    Today’s my Brokers exam day.

    Posted: 12 Dec 2020 08:49 AM PST

Hi everyone, I am going on for my brokers exam in an hour. I am nervous as hell. I'm re taking the national portion. I missed by 2 points last time. I hope I learned at least two points worth of material in the past 3 months lol. Wish me luck.

    Is it worth it?

    Posted: 12 Dec 2020 09:46 AM PST

My dream job, opening a store front has been shut down because of COVID-19 and USPS. I'm now looking at other professions. So my question is, is it worth it to you? I love being social with people and loved my store front business and selling items. Please don't give me hate, I've been getting a lot of this lately with our business and can't take anymore 😅

i really could use some help. i'm trying to assist my elderly mother move out of her house as she can no longer live alone. i'm struggling with what to do with all of her belongings. any of you have recommendations on how to find someone to help us out?

    Posted: 12 Dec 2020 05:57 AM PST

we had an auctioneer stop by and he said there's not enough stuff to justify an auction. i have most all of the household goods packed up in open top boxes and categorized. the idea of just giving away everything she spent her entire life working to buy to goodwill doesn't sit well with her. are there people who just buy bulk lots of household goods? if so, how do i find them?i'd really appreciate some input as we're starting to stress out about what to do.

I was sent an invoice from a Realtor that I never had a contract with.

    Posted: 12 Dec 2020 10:54 AM PST

My wife's cousin bought a house and used a realtor and was showing my wife some houses he showed my wife one house. Then she saw a house they are building across the street. Meanwhile we never signed a brokers agreement or any contract. We talked to the listing agent and said if you pay closing costs. We will do the deal with you because it was cheaper and the other realtor was out of town. Then my wife received an invoice from the old realtor for the commission on the house 15,000$. Is there any way he can put a Lean on the house or any ground to stand on!!

    Please let me know

Am I being an annoying seller?

    Posted: 12 Dec 2020 12:47 PM PST

So I don't have a lot of confidence that my listing agent is doing a good job actually selling our house. She hired a good photographer and hooked us up with a stager (we paid) but outside of that I feel like she has been falling short. Our house is listed for just under $1 mill. I have to confirm/decline showings thru an app (which is difficult to propose new time if a time doesn't work). She sends an email through the showing app to follow up on showings. I feel like I have to poke her to follow up. We finally got an offer after I told her to follow up on a past showing and she is on vacation. The offer was low and it took me finding a comp to get the buyers to meet us in the middle. It's like she does the bare minimum and isn't really selling our property...like follow up, talk it up, say how great it is. Convince the other realtors to convince their buyers to put in offers. So here is my question-I am assuming she is returning from vacation soon and we have a few days of attny review before we are technically in contract. Do I ask her to follow up with the other parties that claimed they were going to put in offers? Tell her to follow up on the showings we have this week to make sure they know they only have a couple days to put in an offer if they were interested? The offer we got was good enough (not our listing price) but if there are potentially better offers out there shouldn't she tease them out before it's too late? Please let me know thoughts!!

I have a list of every investor in my market. Now what?

    Posted: 11 Dec 2020 04:14 PM PST

I've been an investor in this market for several years, and a realtor for almost two years. My network is small so 'organic' lead gen from my sphere has been tough. I decided to double down on my skillset for 2021 networking and marketing.

I've been working hard putting together a list of nearly every investor in town. It's nearly complete but I'm facing the daunting task of how to leverage it...

I have some ideas but thought I'd bounce it off the vast pool of knowledge and experience here!

Considering moving from big traditional to Redfin

    Posted: 11 Dec 2020 09:19 PM PST

Who has transitioned from traditional to Redfin? What were your challenges and how did you find solutions?

I've worked on roughly 20 transactions with my team's top listing agent, and have closed 7 of my own. The opportunity for salaries pay and benefits is attractive.

What made you switch from traditional to Redfin?

    Anyone here partner with Redfin?

    Posted: 11 Dec 2020 03:32 PM PST

I got an email from them asking to be a partner referral agent for a 30% referral fee. Which I'm open to. They want the emails from 20 past clients to verify that I'm a good agent. I don't love the idea sharing my clients info with them.

Anybody had good results or do they just give you shit no one wants?

Looking to career change at 24 yrs old into Real Estate. Advice?

    Posted: 11 Dec 2020 12:47 PM PST

Hello, I'm looking to get into Real Estate (perhaps part-time at first) as the world is changing drastically and I need to switch to a career that can offer opportunities like commission, flexible hours, etc.

    My main questions are:

    1. Any recommendations for schools to obtain my license at/complete my pre-licensing education at?
    2. This is looking far ahead but does anyone know of good brokerage companies to work for (can be anywhere globally) I am technically located on the west coast (California) but I'm open to moving if there are exceptional brokers I can work for elsewhere.
    3. What is something you wish someone had told you before entering this career?
