    What are some reasons you explain to a buyer why it is beneficial/needed to have an agent?

    Me being a new agent I have my own idea of why I think the buyer should use an agent, but coming from more experienced agents or other new agents, what are some of the reasons you have discovered or realized a buyer really does need an agent?

    Hello All! I've done some searching & came up with little information. I will hopefully be getting my license within the coming months but due to some personal things (not financial) I will be looking to essentially let my license sit for 6 months give or take. During this time I will have the ability to do continuing ed etc. Is my best bet searching for someone who will allow me to hang my license knowing I won't be doing any transactions at all? Or as a referral agent? I think I'm making this harder than it needs to be but I need a plan. Are most brokerages willing to work with a situation like this for minimal fees?

    Instagram "verified" and the swipe up feature

    Verified users on instagram (blue check mark) have the ability to put a "swipe up" feature on their stories. Viewers swipe up and it opens a link of the poster's choosing. I'd love to be able to do this for a whole host of reasons, but instagram makes it difficult to get verified. Apparently it's automatic if you have 10k followers but you can also manually request it. I did so and provided all the information instagram wanted, but I was still rejected. Has anybody here had success getting verified?

    NJ Realtor Dues & Fees

    Trying to get an idea of what I can expect to pay in dues/fees each month here in NJ. My broker, eXp, activated my license in December, but I have not activated my MLS yet (Monmouth/Ocean County).

    The 2021 Dues and Fees for New Agents shows a list of new member association dues ranging from $263.75 (December) to $520 (January) depending on the month - is that just a one-time fee for the month that you activated your license with your broker? Or is that what is actually paid each month to MLS/NAR/NJAR?

    The woman I spoke to from my local MLS wouldn't let me get a word out so that wasn't exactly helpful, but it's just hard for me to believe everyone is paying $4,400 per year in licensing dues since that seems super high.

    Commission Question

    Hey everyone, I'm a relatively new licensee and I have a question for the more experienced folks in here. Hoping y'all can help.

    My wife and I are planning on purchasing a primary residence and I would prefer to avoid receiving commission on the purchase (don't want to pay taxes on it). I would much rather just pay less for the home. I'm wondering what the best way to structure an offer would be. I know you can use commissions to offset closing costs, but we're looking for homes in the $800k range and closing costs aren't going to be $20k. Can we simply tell the sellers that we won't take a commission (outside of broker's split) and instead would like to reduce the offer price by that same amount? All ideas and suggestions welcome. Thanks in advance for your feedback.

    How would you feel about brand jot allowing your photo on your real estate signs? I just found out the new company I am going to doesn't allow.... and as a person that works a small area where my image has been on my sign and part of my brand for 19 years... Well I am not liking it at all.

    Just starting... online real estate programs???

    I am just beginning and am looking into starting an online program to received my real estate license. I am looking for recommendations on specific programs or what I should be looking for or staying away from. Is this a legitimate way to receive your license? Any and all advice appreciated!
