    Hi everyone-

    I'm a new real estate broker in North Carolina and there seem to be conflicting points of view about the efficacy of social media in producing leads.

    Has anyone here had significant success with social media marketing, and if so, what strategies and tactics do you utilize?

    My broker doesn't think i should list my family home...

    Backstory: my dad died about 2 years ago, and after a year had passed, my mom decided she was ready to move on. She signed a contract with my broker for a new townhouse in my area which should be ready soon.

    We (my siblings and I) have worked with mom to downsize the contents of the family home and make small repairs, and now it's ready to list.

    Mom wants me to be the listing agent, however my broker thinks SHE should list the house herself. She thinks I know too much about the house, therefore I would have to disclose EVERYTHING I know about it, which "would hurt the sale".

    I realize she is much more experienced in RE than I am, however she knows NOTHING about this particular suburb. Does it really matter that I grew up in this house? There's nothing wrong with the house that we (the family) know about, so there's nothing to hide.

    Is it a conflict of interest to list your family home??

    Broker helping agents

    I have 2 agents needing leads. Both of them work and live in a more rural area. I don't believe my forms of lead generation work as well for them because I live in a major city and have more fish in a barrel as well as a steady stream of referrals. I'm going to set them up with post cards hoping they can farm the areas they live in, but I'm not sure that would be enough for them to be successful. So, agents that live and work in smaller towns and rural areas, what is your bread and butter for new agents trying to obtain and generate leads? Thank you in advance!

    Email/Internet only options

    I was wondering what suggestions you would have for someone who has plenty of free time but cannot speak on the phone for the most part. I can text, email, and use the internet but will not be able to speak on the phone/zoom etc.. I'm wondering what I can do for these times to prospect for new leads? I'd like to start in free areas and branch out toward other avenues such as ads etc.

    Typically I will spend 1-3 days per week unable to use the phone, but would like to make the most use of my time. Just curious on what you all would do in this situation?

    “Notice of sale” or “Notice of listing”

    How to be resourceful in the face of low inventory?

    I'm a new agent having trouble converting some clients due to lack of inventory. Where can I look besides the MLS to find properties? I know FSBOs, Coming Soon, and Expired listings. What else?

    Should I expect anything from this agent?

    Had a client that I helped find a condo for, when they moved to town. Stayed in touch, all was good. They start looking at either flips OR a larger home with land. We look at both; I can't nail them down.

    They find a prop, out in the country and b/c I was not familiar with the area, I referred them to an agent I knew, who did. The agent and I had agreed on a referral amount; paperwork was sent, but she never signed. My clients had their condo in town ( that I helped them find) and I was talking to them about listing it.

    Anyway, this 2nd property worked out and they closed. AND they listed the condo with the other agent, lol.

    The other agent said that since this was not the original property, she didn't think we still had an agreement. I am pretty pissed but I also want to just drop it. Thoughts?

    Get incorporated or form LLC?

    I'm a first year agent currently on a team. As I increase my productivity in the future and potentially have a team of my own, would it be beneficial to form and LLC or get incorporated? What are the advantages?

    Christmas Gift Ideas for Clients?

    I'd like to get every past and current client a Christmas gift with a Christmas card, but I'm not quite sure what a good mass gift would be. Some of these gifts, I'd deliver personally. Others, I'd have to mail to clients who are now out of town. Christmas cards are easy to pick and write out, but I'm not quite sure of the gift.

    Need Some Company Name Ideas!

    Hi Guys!

    I'm a Realtor in the Greater Toronto Area. I have been in the industry for about 1.5 years now and want to rebrand.

    What I mean by this is, I want to recreate my social media accounts (Instagram, Facebook, Website) to a different name/brand.

    I would like to refrain from using my first or last name in the company. Thinking about something that brings my young talent and tek sevvy nature to the name.

    I do both commercial and residential. I'm 23 years old.

    Hello, I have been thinking about applying to be a real estate agent myself. I noticed on "WillRobotsTakeMyJob" 97% of people predict brokers will be automated. Any thoughts on this?
