    Small town agents

    New to being a realtor and will be going after our ski town which attracts people from as far as 250 miles away.

    Anyone have experience with working with small towns? Currently I am also running a management company for short term rentals there as many people use their home/condos for that.

    Realtor selling personal home

    We are selling our personal home. It's been on the market for 6 days no offers lots of showings. Feedback has been fair: priced right, small backyard, some of paint on touch ups have different sheen (older paint), great location and good room sizes.

    I understand it's maybe a little premature to worry but our suburb is a hot market not a lot of competition. However we are getting a bit nervous and may drop the price a little if we don't receive a offer after 10 days to get a new category of buyers.

    Any other agents here gone through similar scenario? Any tips or advice? We are staying positive but man, it's different when you're the seller in these situations. Thanks!!

    Advice on selling a home internationally

    Hi All,

    I'm a licensed realtor in Florida although I am not active which makes receiving a referral fee difficult.

    My uncle has a home he is looking to sell in the prestigious Metro Country Club located in Juan Dolio, Dominican Republic.

    He told me if I can sell the house and make money off the deal he's all for it. I've learned that they do not have an MLS in the DR so listing for a flat fee is out of the question. Typically homes are sold by advertising on brokers websites and through personal realtor/broker relationships.

    Does anyone have any advice on selling/ marketing or structuring this deal so I can get a commission or cut/assignment fee? Any experience with selling homes internationally ?

    When you know your buyer client lost his job, but you're heading towards closing?

    This is in the USA.

    So I just found out my buyer client, who is getting a conventional loan, has been furloughed.

    The lender has not seemed to figure it out yet, and we're getting close to closing date.

    And I advised my client that this is potentially mortgage fraud and he may have to sign something attesting to the veracity of his income, employment status, etc.

    And he wants to keep moving forward and take his chance that the lender will not find out.

    At this point, I don't want to have anything to do with this.

    But I don't know what to do.

    Do I need to do something, or just not involve myself and let the lender and the client deal with it?

    Getting leads through Facebook, but leads dont reply to emails

    As the title states i started running ads on Facebook.(I ran an ad with something in the lines of saying homes under $400,000 in your neighborhood for a list sign up etc) I ran for 15 days at $5 a day got 29 email leads and one phone call (which turned into writing up a contract which was awesome) however, i emailed all the leads i got with something in the lines of thank you for signing up can you be more specific on which town you are interested in, are you pre qualified, and are you working with an agent and not a single one replied back. Any ideas what went wrong there or is this typical?

    I'm a new independent company, ready to start recruiting and growing. Other than a high split , What do you offer that makes agents want to work for you instead of the corporate firms?

    And what do you pay to start?

    Has anyone focused on fresh recruits, meaning people working in sales in other industries that have potential to do well in RE?

    Can I sign with a broker while waiting for license to get issued?

    Hi, so I have interview a few brokers and my CA license application still hasn't being processed yet so I'm wondering can I sign on with a broker? What if I sign on with a broker but then I would like to switch brokers because I find out that their training sucks? Last I checked the DRE website and they are just barely processing applications from August 26th so is gonna be a while lol

    How long does it take to process your license after applying?

    I took the test last Friday, passed, and applied for the license immediately. It's now Wednesday and everything still says "Pending" on the IDFPR (Illinois) portal. I'm planning to change my name, too, so I'm looking at receiving the license as a step in the direction of actually being able to begin work (which will begin when the name change is official). How long did it take to have your license actually issued after your application?

    Accepted Offer, Planned Delays In Opening Escrow

    Hey everyone! I ran into an interesting scenario that I'm trying to wrap my head around and thought you'd be able to provide some interesting insights.

    I'm a lender in Southern California and some buyer clients got their offer accepted on a house. The RPA says the seller has 30 days to find a replacement property before the buyers' contingency timelines start. However, buyer's agent tells me we need to submit to underwriting immediately and move things along on our end, except for ordering the appraisal.

    Here's the thing... the escrow agent says escrow hasn't officially opened and won't provide wiring instructions to the buyer, any documentation to the buyers' agent's TC, or fees and prelim to my processor.

    I'm familiar with a seller in possession, but I've never encountered a situation like this: where I've been sitting on an approval for 30 days and can't do anything with it, while escrow isn't even technically open. The seller can't find their next home and the buyers are upset that nothing is happening.

    How common is this? Have you experienced this type of situation?

    My (Buyer's) gave the sellers agent my banks appraisal, my loan info, inspectors notes and the estimate range from my roofing contractor. I have no leg to negotiate on, what can I do?

    "my agent" gave their agent a look at my cards at the poker table. Under our contract it says that my (buyer's) agent "MUST provide reasonable care, undivided loyalty, confidentiality and full disclosure".

    Determining Today’s Rate for Market Float With Rate Lock Option

    FTHBer here. In the disclosure, we understand our interest rate (2.875) is floating. We understand that we have the option to lock the rate until 15 business days prior to closing, and our lender is requiring the final rate to be locked no later than 7 business days before closing.

    Where do we get the specific rate interest rate from on any given day? I understand that rates fluctuate, but what is the specific source to determine what the lender is using today? Do people just contact the lender and say, "what's the rate today?"

    Trying to get clients offer accepted

    So I'm stuck, I threw an offer for a home for the fifth time already and it just backfired and get denied. Most recent one, I thought we had it in the bag because we kinda learned our lesson and front up some more money because it's a obviously a sellers market out here in San Antonio Texas. We offered 5k over the actual listing price and willing to pay ALL closing cost. Listing agent calls me saying there were two offers on the table including ours. Wanted to see if we were serious or not in buying the home. Told her I have some motivated clients right now and they would love to move in quick as possible. 30 minutes later emailed me back saying they took another offer 🤦🏽‍♂️ any way to make our offers more "attractive" we limit our Contingencies but what are main ones to cut out if you want to win a offer?
