    Me, and I'm assuming most realtors understand our markets and what offer we need to come in at to have a chance at securing the home. If a house was 30% over priced in a slow market I would suggest a 30% lower offer with no thought ever crossing my mind of getting a lower commission. That works out vice versa as well. Just my rant after hearing this a few times this week.

    Redfin?

    So I was just offered a real estate agent position with Redfin. It seems like a nice company, they cover your expenses, offer benefits, and provide you with leads. I've read some mixed reviews on the company though. Does anyone have any feedback on their experience with Redfin?

    How long do I have until I have to sign with broker.

    I'm currently taking my RE course and I was hoping to sign w a broker at a city we're moving to in the summer. My question is if I finish my course say in January, can I just wait until we move and then sign w the broker there?

    Exam help����

    Hello everyone.

    I'm in a bit of a pickle and I was wondering if I could get some advice/help from all of you. A very good friend of mine has been trying to get her real estate license so she can earn some extra income. She has past the national part of the test but is failing the Virginia state portion of the exam by 1 - 3 questions everytime.     Video Tours Question

    Hi All,

    I've just gotten my first listing since being back in the game and made a video for it which I'm really proud of... Paid a mate to drone the neighborhood/above the home, used a cam stabilizer, got a musician friend to make the music and overlaid my voice over with facts about the home and community and have my info on screen at all times.

    Lots of great feedback from people, even my videographer friend was very impressed. It's on YouTube, Twitter, Insta, my website and promoted heavily on Facebook.

    But, I've had nothing. No response.

    Could it be that I've given away too much in the video so nobody's bothered on finding out more?

    I really want to try more videos of me giving market updates or community tours, lots of stuff, and hoping that by giving the info people will use my services as they've seen the value. Or am I thinking of this from the wrong angle?

    I'm also wondering if it's because of Thanksgiving and the holidays coupled with the pandemic. The property is, I hope, priced right as it's slightly higher (5k) than the neighborhood comps and there's a similar home 10k higher than that currently on the market...

    Any thoughts would be greatly appreciated guys. Thanks!

    Private Island!

    How the heck do you have septic tanks pumped on a 1-acre private island? Is there a standard process? Barge? It's in the northern US so maybe people just wait until winter and the trucks can drive out to pump it (I know this sounds crazy to southerners, but we drive our half-ton pickups out on the ice all the time)???

    Tell Me Your Scam/Fraud Stories

    Just like the title says. Tell me your stories of attempted scams or real estate fraud. I am entering my third year in the business and I'm really hoping this was a one-off.

    I recently had a million dollar transaction fall apart because it turns out the buyers (who I represented) were trying to commit real estate fraud. Without giving away any identifiable details as the sellers may try to press charges, the buyers lied continuously and tried to bullshit their way to the closing table once we were under contract.

    My pride is currently healing from a) being bamboozled and b) not receiving that sweet commission check after a lot of work. At no point did they exhibit any red flags. Nothing out of the ordinary happened until they missed the first deadline in the contract.

    CRM

    I can't find a recent post or comments in the weekly thread. Not a new agent- close about 36-45 deals a year depending on family circumstances (new baby or sick parent taking priority). Looking for a new CRM. Our company is switching to a new platform that I am not pleased with and curious what others use. Any thoughts or tips? Thanks!

    360 Cameras and virtual tours ����������

    I am looking into buying a 360 camera setup and virtual tour software, and making my own virtual tours a staple part of my listing advertising. Has anyone done this? What are the difficulties you've faced, and what software and camera do you prefer?

    Hello, i'm 16 years old. i've been doing research on real estate and it seems pretty interesting. i'm not the type of person that likes a quote on quote "normal" job, and i dislike school. i've been trying to find something that's for me. As of now, i'm investing into the stock market. i want to try my best to have things planned out and maybe going for my real estate license when i'm 18 is something i should do. I have several questions though. Should I start that early? How much should I have to start with real estate? What is the process of getting into real estate, getting connections, trying to buy and sell your first property? The point of this post is basically to have these questions answered, and try to get a feel of what you guys think, and maybe i can learn some more to see if this fits me. Thanks.

