We lost our dream house...was there anything we or our realtor could have done differently? Posted: 21 Nov 2020 08:17 PM PST My husband and I have lived in our "starter home" for 7 years, and 3 kids later we are ready to find our forever home. Two weeks ago, I received a new listing via email—and as I started scrolling through the photos, I just knew...this was our home. After touring it, my husband was convinced as well. It was a beautiful brick house, 7 minutes away and in our same school district (so the kids wouldn't have to switch schools!). It had a 3 car (tandem) garage, high ceilings, a 4 seasons room, a heated in-ground swimming pool and a big backyard for the kids to run and play in. It also had a perfect playroom for our kids, a home office for me and a large finished basement with a ton of storage. It was everything we wanted and more. We told our realtor this was the one and put an offer on it that night. It was 6 pm on a Friday... Before submitting our offer, our realtor contacted the listing agent and told her we were preparing an offer. She told him they were preparing to send a counter to another offer (below listing) and asked our realtor what our offer would be. He told her it would be lost price, and she said, verbatim: "List price will get it done." After the offer was submitted, the listing agent even called our realtor to walk through all the paperwork and make sure everything was in order. We didn't have any contingencies, our financing was good, and our realtor told us he thought it was a done deal. The listing agent told us we'd know officially by the morning. Here's how our conversation (over text) went with our realtor the next morning... ((8:45 am)) Me: any update? Realtor: I haven't heard anything back yet, I'll give them a call ((5 minutes later)) Realtor: just got a text back from the listing agent—"seller has 3 offers on the table right now and is reviewing them all, you'll have an answer by noon" Me: oh man...they got a third offer? Is there anything we can do to increase our chances? Can we ask that they let us know before accepting another offer so we have a chance to raise our offer? Realtor: nothing except raise our bid. Our financing is good unless they have a cash offer but I doubt it. She's not going to call for highest and best I don't think so we would need to do something now if we are Me: I mean do you think our offer was good? Do we have any reason to worry? Realtor: I think we gave them a good offer. Someone could always pay more but I think it's worth what we offered. I don't want to spend your money but also don't want to say we are good and lose it. Me: ok, guess we will wait it out. Realtor: I think we made a good offer. ((25 minutes after listing agents previous text)) Realtor: listing agent just sent me a text—"seller has decided to move forward on another offer and are very grateful for your buyers. If anything changes I will let you know right away." Nothing we could have done. According to comps it was priced at the top of where it should have been. Me: can we call them and ask to counter? I feel like this is our house ((5 minutes later)) Realtor: just got this text back from the listing agent—"thank you, they have already accepted the other offer, it was considerably over asking price and they chose to go in that direction" And just like that...the house we had mentally moved ourselves into and pictured summer at the pool, Christmas with family...was gone. I was (and still am) devastated. I just wish I knew what we could have done differently. I'm trying so hard to get over this house, but it's so difficult because there isn't much on the market right now. It just really felt like that was supposed to be our home. I want to be prepared for the next dream house that gets listed...can someone let me know if there's something we or our realtor could have done differently here? We are heartbroken over this house and would like to avoid a similar situation in the future...thank you! ETA: We are the first position backup offer (list price + $6k) on this house... but we did find out yesterday that the house has already passed inspection and now they're just awaiting the appraisal. We're assuming at this point we've lost it...should we stop holding out hope? Would raising the amount of our backup offer make any difference or just be a waste of time? [link] [comments] |

Posted: 21 Nov 2020 01:00 PM PST Hi all, Im pretty new to real estate and this client is the closest I have gotten to closing a deal. She is a family friend, and is moving down to Florida from Boston within the next 2 months. I have gone through 2 homes and videoed them for her, and one of them she loves. She is planning on coming down in 2-3 weeks to house hunt, but Im worried this home will get an offer before then (maybe Im just being apprehensive... the home is over the 1 mil price point and has been on the market for 40 days). My questions for the realtor community are 1) what are all of the options I can give her on locking this home in (but still having the chance to back out), and 2) what are some ways to encourage her to make a move now? This goes for any home we may come across in the next few weeks. [link] [comments] |
