    If you didn't see my post from yesterday where Zillow is going to license their employees in your markets and will be joining your local associations, you will probably start to hear about it if you haven't already. Check out the comments, lots of great opinions there. Spread the word. When co-brokering with these agents or when talking to their past clients, make sure they're upheld to the same standards that you are held in regards to the law and ethics. Tell your peers to not let them push you around with all the corporate money they have behind them. I'm sure they're going to be under a lot of pressure to make this launch a success. Learn who is in charge, tell your brokers, and don't let them get away with unlawful and unethical practices. If they commit a violation, report it to the association or the state licensing bureau. Be fair and honest, but don't let them think they can roll out sloppy uneducated agents and get away with it. They have a duty to the public and other agents the same as you. Read up on your code of ethics and state and be prepared to deal with them. You are at the front line of this and can affect what the rest of us will deal with if and when they open an office in our markets. Do not engage in antitrust or unethical behavior against them, they are allowed to work in your area and the same rules apply, just keep your standards high and expect them to meet you there.

    OR don't and let them fail at this. Not sure which is better for the consumer though.

    Advice for young teen interested in real estate

    Hey there I'm 16 years old and I'm very interested in real estate. I've heard it can be a very fulfilling career path and doesn't require much education which is great. I would love some advice from some knowledgeable realtors. I would love to hear how you got started and how I can prepare myself down the line.

I saw recently an app where you download a set of pics and it returns the highest performing property pics to use as thumbnail to increase traffic but i can t remember the name

    Greetings!

    I'm relatively new to the real estate world (a few months). I got my license back in July and joined my firm in early August. I'm a fully licensed and qualified Realtor.

    Given the fact that I'm so damn new, I also happen to be a wee bit broke. But, I was fortunate enough to receive an interesting offer to serve as the assistant to one of the busier realtors in the firm, which is an awesome opportunity for me.

    I'm just wondering, what's a fairly reasonable wage to ask for, given the concession that I'm 100% fully licensed and can do all the activities that they can? Maybe you're an assistant, maybe you have an assistant. I'm just curious to know your thoughts.

    I'm in a MCOL area, if it matters.

    Companies like NACA (or advice concerning NACA)?

    So my sister told me about NACA and their benefits. Seems like it's too good to be true, but they're legit. It's great for me: I have a high paying job but bad credit. The only problem is, the only way to join is through their workshop, and their next workshop in English is Nov. 21st.

    I plan to move on Dec 1st, so I'm a bit worried. I'm the type of person that likes to be prepared far in advance. I'm wondering if either someone can reccomend another company like NACA, or tell me more information abotu NACA (like, do Spanish workshops have English subtitles? or, is 9 days enough time to get everything squared away for a mortgage)?

    [Florida] Any home inspectors out there? Realtors that deal with home inspectors a lot?

    So I am possibility looking at changing my career path or at the very least add to it. I am currently an apprentice for HVAC but have mostly been doing plumbing. I initially was curious about becoming a real-estate agent part time, but quickly realized that it was not a good fit for me.

    What I would like to do is learn more about the home inspection side of the house. Day to day work, are you in a company or self employed, ect ect.

    I have googled and there is a lot of information out there. Problem is I don't know whats good information or whats bad information. I found InterNACHI but honestly not sure if they are just there to sell their own schools/products.

    Refinance Referral Fees?

    What's up everyone, quick question. If someone reaches out to you seeking a refinance, do you simply refer them over to a lender? And if you do, is it typical for the lender to pay you some sort of referral fee? I know kickbacks are supposed to be illegal, but I wanted to see what you all do in these scenarios. Thanks!

    Did something unprofessional. May have burned a bridge.

    I left my brokerage overnight, without telling anyone, just to find some new opportunity out there.

    Two days later, the top-producing agent at my company called me and asked what went wrong, I was honest and she told me that she'd personally take me under her wing and show me how to attract the business I wanted. This agent is very well-known in my city and I was honored that she'd call me like this and I decided to take her offer.

    I left the team I JUST joined and got a call from the manager basically cursing me out and calling me a loser, etc and pathetic. Didn't even want to call him back cuz idk what to say there.

    I cold call for all of my listings and have managed to list 4 properties a month for the past 4 months and I guess my brokerage obv didn't want to lose that, but I want more.

    I feel like a snake, though.

    Thoughts? Anyone ever been through something like this?

    How to get a buyer to change stance on location?

    Working with a friend of mine who has is dead set on being in between his job (north) and his wife's school (south). Only problem is the price point he is at has very limited supply in the specific city he wants to be in. Even more so because he wants a MIL. If he would be willing to go North to where he works, there's more options and it's cheaper. But this comes at an expense of an additional 15 minutes of drive time for his wife.

    Any suggestions on how to approach them about entertaining the idea of going further North? His wife has even said about the 40 minute commute "Oh that's not bad". But he won't budge.

    [CA] Any thoughts on education through a real estate specific school vs classes at a community college?

    I'm interested in pursuing a RE salesperson license, and am trying to decide between enrolling in classes at my local CC (Sacramento community college) or attending an online real estate school. Either way it'll be online due to Covid-19 restrictions. Any thoughts or word of advice?

    Housing market crash 2021?

    I'm looking to become a realtor. Considering it right now. Not sure if it's for me. I lost my job as a personal trainer due to the pandemic and looking for a job. I'm also in the middle of selling a house and finished moving into a new home. My friend and realtor said to me that the housing market is doing great and the job is great. However, I just saw some new youtube videos and articles that the housing market is about to crash by 2021. What does this mean for me if I become a realtor? Less money? Harder to sell homes and find clients?

    COVID concerns during realtor's showings

    I am moving out of my current apartment at the end of October. The landlord's realtor wants to start showing this apartment asap.

    I have been very careful during the pandemic and my apartment has become a pretty safe bubble: almost nothing comes in without careful placement/disposal, handwashing, etc. I am very upset with the idea of groups of people coming in and out of this health space.

    What are my rights here? What can I request or require regarding the showings for my health and safety?

    PropertyBase with Google analytics

    Is anyone on here using PropertyBase crm and tracking website traffic with Google analytics?

    I am not sure I have everything setup right because it keeps telling me I'm not getting any traffic when I know I am. Any advice or input is appreciated.

    What about an air b n b realty combination?

    I'm remodeling my home and think this would make my place easier to sell because people could experience how comfortable and practical it is. It got me wondering. What of homeowners selling their homes let prospective buyers stay there for a few nights? For a fee of course. It could bring income in while empty homes are on the market and help get them sold. Maybe a great idea, maybe dumb. Let me know.
