    Virginia Broker's License question

    I have had a real estate license since 2013. Virginia law states that you need a salesperson license "and have been actively engaged in real estate full-time (average 40 hours per week) for 36 out of the last 48 months" to become a broker. Does anyone know what the actual definition of "actively engaged" means from a legal standpoint?

    I have never sold a single property since 2013, I keep a real estate license just to say I have it. In case I need to make some quick cash. (I'm a marketer by trade). Now, I'm looking to invest in building a real estate business and would like to get a broker's license. How can they define this term "actively engaged" legally? Can they prove I haven't been?

    Out of county Realtors need to refer

    I have my first listing. It's currently under contract for the second time after a long stressful FHA deal that went south after the first appraisal was missed, a MIA lender, and an uncommunicative buyers agent. We extended at least 5 times before the contract fell through because things were not being done on time. Needless to say, my first out of town Relator experience was horrible. And if you are doing business out of town and don't refer your customers out when you have no idea about the community you're selling in....I can't even with you rn...

    Now I have a second offer from an out of town agent who wouldn't refer her buyers to me after asking me to show her buyers the home on a Saturday morning because her buyers wanted to see it sooner than 3 o clock and she (buyers agent) said "I know this would help you out too." (If you really wanted to help anyone refer you effing customers out!!!) I showed my listing to her buyers the day after I put this listing back on the market. This agent lives over an hour away and 12 minutes away. She actually didn't even respond to my asking her if she would refer her buyers to me, just sent in the offer to me to present....Of course my seller has countered their offer just before I was able to obtain the last signature THIS MORNING her buyers are texting asking me what is taking so long to get my sellers to sign the counter offer ( I have 4 signatures to get) mind you it took me not even an hour to get those signatures while I was out to lunch on a SUNDAY. These buyers got my business card from my listing as they were sitting on the counter.

    First lesson: I will NOT show MY listing to YOUR buyers if you don't have the RESPECT to refer your customers to more knowledgeable agents of that area....IDC if you live an hour away. You knew this from the beginning....Out of town Realtors need to refer out.

    I'm worried this out of town Realtor will ask more "favors" of me (numbers to local appraisers, attend inspections or re inspections) because she lives over an hour away and the listing is for $156k (maybe she will maybe she won't) how would you respond to an agent like this when you're already under contract? If she keeps asking you to do things for her because she lives so far away and doesn't know the area? Can you ask an out of town Realtor to cough up some of their commission because of those things?

    I know I'm ranting. I made the mistake of not seeing the red flags of her asking me to attend the first showing and she writing up an offer on the listing she has never even seen before.

    TLDR: Out of town agent won't refer her buyers to me when she knows nothing of the area and asked me to give the first showing since buyers wanted to see it earlier.

    Florida Realtor License

    So I'm an active Realtor in California and I want to get my license in Florida (I plan on moving closer to family soon).

    I'll be taking my online courses while I'm in CA but my question is, can I take the Florida state exam here in Los Angeles? Or do I HAVE to take it in Florida?

    Also for fingerprints, can I take those at a credible place here in California and send it to the Deparment of real estate in Florida?

    Ideally I want to get my Florida license from course to state exam in Los Angeles if I can. Then I'll meet with brokers when I visit family in Florida this summer.

    Please enlighten me with accurate info. I've looked around the internet but the answer to my questions isn't clear.

    We've determined that we can spend $3,000 a month for our marketing. This $3,000 needs to pay for...

    • A virtual assistant to manage our campaigns
    • AD Spend
    • Production (Design + Video)

    I'm wondering if anyone would like to have a conversation around marketing strategies, but also I'm wondering HOW can I project my results with our ad spend?
