    Legality of contract

    My fiance and I went under contract on a house last month. We agreed to 14k less than the asking price with the sellers. We had our inspection.

    It came back with significant water damage due to a leak in the crawl space. The seller made some repairs like closet doors and garage doors inside but did not touch the crawl space aside from fixing the leak itself (no repair to floor etc). We had a contractor evaluate who quoted us around 1k to fix the damage around the pipes.

    We agreed to fix it and eat the cost of it since they would not compromise, and scheduled our termite inspection. The inspection came back with evidence of termites. We decided this was too much and requested to break our contract based on that.

    The sellers asked for us not to do that, and said they had another termite inspector come out and say there were no termites. They asked us if we were still interested in the house.

    They said they were turning in a claim on their insurance and fixing all of the damage under the house. Insulation, floor joists, vapor barrier, everything. We said we would still buy the house after this.

    A day later our real estate agent called us (also their agent), and said the sellers new wanted 10k more than our contract purchase price because they were making repairs.

    This was laughable to us. They were selling us the hosue on the premise that it was perfect and now expecting 10 grand more because we found unexpected damage.

    We said we were under contract for the agreed price and would not be paying more.

    The real estate agent said the home owners now wanted out of their contract, and we were obligated to terminate because the text messages between her and us asking for a return in earnest money due to termite failure was binding. We told her we had text messages AFTER that that said they would be filing an insurance claim to fix the damage and still wanted us to buy their house.

    Our termite contingency is over tomorrow so we have to make a decision today.

    We are ready to be done with these people but we do love the house. My fiance doesn't want to break our contract if we have legal rights. We want to know what were dealing with. I told him since we did not submit in writing and get both parties to sign an agreement to the repair of those damages they could just not do them and wed be stuck with a house with 10+ grand in damages. He says they can't do that because they already filed a claim on their insurance and it'll have to be fixed. I disagree. Our agent is no help. What can we do?

    Arizona school exam question I can't answer

    A property sells for $55,000 with a 6% commission paid to the Broker. The salesperson gets paid based on a 2:3 ratio split with the salesperson getting the higher portion of the ratio. The salesperson's share would be:

    A. $1320

    B. $1980

    C. $3300

    D. $2200

    I'd appreciate hearing from a math wiz who can figure this out.

    Leasing agent exam practice test?

    Anyone know where I might come by a practice exam for a leasing agent? I'm taking the licensing exam on Saturday but the only ones I can seem to find are broker exams. If no one knows of one, what other studying methods have you used for exam time? I have a study guide I made that I've been going through over the course of three days or so once or twice a week but having some actual practice questions under my belt would be great if it's possible!

    Is there a better way to submit an offer than email?

    This is something that's blown my mind ever since getting into the industry. I remember asking my managing broker "Okay, so when we're finally ready to submit the purchase contract, where do we go to do it?". I assumed there was some official online portal, like a section of the MLS or something. When he said "You just email the listing agent" I was floored. Is this 1995? Is there really not a smarter, better, more secure way to do this?

    When I purchased my first 2 properties before I got my license, I always assumed when my agent told me he "submitted my offer" he was doing something more "official" than hitting send in Gmail.

    Now that I've done my fair share of offer submitting, I hate that I have to follow up with the listing agent by text/call just to confirm they received my damn email. Between spam filters and agents that straight up don't monitor their email very well, it's a pretty crappy system, especially considering this is one of the most important things we do as agents.

    Am I the only one bugged by this? Do any of you have more advanced MLS portals that incorporate something like this, or is this just the way it is?

    IXACT vs LionDesk vs Wise Agent

    IXACT has the six month free thing which is hard to beat... anyone know if I can export my contacts later if I want to swap? I'd like to make a selection I can really dive into for the first three years.

    Questions for Realtors and those working in real estate

    1. What is your most present problem right now?

    2. How do you go about solving it?

    3. What happens if you don't fix it?

    4. What would your magic wand solution be?

    5. Would that be worth paying for, if so how much?

    Context: I'm doing a project to solve a painful problem for someone with the goal being to find something so painful, you'd happily pay to solve it… it may totally fail but I think it will be fun…

    Buyers Agent or Listing Agent?

    Im brand new to real estate and just received my license. What is the best approach to making a killing in real estate? I understand that they want you to talk to you SOI just like any other sales position, but that seems redundant as most of my SOI are 20 something and I'm used to marketing on social media platforms and did pretty well in insurance advertising. But my question is would you rather be a buyers agent or a listing agent? I see being a buyer's agent being the more profitable choice due to buyer's wanting to purchase and maybe even having a home that they would want to sell. If anyone has advice or pros and cons between the two your advice would be very much helpful! Thank you all so much.

    Edit: My experience is in hospitality working for Ritz Carlton and JW Marriott as well as State Farm. I love talking and actually helping people which is where I feel there is a disconnect in real estate with agents just wanting a sale.

    Starting a Career at 19

    Hi, I'm 19 turning 20 in November of 2020, I have been thinking of careers and I've been extremely interested in becoming a real estate agent, I am a people person and I really like houses, I've bought my own this year and it was so much fun seeing the process. I'm wondering is 19 too early to start? I've been reading alot of posts on here and even people in there early 20's are having trouble do to there age, I'm looking into being a intern for a few years but is there any other options for me for starting my career in real estate?
