| Question about drip campaign email mechanics Posted: 08 Jan 2021 07:27 AM PST Hi everybody. I recently started my real estate business back up after taking off the second half of last year. I've received over 30 leads this week from a facebook ad I have running and my biggest pain point so far has been with my drip campaigns. Before I took a break I was using follow up boss and was pretty satisfied with how my drip was going. I'm a KW agent and we get command for free(I know it sucks) so that's what I've been using now. Something that I noticed with the automatic emails it sends that I don't like is that it sends it from a different email than my actual email, and doesn't include my account profile picture (branding) or my email signature with my picture and other information. It also includes an unsubscribe button on the emails which makes it seem really inauthentic. Because of this I have been sending out everything from these campaigns out manually every morning. I can't remember if follow up boss had these same problems, I feel like I would have noticed. Are these common for all CRM's? Does anybody have any recommendations for CRM's that will send my signature, pic, and won't include an unsubscribe option? Thanks for any advice! [link] [comments] |
| Posted: 08 Jan 2021 09:16 AM PST I always wanted to become an inventor since I was a kid. I built my own silicone robotic hand and done some awesome projects in Highschool. Which is why I ended up studying Mechanical Engineering at a Top Ranked State School for mechie. I don't enjoy it but neither does any of my friends. It's not easy but that's the price for salvation. Also I done some externships and internships and I don't want to be an asocial bald rich dude bored out of his mind ( my experience working and talking with engineers ). I learned about real estate investing and just spending time in Student Government I just knew that I most enjoy meeting and helping people navigate the system. I finished half of my Real Estate Certificate in Texas. I have three semesters of college and have space to finish a commercial real estate accreditation. I have a chance to take a risk and finish this instead of going to an energy technical track from the mechie department. However I also want to take some programming, excel, and finance classes cuz that's also something I enjoy. My two questions; Should I power through a commercial real estate education? What type of realtor would I need to set my sights on if I want to make as many connections from my city community as possible? [link] [comments] |

If anything here is against the rules (I don't believe I'm bashing anyone, and I think the topic is different from choosing a broker), I apologize as that was not my intent. I'm looking at co-ops as a first time buyer. I've been working with a realtor, found an apartment that I really liked, and began moving forward with it. While I liked her at first, I've started noticing things that made me raise an eyebrow. In one such example, I was told by her that the capital assessment fee is a positive as it means the co-op board listens to their shareholders. She still doesn't know what the fee was actually for yet or how long it'll continue for, so I'm very put off at her insistence that it's a positive. It feels like she hand waves my concerns and spins it as a positive whenever she doesn't know something. One instance is whatever, but I can't help but notice when odd interactions like this pile up. I really like the place and have already agreed upon a purchase price, though no money has exchanged hands yet. I am growing increasingly uncomfortable with this realtor and I don't know what to do. Thing is, she and the seller's agents are friends. There is the very real risk that the selling agents won't work with me if I try to change agents now, so I might be stuck. My understanding is that relationships are important in this industry. Further, I believe that realtors should be paid for their work, so it feels terrible to walk away this far in the process as well. Yet, going through as is doesn't sit right with me either. What are my options? Is there a middle ground? I'm considering having a candid conversation with her, but it seems odd when I'm insinuating that she isn't looking out for my best interests. While there are things she could do to make me more comfortable, I am worried that laying them out is bordering on telling a professional how to do their job. I am also wondering if it's possible to ask the realty to switch agents, yet somehow have her still get some piece of the pie. tl;dr In process of buying co-op apartment, reached agreement on purchase amount. My agent appears to hand wave concerns and spin them as a positive when she doesn't know something. They are friend with the selling agents. What do I do? [link] [comments] |

Single agent, not a team joiner. Almost 20 years experience. I know most agencies ultimately aren't all that different from each other. I work at a big name Realogy franchise now, so we have a good online platform. Compass is making alot of claims about what they have to offer in terms of tech. Can anyone give me more insight on that ? eXp - Obviously your on your own, but with the extra money you can invest in a good CRM and outsource marketing As a more veteran agent I am looking for updated tech, innovation, and alot of automation. I felt much better about the questions the second time around and thought I passed. I really don't know what else to do. I've taken a cram course. Paid for practice tests and still failed. | Posted: 07 Jan 2021 09:25 PM PST Hey all, I've been a silent member for a while now. I'm hoping this will be constructive in helping me get out of a rut I've been in. The past 3 years, I've set goals for myself that will allow me to live comfortably while pushing the envelope in terms of expectations for myself. I have been having a recurring issue however. Once I hit my goals, or get comfortable with the amount of money I have in my bank account, I lose the hustle and stagnate in terms of my business and personal life. For example, I started this year with an expected income of ~$45,000 for January and February. This comes from hard work I put in the previous year to get these deals into contract. The problem is, my income goal for the year is $150,000. Based on previous years, this is slightly higher and within reasonable expectation. But I have already hit 1/3 of my goal, and January hasn't even finished. I find myself not prospecting aggressively, not aggressively servicing my current clients and in general just moping about. I love to be in the hustle mode of the business. But it's a lot of work, and when I have so much expected income already, it's hard for me to choose to get back in that mode. Sorry for the long post and if you made it this far I appreciate you. I am grateful for where I am in my career but would benefit from guidance on how to motivate myself to stay busy and productive. TLDR: I hit my goals consistently and I am struggling to aggressively take on new business and new challenges to keep myself productive and meaningfully active. However, I got sick of bad Realtors and paying them big $$$$$ in commission so I got my license. Everything up to this point has been fine however, now I am at the point where I am sending offers on homes for flips. BUT I realized I do NOT know how to properly send an offer. I rather not say what brokerage I am with however, I am in Central/Northern NJ and any feedback, advice or guidance how to send a offer to another Realtor on a listing would be so greatly appreciated. Below is just some random questions but feel free to explain or say more! (Please do) Do I include a signed contract of sale in the offer? I was talking to the realtor I have gone through before and she told me to tell the agent I am dealing with that I was only willing to sign a "buyer agency" on this one property. The agent I'm then responded with wanted me to sign a customer acknowledgment form. I've read through it and it seems as if I sign it I wouldn't have an agent going through the process. I really dont know what I want to do at the exact moment, if I sell my house, it will , most definitely be through this person, but it could be today, could be summer, could be next year. Is it very common for realtors to see lots of homes and get few people actually interested in selling? If I dont sell I will feel bad having the guy drive out here and get nothing out of it. | Large Multifamily & Boutique Hotels Posted: 07 Jan 2021 06:53 PM PST I've recently had some buyers and another agent with a buyer ( typically a company ) ask about finding properties like this with a rather large budget ( the company looking for large class A Multifamily is looking near $100m ). Being in a resort town I have met a few large resort owners and developers and have reached out to them but none are interested in selling currently and none of their circle is trying to move their property either. I randomly met these people in the past before I was in real estate and a few local agents were aware of my passing relationship with these property owners. Can we ask in the contract for the seller to have the basement inspected and permitted as a condition of the offer? Can my clients have it inspected and permitted during Due Diligence period if the seller is unwilling? Who do I contact for the inspection and permit process? City, county? Thanks for any advice.
