    Pre-approved, can I add 20k to my bank account?

    I got pre-approved last week for when we start house shopping, and GME has come through for me for about 20k so far. Will I be denied a mortgage if my bank statement shows a 20k deposit after pre-approval?

    Looking at buying a mobile home park — what questions should I be asking?

    A friend of a friend is looking to sell a mobile home park in the midwest and the offer seems favorable. I have the money to buy it with cash and I'm looking to diversify my holdings, but I've never owned real estate let alone a mobile home park before and would like some tips so I know what I would be getting into.

    From the research I've done, it seems some aspects of the park are favorable (for example most lots are occupied by tenant owned homes and the cap rate is over 10%) but it seems that the main issues are that the park uses well water and a septic system. What questions specifically should I be asking about these, or in general? Any inputs would be appreciated.

    Recently bought home w/ VA and already hate it. What are my options besides selling?

    We bought our home sight unseen with VA loan in late November of 2020 and already hate it. We thought buying below our budget and targeting median home price would be wise financial decision but the layout sucks, our furniture doesn't ft, there's zero storage, list goes on.

    Ideally I would like to keep my current home as a rental (it'll cash flow decently here) and buy another home with FHA. Do I still have to wait a year to do this?

    What I definitely don't want to do is sell this house and lose money with closing costs..

    Appraisal Certification w/ Multiple DUIs in DE

    Hello there!

    I realize this is a general real estate thread, but I figured I would try and spread this around as much as possible. I have a friend who lives in MD, but has her training license in DE and is training for her certification. She has 3 DUIs on her record, the most recent being March 2020, and she has since quit drinking altogether. She received her training license while having 2 already on her record.

    My question is this: Has anyone had trouble, or does anyone know anyone who has had trouble, getting their appraiser's certification with multiple DUIs on their record? They aren't criminal offenses, but traffic offenses, and her first one was over ten years ago in the state of Ohio. Any information would be appreciated!

    To Pay Off Mortgage Or To Reinvest, 2021

    I'm stuck because I realize there are two sides to this coin, especially with the pandemic. Currently, I have the capability to pay off my mortgage. However, I also see the flip side of using the cash to reinvest in another rental property. My issue right now is that even though it seems that there is light at the end of the tunnel for this pandemic, I do not know whether or not to wait it out and simply use this time to pay off my mortgage or to go for another property. What would you guys recommend if you were in this position?

    Empty properties sell faster?

    I want to sell my apartment because I bought another one that is not ready yet. I feel that those interested are not comfortable making visits. I want to know if it influences something my family is still living in. Is it better to leave it empty or does it not interfere?

    Edit: I guess I was misinterpreted by you, I mean empty by people living in, not furniture.

    My boyfriend has been served a "Notice of Termination of Tenancy" and "Proof of Service" papers by his own roommates. He is on the lease agreement as well. Can the roommates really evict him like that?

    Is it possible to be evicted when served two forms by fellow roommates? "Notice of Termination of Tenancy" and "Proof of Service" My boyfriend is on the lease agreement, so I understand how that would be possible It's just signed by the two roommates, it's not court ordered papers.

    How do I become a Real Estate Agent

    So I want to become a real Estate agent. For any veterans that are looking at this post, any tips? Do I need to be sociable or do i need to network with other people. should i go high end first thing? Or should i work as an assistant to some real estate agent to see how they do it. Or am I over thinking it.

    Just wanted to run our situation to see if there's any advice or we're missing something. We are trying to get a loan but were informed we will likely need a one-year lease agreement. DTI is too high so we have to rent out our current home to get pre-approval. Doesn't this put us in a bind or catch-22? In order to move out, we need to find a tenant, but in order to find a tenant, don't we need to move out?

    Or are we suppose to move out of our place and rent a place until we can find a tenant for our home, be pre-approved, and then shop around? That route seems very tedious and wouldn't be preferred because of essentially moving twice or having to store our stuff away. Please help!

    Horrific lender for refi; any repercussions?

    Tl;dr: the lender we're currently using has screwed up almost every step in this process. Besides writing an honest review, is there anything we can do about this?

    I'm someone who takes the "honey catches more flies than vinegar" approach when things go wrong. With that said, our experience with our current lender has been SHOCKINGLY bad.

    -they sent confidential info via email instead of using secure portal

    -sent me another customer's file, including SSN/address

    -sent the wrong closing disclosure four different times

    -used wrong payoff amount for our current mortgage and screwed up the cash to close every time

    -have scheduled closing three different times now

    -icing on the cake: just got off the phone with the attorney who oversees the paperwork who is at our house right now while my husband and I are both at work because lender gave attorney the wrong time

    Obviously I'm furious but is there anything I can actually do about this? I work in a customer-facing role myself and I would have been fired at this point for how poor their attention to detail has been. FWIW this is a reputable lender and was highly recommended by family members. (Edit: formatting)

    Colorado market is insane

    Our options are to put earnest money on a new build and hope that rates don't rise a ton before it's built in October.

