    Realtors: Private deal

    Realtors: Private deal

    Private deal

    Posted: 26 Dec 2020 08:31 AM PST

My realtor and I have currently been looking for a vacation home to be used as a short term rental in a very hot/tough market, through the channels of networking I've come across a private deal that I could not pass up on. The catch is, the vendor does not want to use a realtor and pay realtor fees, my realtor does not yet no about this deal, what is my obligation to him at this point? Is it bad if I pursue this deal on my own without my realtor?

Update- I do have an ER agreement from a offer we made a couple weeks ago that was not accepted, it expires Jan 31, 2021...I guess that answers that question.

Which realtors do a great job in your opinion with social media and/or website? (In your market or elsewhere)

    Posted: 26 Dec 2020 05:31 AM PST

    Hi all,

I'm just trying compare the different ways realtors utilize social media and websites and gauge how they're perceived by others in the industry and their client base. If it's not breaking any rules, could you please comment with accounts or sites you think do a good job?

For transparency, I'm asking as both a web and marketing consultant and licensed realtor.

    does anybody else give up?

    Posted: 25 Dec 2020 07:18 PM PST

I haven't real estate in almost 2 years. I got my license and tried to do the cold calling, door knocking and failed at both. I couldn't make enough money to pay for the mls fees. I gave up and realized I didn't have enough confidence or not enough money. I feel like shit every time someone asks me "aren't you in real estate?" I want to do do something with this license. But I don't know what to do anymore. Any body feel like a failure?

If I have a family member that flips houses, how can I go about taking all of his houses and make profit off them?

    Posted: 26 Dec 2020 12:32 PM PST

Hi all. I will be taking the state exam soon and looking forward to a fruitful start. However, I have a question concerning my family business.

I have a family member that flips houses for a living. What should I do to accommodate/secure my spot in this business as far as being the realtor for them during the transaction?

Southern CA Realtors: Tell me about your experience!

    Posted: 25 Dec 2020 01:06 PM PST

Hello all! I'm in my mid twenties and after working in my field (marketing) for a few years post graduation, I'm starting to look for other options since I like marketing but it's not exactly a passion. My mom was a realtor growing up and I've always been very interested in realty. I love the idea that I can work harder to get a better roi whereas I feel like working in a corporate environment has some limitations that I don't fancy.

Anyway, I'd love to know the experience of some SoCal realtors. I hail from Pennsylvania and in my home town I'm fairly aware of the market - the houses are around $100-200k so it's a bit different than out here where the median is much higher! I'm wondering how competitive the field is here in SoCal, how good of a fit it is for a younger person, and overall what your experience has been. How many properties could I expect to sell in my first year / how much money would you suggest I saved before I tried out the field?

Thank you all and happy holidays!

    Florida HO6 policy average cost?

    Posted: 25 Dec 2020 07:57 PM PST

Anyone have a guesstimate on average HO6 policy costs? Bought a condo in '16 and it was approx $50/month at the time. Recently got a new policy and is now over $100/mo for a 900 sqft unit.

Going to shop around this week, curious if anyone has recommendations, experience, ballpark figures.

Also, are rentals cheaper or more expensive than owner occupied? My unit is currently rented to a tenant.
