| Posted: 08 Dec 2020 09:37 AM PST I've had a difficult seller who has fought me on every thing since the listing agreement was signed and I mean everything. Scheduled to close soon and I'm not anticipating a good review at all. Some of the things they are angry with include: wanting realtor to contribute towards home maintenance bills, not getting a bid war on their property, having to negotiate repairs after inspections. I'm at peace with it all because I kept it professional and real on my end. What can I do to avoid a terrible Zillow review? Should I delete my account now before they have an opportunity to ruin my reputation ? [link] [comments] |

Posted: 08 Dec 2020 10:30 AM PST I'm seeing a lot of lower co-broker commissions being offered and sellers pushing back on listing commissions. I lost a listing last week to Redfin purely over commissions. And got suckered out of a commission by Rex too (oh sure we'll pay a commission! Write an offer and the seller refuses to pay and my client wanted the house...) I get that its part of this crazy market. Just wondering if you're seeing this too? [link] [comments] |

I am getting started in the real estate industry and one of the techniques I have started using is buying people coffee. I've set up a new promotion with the shop, so that when a customer comes in and mentions my name, they receive $3 off their order (or the equivalent of a coffee). Just started a couple of weeks ago and already have lots of people reaching out to me to thank me and tell me that they've told their friends about it as well. I just started doing this recently, so I am still waiting to see the boost in business from the effort, but I was curious what everyone thought. Posted: 08 Dec 2020 10:32 AM PST We are the backup offer on a home, and we just found out they're already past inspections and now just awaiting appraisal results. Sellers agent initially told us the winning offer was "considerably above asking" so our agent thought we might have a shot if the appraisal came back low. I just recently got into the biz, and I want to reach out to everyone I know or used to know (via email), I just have no idea what to write... I've had about three deals, and each one I have encountered admin issues with my market center. Some of the issues I have with KW -Our interface is always faulty -Very pyramid schemy feeling, a lot of rah rah rah- doesn't motivate me -market center is unaccountable. Lots of issues. -Not very helpful. When I asked team lead how to submit an offer he literally said "I havent filled out a contract in years sorry" my coach was unresponsive. No one wanted to help me, I lost it. -super disorganized. Been with KW since mid April.. I have 60/40 split due to productivity coaching, I pay $86 a month. I dont use the office ever. I am in the Chicago land area. Does anyone have an awesome brokerage they have had a wonderful experience with? Thank you so much. [link] [comments] |

List agent fucked it up so she was going to pay someone to fix it...sounded like an issue I had with my own garage door so I figured ill go by and try and fix it for free...so I went over and about 30 minutes in I got a major urge to shit...can I hold it? Surely I ca.....nope nope can't... I knew it was gonna be a bruiser, I felt it. I walked to her bathroom non chalantly, they're still moving in so boxes everywhere, tons of friends over helping... I unload quickly on the toilet, dropped a nuke and knew I was in trouble....so for a good minute I sat there and soullessy stared at the water revolving around my shit as I contemplated what to do to avoid asking her where a plunger was...after a minute long stare in a deep horror I searched the small bathroom, even for a toilet bowl cleaner to chop it up with, nothing.. i left the sink on to act like i was doing a long hand washing to buy time to strategies. I waited til I heard her walk away to the next room and I dashed to the master bedroom in hopes id find a plunger....I didn't. I walked head down to the room they were in ( her and multiple friends) and asked where the plunger was.... dug threw boxes, found it, unplugged, fixed garage door, smoked a cigarette with her and left ashamed [link] [comments] |

| Posted: 07 Dec 2020 07:47 PM PST I have been licensed for 5 years but only recently started working with a team. The team leader is a hard worker and smart and does a lot of business, I am learning a lot. The first 4 years I basically sat on my hands. I started the year strong and closed a few large buyer deals and was super motivated, the change of scene was exactly what I needed. After some time I am still working just as hard and I think I am doing exactly the same things but I can't close buyers, have not gone on a single listing appointment and the leads I approach are all fairly weak, low price or low quality buyers. As an example I showed a buyer 83 properties in the last 2 months. He has been putting low ball offers. I gave him a CMA. He doesn't care about it because it's his money & he decides. Nothing worked he can't decide. This is just one buyer, I have a few but it gives an example of the type of stuff I have been working with. I have also been given lots of leads and I can't seem to convert anything but the lowest weakest buyers. I was doing so much better then I started, I feel like I am getting worse. My question is does anybody know if those messages go straight to the agents business email or does it go to a realtor.com inbox that they log into separately.
