    My husband and I have been house hunting since August 2019. We've had 4 offers declined and it's been tough. Our realtor (while incredibly sweet) has been subpar. She usually takes over a week to schedule a single viewing and has been late to multiple viewings. She's not very communicative and will go a week without responding to our emails. It's been frustrating and she isn't making the hot market any easier on us. I sent her listings we wanted to see 2 weeks ago and she has yet to schedule a single viewing from our list. That was our last straw. Houses have been going off our market with multiple offers in days. However, one weekend her colleague (at the same agency) showed us homes because our realtor was unavailable and was INCREDIBLE. She printed us an info sheet on each house. She was on time. She communicated in the days leading up to the showings and was just everything I hoped our current realtor would be. How can I tactfully change realtors? Is this appropriate? I don't want to step on toes but her colleague was more my style and on it.

    Not sure how I feel right now. I'm 1 month into the business and my clients put in an offer on a condo that got 10 offers. It was exciting and I had a lot of fun, also learned a LOT.

    In the end we didn't get it. However, we got a back up offer in the case that the accepted offer doesn't remove subjects.

    I'm a bit down because I wanted this deal to close so bad. It would have been nice to close my first deal in my first month.

    Second place sucks lol. Just wanted to vent a bit and get some words of encouragement. Gotta find my clients their dream home and hopefully close the next one!

    CMA's for unusual properties

    When trying to price a property that is not typical for its neighborhood, is it better to focus on finding comparable properties in other locations that are very similar to the property in question and more recent, or do you stay close by and try to find the best match in the area, even if they aren't great comparables or they are ok but sold over a year ago?

    Which one will give you the best idea of the ideal list price?

    Why does a house go off the market?

    I'm planning on buying a house this summer and will start seriously looking in March/April. I've still been lightly looking at the market, to see what's available, and there was this GORGEOUS house that just seemed perfect! I knew it might've not been on the market when I was planning on buying, but it was fun to look at and dream.

    Today, I noticed that the house was taken "off the market" and not sold. The house was on the site for almost 60 days. What would cause this? Does this mean there's a chance of the home coming back on the market when I start looking?

    Taking classes through CEShop & working Full Time. Anyone have tips/sample study schedule they can share?!

    I am taking PA CEShop courses and really liking it so far. I work full time 9-5 and logon for an hour or two before I go to work. I planned to do some real estate studying after work too, but sometimes it is just not possible. I have until June to finish, but I am further behind then I'd like. I am just in the beginning right now -- unit 5. Can anyone share tips/how/when they did course work while also working full time?!

    TL;DR need tips/sample schedule on when I can be doing coursework while also working full time

    Hello! George Vincent here, just sent in my application to take my exam here in California was wondering what the best site/course is for text prep and study tools! Took my required courses in college and it was hard to fully understand everything taught because it was an accelerated course and if I'm being 100% honest I don't remember half of the material taught.

    Juggling personal sale and purchase

    I'm a fairly new agent. No closed deals yet. We live in a very hot market with extremely low inventory, less than a month. We are considering selling our current home (which I predict will have offers within a few days) and moving out to a smaller suburb to get more bang for our buck. My question is, if I'm going the new construction route, should I wait until our home sale goes through so they see we have the proceeds from that to go towards our down payment on the new home? Or will new construction be more open to agreeing to an offer contingent upon my home selling first?