    Desktop computer application for property "state" management.

    I recently got tasked to make an application to manage the current state of sub properties on a plat map. State being designated in a certain color. It basically saves them from going back in and manually editing the Illustrator file. There would be other information attached to this. The format is SVG / Adobe Illustrator in order to be large-printer friendly. Progress has been good, and they have made all milestone-based payments according to our agreement. They have not responded to my last two emails over the past week. I am here to gauge interest in such an application.

    Sphere marketing, what an I suppose to say to contacts I haven't spoken to in years?

    I'm a new agent and the advice given by everyone is start with my sphere of influence, no news there.

    I'm just a little unsure what I'm supposed to say to people who I haven't talked to in 2, 5, 10, 15+ years. I don't want to just come out asking for business but I don't see a great way to connect with a Facebook friend of someone from high school that I was never that close with to begin with (as an example)

    Any recommendations on how I can make these conversations more engaging and less sales-y?

    Any realtors on motorcycles?

    Ok odd question I'm about a week or so away from completing my class and getting my license. I have two vehicles currently, a slightly modified subaru wrx (2016, 4 doors, clean and presentable) and I also have a little Harley Davison iron 883 motorcycle. I have heard I will be driving a lot and I live in Phoenix, Az. Lots of mileage to be driven from one side of the valley to the other. My question would be, would it be wildly unprofessional of me to use my motorcycle often enough to balance out the benefits of the gas mileage savings it will give me? Clearly I will not be taking clients on my bike, and I can wear a backpack with my laptop and any documents in it when needed.

    I am debating on getting rid of the motorcycle in favor of a small 4 cylinder suv, but sadly that will need to wait until I close a couple units. Thanks for any advice on being a wild real estate agent on a motorcycle.

    Question for realtors - need advice

    I need a real estate agents perspective. I started a window cleaning business and I think I came across a good idea. I assume realtors want a house as clean and presentable as possible to show its potential. I was thinking of going to real estate offices near me and giving each a flyer and my business cards. I would offer a 10% off real estate agent discount and to clean all window screens for free.

    My question to all of you is this: how should I approach this so that agents respond to my services? If I were offering this to you, what would sway you toward hiring me?

    Is there enough time in a day for someone to be a successful agent while working a 9-5? Is being unavailable from 9-5 just too disruptive?

    I'm contemplating getting my license and starting training with a team. I'm young and don't have a wife or kids. I understand the absolute grind doing this would be but that's what you're early 20s are for right? But even if one manages to be disciplined enough, are the time constraints just too great to be productive and competently perform your duties as an agent (closing deals,meeting with clients, paperwork etc.)?

    Also, I assume being on a team requires time in the office where you're expected to be available during traditional office hours ie roughly 9-5. Is there such a team that works and meets after 5?

    I love my agent a lot. He's seriously got to be the best agent in the country.

    This is going to sound corny, but are there any awards I can nominate him for? Or other ideas on how to get him recognition in his field? I will of course give him plenty of referrals and glowing reviews in all the appropriate places, and let his agency know.

    Zillow isn't syndicated the photos I posted to mls. It's still using the listing photos that the FSBO has used. They deactivated that listing. Can anyone help?

    Weird question

    Ok- first time here, and google provided no answers. I have a friend who is moving out of state. As she is in the process of selling her home and buying another, the home she is purchasing is being considered a second home (first home hasn't quite closed yet, everything is happening on a time crunch for her, including her job offer which isn't official yet as she hasn't signed all her paperwork yet).

    Anyway. This is where I'm confused. Apparently, the realtor she is working with to buy the new home is wanting her to set up some kind of 6 month lease to "prove" she had the money to pay for housing... her realtor suggested that she, instead of wasting money on an actual lease, work something out with a friend who would then let her out of the lease. Does this sound like something that happens? Is it legally sound? Is there anywhere I can find more information?

    Juggling Listings

    I am 19 in college, and juggling (my first) three listings. I am extremely grateful to have gotten so much business only a few months in, but I'm drowning with these listings.

    Does anyone have any advice for keeping costs low? I'm a college student, and have yet to make a sale to reinvest into my business.
