| I am having the hardest time deciding between 2 brokers Posted: 19 Jan 2021 12:21 PM PST I have one that is smaller but I LOVE the broker and what their company stands for. They seem to have a great atmosphere and values that line up with mine. The broker seems so genuine and caring. If they had a better pay structure I wouldn't even be struggling with my decision. They have a 50/50 split that goes up 10 for every $15000 in commission up to a 90/10. 6% brokers fee. Even if they had a regular cap I wouldn't be struggling with the decision. Then a bigger one who seems like maybe I would be happy there. They say things that line up with what I am looking for in a broker. Everyone is really friendly there and they say they have a team oriented mindset but it almost feels a little forced or more like a pitch then genuine. For example, they were ready to sign me on during our phone interview but I needed more time and to see the office in person. Then when I inquired about their culture they said they only brought on agents that shared their values. But it seemed like they would have taken me on before knowing anything about me. The first brokerage seemed more like a 2 way interview where he was really trying to figure out if I would fit well with the company and I definitely conncected with that broker more than this one. The bigger one has more technology, more resources, and better pay. 70/30 split with a 12k cap and then 95/5. Slightly higher fees but it would be made up for in the difference in take home pay. I keep thinking like I'm positively going to go with the first one but then I look at the difference in pay and think I'm positively going to go with the second one. I am having a lot of trouble nailing down the timeline of everything, and when I called PSI testing they were no help. From what I understand, I have to submit my application, wait up to 10 days for them to approve it, and THEN I can see the test availability. It sounded like it can be anywhere from 2 days to 2 months out. Has anyone in colorado gone through this process recently with COVID? How did the test availability look? I'm not sure if I'm just having some doubts, or I'm fearful of failure... but after the initial excitement of this new career faded, I'm coming to realize that I'm not passionate about "real estate". I'm not a numbers person, I never follow along with interest rates, or trends when it comes to market inventory, etc. I AM passionate about building relationships with people, I am find a lot of value in helping people, coaching them, and ultimately being a person who provides them with value to their life. I love marketing and I love creating content that brings value to people. Does this make me wrong for real estate? Maybe a lot of this comes from the fact that I moved to a new city a year ago and I know absolutely no one. All of my friends and contacts are back in my hometown. I've worked a few open houses last weekend and they were absolutely DEAD, or those who did stop by were already working with an agent. Also, phone duty has been a flop. I am a young upcoming realtor(18y.o) in the Northern Virginia area and the firm I would like to work with (Keller Williams) charges a lot and one of their biggest cons is their monthly fees. I barely got anything saved up (2.5k in the bank) to be even closely comfortable in the business. I already made up my mind that my best lead-gen would be door-knocking because I can't really afford to pay for other lead sources. I really would like to wonder if it were you in my position, would you pay for a desk fee ($50-200) monthly or work from home? | What is the best ethical way to handle multiple offers? Posted: 18 Jan 2021 04:17 PM PST I am a realtor just for my personal deals. So I don't do a lot of transactions. I wonder how active realtors who do a lot of deals handle multiple offers. They stress me out even when I am the seller and they should be good. The problem is they trickle in over 1 to 3 days but I feel obligated to deal with offers quicker than that. When I price a property, I am happy to get full price. I'd love to get more in theory, but full price is my price. So when i get the first full price offer (or very close), I feel obligated to respond quickly rather than string them along. They are meeting my price. It feels weasily to then say no I want more. The problem is I may have showings in the coming hours that quite likely will generate more offers. So I tend to tell the first offer I am going to hold off for those showings, but I don't think its fair to wait too long. No problem waiting if the offer is low. But if it is full price... Then there can be a several hour lag before more new offers might come. And the realtor with the offer in is usually pushing hard. I have been getting sob stories about buyers who keep losing out or who are heartbroken. Is it right to just sit on a full price offer... Waiting to try to create a bidding war? Shouldn't the first guy in at full price win? Shouldn't full price mean something? I have wondered if the solution is to begin the listing by saying all offers will be held for 3 to 5 days before either deciding or calling for best and highest. But does that discourage buyers who know you just want to run up the price or who don't want to wait? And what if you don't get an offer in 5 days? Then you are scrambling, looking dumb and overpriced when its only been 5 days and not necessarily a problem. It might seem naive but I do want to be fair. My goal is not simply to squeeze the buyers for every last dollar. But I would like to sell for market value. How do you handle it as a seller? [link] [comments] |