    Or hold out for something and get into bidding wars and hope price doesn't get too crazy.

    We have to decide by tomorrow on that new build.

    Feels like a lose/lose. Looking in northern Colorado - Longmont/Berthoud area is ideal.

    Lender refuses to issue Satisfaction of Mortgage, what now?

    I paid off my mortgage by refinance in Dec 2020 and a month later I nor the county have a satisfaction. I've called and chatted with the lender's service center 3 times and they have no idea what I'm talking about and won't do anything to help me. What is my next move here?

    Failed The National Exam Twice (Please Help)

    Hi everyone! I did my coursework online through Real Estate Express it was very helpful and easy to get through. I took my exam last month and passed the state exam but failed the National. So I retook the National last week and failed it again I got a 70% and I needed a 75% this is after I kept retaking the 2 practice National exams that Real Estate express provides and I got 85% on both of them on average and I kept retaking and retaking them hoping to reflect that score on the real deal but it didn't unfortunately. My next exam date is February 1st and I'm wondering if anyone had any suggestions for me to for sure pass (National Exam Portion Only PSI) thank you!

    Looking for Lender who will overlook current mortgage amount since I will rent it out after I move?

    I do not know how to phrase the title. I want to purchase a new primary residence and plan to rent out my current residence rather than sell it. Is there a lender who will look at market rental rates and count that towards my current residence?

    Basically, I want to buy a $700k house. My buying power right now is only $400k; my debt to income ratio is too high because I already have a mortgage. But when I move, I no longer need that mortgage and instead will rent it out to cover that mortgage amount. The my buying power would be closer to $700k.

    Please let me know if you have been in a similar situation or if you have a lender that is amazing. I am trying to get this property under contract in the next few days, but it has been so difficult to find a lender who even understands what I am trying to do. My current house is in an amazing rental market and I do not want to sell.

    Seller is refusing showings until open house this weekend. What's the strategy?

    Bungalow in Chicago. Our perfect neighborhood, house appears in good shape and priced to sell. These rarely go on the market in this condition. Contacted our real estate agent and he tried to get us a showing, seller's agent stated that they are not doing any showings until the Open House over the weekend. Is this a strategy to drive demand and get people emotionally vested? It seems a touch skeezy, is this common practice?

    Feeling beat down

    I'm determined to succeed in this industry. But I want to quit. I'm not, but fuck, I keep getting beat down with the multitude of issues that arise with RE.

    How do you deal with the ups and downs? I feel like I've dealt with 80% downs. So many potential deals that fall through. Buyers deciding to move out of state randomly after looking for months, sellers changing their mind after being so sure of selling for months. Things out of my hand, you know?

    I just feel like I'm getting kicked in the teeth day in and day out. I know I'm good. I care for my clients and don't give a shit about making millions - I just want to make a living and take care of my family and not be stressed about when I might get paid next. I just want to do a great job for my clients and I know the business and money will follow. I truly believe that.

    But I'm feeling so beat down. Every time I think I've "caught a break" and might actually get the business going, the most random shit comes up and kills it. I'm in a real estate family and I know this is part of the business.

    But there have been few ups. And without open houses in my state it's been tougher to get new clients. That was my bread and butter. I know I've got to adapt, so please don't patronize me.

    Guess I'm just looking for someone to tell me it gets better as long as I keep pushing. Who's positive tonight?!

    I’m curious how other agents handle the shittiness of this job

    I try to keep a good attitude, generally, I really do, but I've had the shittiest last two months working with the shittiest client. Of course, I want my reputation to remain intact so I've been nothing but professional, warm, and positive with both the client and all the professionals in the wake of this terrible transaction.

    It's moments like this that I would really love to vent to someone- but of course, I keep an upbeat demeanor among my colleagues, peers, and friends. (I'd hate to develop a reputation where people think I hate my job. We all know how positivity attracts new business and how perceptions are extremely important in this industry.)

    How do you guys effectively cope with and manage the negative feelings that inevitably arise with the job? I would love some solidarity right now.

    For SoCal (notably Los Angeles), what is a realistic housing expenses to net income ratio?

    I've read about 1/3 is the ideal rule, but I don't think it applies to markets like SoCal and Los Angeles in particular. For those who are from SoCal, what are you aiming for in regards to housing expense to net income ratio?

    So housing expense I would define as mortgage (principle + interest), property tax, homeowners insurance, all home maintenance and utilities (internet, electricity, AC maintenance, gardening, home security alarm, whatever you can think of) and net income as your take home after taxes, insurance, 401k contributions, etc.
