I am getting close to getting my license and I would really like to be an assistant so I can learn the ropes from successful agents. If you are an assistant or have an assistant what is the best way to become one. Is it best to reach out to brokers and have them give your resume to agents or to reach out to agents directly? S-Corp and paying yourself through payroll Posted: 28 Jan 2021 10:44 AM PST Anybody part of or owner in a smaller brokerage firm pay yourself a salary and run it through payroll service? I don't have a W2 and I've been advised that in order to try and get a loan down the line, it could be very beneficial to have regular salary. Edit: Just to clarify my 2 part question. Do some of you do that out there? And has anybody found that the trade off of paying the additional taxes / fees worth it in order to get a loan or refinance down the line? [link] [comments] |

My 1 year contract is up and I have the option to be a LO for the same company. I am confident I can do all the back end stuff at a high level on my own. Let me preface this by saying I really do believe I am great at talking to people. It's the only talent I can think of. I love socializing and I think if I were to even just make a living wage, not even become insanely successful, I would be more than happy. (I am from Vancouver btw) I just have a few questions about this career and I would greatly appreciate some help. Please forgive my ignorance.

Posted: 27 Jan 2021 07:56 PM PST Hey guys! Looking for an answer here. My landlord is selling the house I live in so me and my roommates need to leave by the end of next month. All of this is fine we are leaving on the 1st but today they had some people over to see the inside of the house. I had two groups of people in my house(7 people total) with a realtor who I haven't met before. They weren't asked if they have been travelling, or required to put on any hand sanitizer, bags on feet for shoes ect. They went all around my house unassisted by the realtor and allowed to touch doors, walls, my fish tank, sink, cabinets, ect. To me this seems messed up considering I have to live here still and covid seems to not be slowing down around here. One of the guys was opening doors like it was his own house and even entered my house without knocking. I wasn't home for this but my roommate told me the details. They didn't even sanitize for us after. I locked my door and when my roommate told that to the realtor though text, he replied "oh he must have some good weed in there" how inappropriate. On my end I have all kinds of tax papers and documents lying around and I knew I wouldn't be home so I asked my girlfriend to head over and just lock the door. I was thinking what if I had guns maybe that's why my door was locked. Also they put the listing up with my lisence plate right in the picture that seemed not okay. Today was the FOURTH time it's happened in a week, and they showed up at 7pm! I thought it was general knowledge that you have to reach out to the realtor and schedule a showing if you want to see a place! I'm posting in this sub because I'm wondering if you guys see people doing this often?? And if so, is there anything our realtor can do to get them to stop? It's extremely invasive. Fisbo from sellers viewpoint? I’m confused. Posted: 27 Jan 2021 10:57 PM PST Would someone take a minute and explain the correct order of steps involved in taking a Fisbo through to closing. Specifically, we have a realtor who contacted us on behalf of her client. They toured the house and the realtor has started asking us to complete disclosure forms. We informed her of the asking price but she seems to be ignoring a discussion of the contract. Seems to me we get a contract with an agreed upon sales price THEN disclosures are completed. Also wouldn't we need to see a proof of funds statement from the lender? Also, the realtor has asked us to pay her 2.5% when it seems to me that the buyer should pay it. She has shown her client many houses, has worked hard for the client, it makes sense to me that her buyer should pay approximately 10K to the broker at closing. Yes, no, maybe? Posted: 27 Jan 2021 06:44 PM PST I signed up with UpNest last summer and I had a whole rant written out about some of my gripes with their app and its features but I will spare you all. Has anyone had luck with it? So far I am only getting the average conversion of 2.8% for these leads (perhaps that's a hair above average). I'll stick with it because it's not costing anything upfront but I do wonder it anyone else has thoughts on it. Also, is there anything about your proposals that you believe makes you stand out to these leads? I've done voice and video intros, upping my discounts has definitely scored more interviews for me but I wonder if there's anything outside of those that could help me stand out. [link] [comments] |

It costs about $1,500 for the 8 week class that will teach you how to use social media to get business. I'm just wondering if it's legit and if anyone has gone through the program. Thanks so much! Any seasoned real estate agents can provide any feedback if you like as well. I wanted to get an idea of how real esate market affected due to covid as was looking to transition to real esate but was delayed due to pandemic. (personal/work reasons). Have anyone income decreased or increased (people moving to area) due to the pandemic? What lead generation have you found helpful? Ads/mailings/cold calling? I planned on doing a mix of cold calling/blogging/social media/mailings. I wanted to gain an idea on if its still vaiable to gain business. My research shows that it takes 200 calls to make 1 appointment has that changed since the pandemic? I am still looking to get into Real Estate but as I wait until my applicaiton is approved I would like to get a realistic idea of the market. [link] [comments] |
