortable with the person. These days, can't I just market myself on social media to get clients instead of cold calling? Thoughts?

    I'm a newbie, been working the past month with no luck on leads/calling, never even set an appointment. All of a sudden I have 2 buyers possibly putting an offer on a home this weekend, and I've never even written a purchase agreement or gotten past the consultation phase ��. Any advice?

    How simple is it/how long does it take to get into real estate after I get my license?

    I am scheduled to take my course exam later this month and will then schedule my state exam for the license. How long does it take/how difficult is it to get into real estate full time after getting the license?

    I know I'd have to find a sponsoring broker, but is it as simple as reaching out to RE firms saying you are licensed and would love to work for them? (I live in Queens, NY- so we have a lot of little "mom and pop" family firms but then have the huge names that I'd imagine are fairly competitive and would overlook a new licensee like myself.

    My other question: How long did it take for you to transition into real estate full time?

    Seller did incorrect home repairs

    Have any of you ever dealt with this? Requested leak in laundry room behind the wall to be fixed and cleaned up (home inspector said the wall was full of water) and all they had their plumber do was tighten the washer box? The home inspector said the leak he was referencing he could see from the attic, but you would have to break a wall to get into.

    Is it ok to use more than one realtor?

    Hi guys, I'm in the market for a new home and have been working with a realtor for the last couple of weeks. He hasn't been very proactive and I was going to look into getting another realtor. My question is - can I use multiple realtors, or do I only have to work with one. Thanks in advance

    "Physical Location State"

    I live and am licensed in Washington, DC.

    From what I've found DC is a "physical location State" meaning; I can assist clients with transactions out of state as long as I don't physically leave my licensed state. Basically I can do it remotely.

    I'm having trouble finding information on how exactly this works with the other state, in this case Maryland.

    I have good friends who want to buy in MD and want to work with me but it will take at least 2 months to get my MD license.

    Anyone have any experience with this in practice?

    Shall i quit my job now?

    So, i became a realtor in Feb. i had no business till june. And from june till September, i did 4 sales. I have other 5 people who will buy till the end of December. My job is work from home. But it is very stressful. I got 3 months of savings to keep me afloat. Do you guys think I should quit?

    Advices/Tips from Realtors in Colorado

    Hello, I just started my RE class and I couldn't be more excited about it! I know it's going to be a long and hard work, but I am ready for that.

    I am wondering if anyone here is a Realtor in Colorado area? Any advices or tips?

    My most worried is that no broker will take me under their wings after I get my license.

    I also have an accent that I have been trying to get rid of. Do you think a buyer will be more likely to choose a Realtor with no accent?

    I (21F) need ideas for a Christmas gift for my brother (25M), who just got his real estate license. BUT it has to be homemade.

    So I have a big family and all of us kids are in our mid 20s, so we don't all have a lot of money. Because of this, my family does a gift exchange where we pick one name from a hat and only get a gift for that person, but the stipulation is that we have to make the gift. Also, they're not supposed to be little rinky-dink gifts. My dad has a lot of heavy equipment that we have access to so they've turned out to be pretty legit gifts (such as a laser carved wooden lamp with stained glass in the style of my brother's favorite architect). The brother whose name I drew this year just got his real estate license and so I was thinking about following that theme and wanted to know if anybody had any ideas? One idea I had was a handmade leather briefcase. So if anyone in the industry has a thought like "I look more professional to my clients with this item" or "I think this is a holy grail item," I'd love to know. Thanks for any help!

    Do I have to pay this month's rent for an apartment that is "immediate move-in"?

    How do you get higher priced listings/represent buyers buying higher priced houses?

    Should I Start Working Towards My License As A College Student?

    Hey, I am an 18 year old college student. While I realize that a degree is largely a wast of time for realtors, I am not paying anything rn and my online classes are pretty easy to get done with minimal time invested.

    If I want to explore real estate while in (online as of now) college rather than just dropping out to do so, would it be too much to handle?

    I realistically have two semesters of online school then I would have to move to georgia... Is one year enough time to explore this career before sticking with it and dropping out?

    I am looking to break my lease (rent) but my lease does not have any information about leaving or anything.     Becoming an agent for BHGRE Gary Greene?

    I have the opportunity to work with Better Homes and Gardens Real Estate in Houston, TX and I'm almost done getting my license. Any of you guys work under them? How is it? What about as an agent starting up? They say they provide training, free signs lock boxes, no desk fees, mentoring, "25k-500k a year" and all that to help new real estate agents. Is all of this true and I'm guessing they take a cut from our commission how much? What would you say about the experience overall and compared to other brokerages? Thanks in advance for your input!

    Moving from USA to Ontario Canada

    I'm currently licensed in the US but may end up moving and immigrating to Canada with my gf (job in Ontario) in the next few years. Has anyone else made this transition and an agent or know how it goes? How easy is it to adjust and what the difference between the job in the US and Canada? It wouldn't be a huge difference in style of homes/businesses or weather, as I'm already in the great lakes region, and an familiar with the minute differences in properties between Ontario and Michigan, Ohio, Northern Penn and Buffalo area (for examples)

    Any info or general knowledge would be appreciated

    Social Media Management

    I think having a strong social media presence is important for me (most of my clients are millennials, and I am one as well). Social media is a beast and requires so much time, which I find myself neglecting when I'm in the field with clients.

    Has anyone hired a social media management company or a virtual assistant for this and seen success? How did you vet the person you hired? Thanks for any thoughts on this.

    Can I file a complaint against the sellers realtor?

    I am going to try and keep it vague as we this recently happened today, I need advice for making a complaint. I put an offer that was accepted for a home in Florida, my realtor has been great to work with an unbeknownst to me shielded me from the sellors realtor who has been evidently very difficult to work with for some reason.

    The closing date came and went, the conditions set and advertised for selling the home were not met, I chose to walk away from the property since they didn't meet their end of the contract for selling the home. Afterwich the sellers realtor called my realtor and absolutely laid into her to a shocking extent, but whats worse is he also then called my mortgage lender demanding information pertaining to me and my loan or assessments etc. He was very unprofessional imo.

    I want to lodge a complaint but im not sure how to express or comment on anything legally, or any laws ethically he crossed in doing this. Any advice is apreciated, I have apologized to my lending officer and realtor, I had no idea he would do that as a reaction to my decision.
