| Family Member Did Not Get Pre-Approved Posted: 12 Jan 2021 08:03 AM PST My older cousin (him mid 40's, me 32) built a house in 2005 or 2006, right before housing market crash and foreclosed on it when the market crashed (from what I heard though the grapevine, they didn't necessariy have to foreclose and could have made it work). He has a very good job and has been renting a pretty nice home for the past 12 years for himself, his wife and their 4 kids. He recently reached out to me to take him and his wife to look at houses, and of course being a new agent and being his cousin, I agreed. They said they have to be out of their rental by the end of April and that they want to buy a home. When I asked if he had been pre-approved he said no. I referred him to a loan officer. We spent most of last week looking at houses and I didn't want to press him if he reached out to the loan officer. Yesterday we looked at houses again and I asked if he had reached out to the loan officer. He said that he did, but that he did not get pre-approved. He said that even though he has a good paying job, his credit is not the greatest. I just said "oh...well that's too bad", and didn't press him on the subject anymore. I'm assuming his previous foreclosure hit his credit hard. I reached out the loan officer and he said "I gave him options and resources to make his situation better, but that's all I can do". Anyway, we're going to see more houses this evening but I can't help but feel like my time is being wasted. It doesn't help too that his wife nitpicks every little thing in every house that we go see. It's frustrating because it's like she doesn't work and they're not even pre-approved, so how can they be so picky?! Don't get me wrong, as a new agent, I'm grateful that they reached out to me, and I will give them my best, but I guess I just needed to vent my frustration here. I supposed I'd like to ask to how you seasoned realtors handle these types of clients, especially when they're family? I suppose my question is rhetorical, since I know the answer is to just swallow my frustration and serve them to the best of my ability just as I would a pre-approved buyer as I never know when my cousin will better his situation, but I suppose I just need to just hear it from other agents. Once it was approved, I had an immediate top agent send me a paragraph and lots of her friends recommending her . Im starting to think she was tipped off before I posted. The amount of people that mentioned her name was also fishy . I say that, because I have tried get referrals from those pages and never succeeded. | Any stipulations on firing a realtor? Posted: 12 Jan 2021 11:17 AM PST All, I am looking to sell my current home and build a new construction home. I have told my realtor (who I have used before) about this plan. No contract or paperwork has been signed. She has inquired about two communities that I probably won't buy into. However, I found a new community by myself and haven't informed my realtor about it. For the last two, she has merely introduced herself, us, and said "we are interested". Is there any stipulation that I can get hooked for if I move forward with a deal on the new community (that I have never mentioned to my realtor before)? I still plan on selling my home with her, however, on the buy, I am going to negotiate the 3% off the price of my home instead. Also, apologize if this comes off insensitive to realtors. I do believe realtors provide a value on buying used and selling. I struggle to find the value I am provided on a new construction. Thanks [link] [comments] |

I went to interview with a Team Leader from Keller William. the offer is basically: $68 monthly fee, initial/one-time fee: $200, commission split 36% (for KW) / 64% (I would keep) per transaction, the commission is capped at $18,000 (when KW received $18,000, I would keep 100% of commission). the cap at $18,000 also reset every year. I just want to ask: is it a fair trade? what am I missing here? I read a ton of posts saying KW training is top notch and I should check it out, especially for new/non-experienced agent. I would love to hear from someone explaining to me whether KW package (training + tech + leads) is well worth the 36/64 split, cap $18,000. Thanks in advance. [link] [comments] |

| What do you do when you know an agent KNOWS about a problem? Posted: 12 Jan 2021 08:58 AM PST A house in my community has a settlement issue. Everyone here knows it. The owners had it remodeled to put it on the market and had engineered flooring installed throughout but the flooring upstairs actually showed the settlement issue. You could physically see the dips and the slant of the flooring upstairs. So now, 80 days on the market, they ripped out the flooring and installed carpeting upstairs. To me, it's hiding a problem that potential buyers (and their agents) won't see and an inspection might not uncover. As a licensee, what would you do? Report the listing agent for being complicit? | Las Vegas Real Estate Market is HOT Posted: 11 Jan 2021 08:35 PM PST I live in NM. I see the massive influx of Californians moving to Nevada because of the proximity to LA. I know obviously the influx of Californians are probably not ideal people (probably lower income folks looking for cheap housing) so what's the deal. Are people really moving and buying up real estate as much as the media is saying so or is it just a media marketing ploy for Vegas because the city is bleeding money fast and want to make themselves seem like a hot market people are moving too because in reality no one does. What's the situation with job diversity and big companies, schools, quality of life ? Is Vegas a good place to invest. I can see why Texas is a good move, but other than proximity to California and tourism what does Vegas have to offer long term? Also what properties make better investments in Vegas, Condos? (Licensed in CA but live in FL) Posted: 12 Jan 2021 01:44 AM PST I'm licensed in CA & FL but live in FL I've had my license much longer in CA and just recently moved closer to family in FL. Is it possible to go from lead generation to close of escrow without ever seeing the seller in person if I want to still sell CA property while living in FL? Essentially do the entire deal via Docusign, email, phone calls, and video chat? Open houses aren't even allowed in CA right now. Will sellers be turned off by the process of only digital? Will they be more inclined because of covid? LA is pretty much the covid capital right now too. Obviously I'll hire videographers/photographer/3D Tour professionals to capture content and I'll coordinate with seller to minimize contact with them. I'll also have buyers and agents to access via Supra. Other than locking up a Supra (which I believe my licensed teammates can do) do I need to be at the property for anything? I guess being extra covid cautious for the sellers while making it convenient for me to sell in 2 states. Experience? Opinions? Advice? [link] [comments] |

While I understand that in RE, the agent is the one who does the interviewing, I can't help but think that the managing broker probably also want to ask some questions about me and my skills to see if I am worth it (especially if it's a team, i think?) So, I am just wondering what type of questions would the managing broker ask? Is it more of general stuff like "tell me about yourself", "why do you want to be an agent?" Or "where do you hear about us?" Or is it more in depth such as "tell me why we should hire you as a new agent here?" Or "what can you bring to this brokerage?" It is a 50/50 commission split, however they charge no fees at all and hand feed you leads. They keep a small team, and have required "work" hours from 9-1 for the whole staff, to do training meetings and hit it running on the phones in a high pace accountable environment. An acquaintance of mine got hired by them, and got removed from staff in a few days because they didn't like his style. Does this seem like a good place to work? [link] [comments] |

First time buyers they have an fha approval. We missed out on a duplex that checked marked most of everything on their list it was perfect for them i feel so bad for not counseling them to place the offer full price. We offered ten thousand dollars less than the asking price and lost the deal. I learned the hard way that it is in fact, truly a sellers market right now. They only have time on the weekends as do i. I am doing real estate part time. The only problem is that these houses are getting offers in on them throughout the week within 24 hours of the property being listed. How do i overcome this? Posted: 11 Jan 2021 01:48 PM PST I am currently finishing up my program but have been offered an opportunity once I get my license to join a team that is with a great broker agency in our area. The agent I would be under would provide me leads and mentorship; from my perspective, she has excellent connections, does well in the industry, and it seems like it is a great opportunity to start. Is this commission split standard?
Also, what are the benefits of being on a team long-term? It seems like if I have to continue to pay 70/30, then 80/20 for leads I bring myself is high. But maybe this ends after the mentorship phase is over? What additional questions would be useful to ask before deciding to join the team? Is it worth it to pay a service to take care of all the lead gen and pay them their service fee? Just got off the phone with a reputable lead gen/CRM company and they are quoting about $410/m which is broken down into about $160/m for the fee and the remaining ad spend.
