I noticed everyone she gives me to work with is a deep republican... not that its necessarily a bad thing but they are usually illiterate in technology, so it takes time out of my day to have to mail and call them instead of emailing and text. | Posted: 22 Jan 2021 06:46 PM PST I am a 23 year old realtor, and want to buy the house that I am renting. We have recently been in contact with the homeowner(out of state owner) who is considering selling. He has an agent who has been his representative since we started renting. Obviously I am representing myself, and I have a call scheduled with the sellers agent tomorrow to discuss. Is there anything I can do or say to get a good deal without the house going on the market? For reference, I have been an extremely good renter, never missed a payment and have probably paid close to 20,000 in rent to the homeowner. I plan on using that as negotiation, as well as the fact that the home could definitely use some improvements and that he probably would struggle to find a good renter like myself... What I want to avoid is the home going on the market because he could definitely find someone that would pay more than what I want to pay for the house. What would you do or say in my shoes? Thanks! I am considering getting my license because it will speed up our MLS deals and also be more cash for me. I'm in my last semester of college and eventually want to become my own investor. I don't know how the heck that she suddenly wants to become a real estate agent. I mean, the real estate is good, but if she follows this industry I think she's gonna waste all the years studying technology at her university. It's really a waste of time. | Extremely Confused about what Just happened Posted: 22 Jan 2021 05:19 PM PST My mother was using Keller Williams Central located in Sterling Heights Michigan. After about a month of searching my mother found a property she really wanted. She put in a Bid on the house. The realtor contacts my mother and says they accepted the bid. So the realtor comes to the house we sign all the papers which already had the sellers signature on all of them. I signed as a joint owner for inheritance reasons. We asked many times to ensure that since the seller accepted the offer would they be able to back out. The answer always remained no. That same day my mother gave a Keller Williams realtor a $2,000 cashiers check wrotw out to Keller Williams central for their work. 1 day later they tell us the sale wasn't authorized and that the seller accepted someone elses offer. Then after my mother said she felt like she was scammed the manager of that specific realtor said they refuse to offer their services to us again and claimed we caused their realtor to break down in tears. I know for a fact the seller had signed those papers. I remember seeing the sellers initials and signatures on the papers. I am curious if they did something illegal here. I mean like what if they had another client who was willing to pay more for the home and they destroyed all the papers of our sale. Especially given the fact we had bank accounts with money to be able to afford the home unlike some who may have went through a mortgage which is near impossible to destroy that mountain of paperwork. If they destroyed our sale to benefit another client who was willing to pay more I believe that is actually a crime or atleast a violation of that companies policies. Part of me wants to contact the seller and find out what Realty company put in the offer to buy the house. I feel like something shady happened here and it's unfortunate because my mother has been going through alot due to her husband dieing of esophageal cancer less than a month ago and she has had nothing but obstacles since then and the largest obstacle was finding a new home. If you have any thoughts on what you think happened here it would be greatly appreciated. I just feel sorry for my mother rn she had her hopes up and even set up for movers to come and even had her stuff packed up [link] [comments] |

| Fair compensation for a parking spot swap in NYC? Posted: 22 Jan 2021 02:15 PM PST Hi! I am not a realtor, but rather an assistant. Currently my boss has a neighbor leaving the building, and my boss would like me to contact them and see what it would take to arrange and how much financial compensation it would take to arrange a swap of the apartment's assigned parking spaces. I've contacted the realtor selling the apartment, but it seems that the current owner is... rather difficult. The realtor asked me to come up with a specific offer for financial compensation for her to try to convince the client on. This is not my area of expertise, and I've been trying to do research to determine what a fair compensation for the swap would be. My boss's spot is slightly(one inch) smaller than their spot, and more importantly their spot is on the side of the garage with an outlet/charger, which my boss is interested in having access to in the event he purchases a Tesla. Nailing down a number has been difficult, but currently I've hit on $20k-two months of the building's fees. Does this seem like a fair compensation for the swap? [link] [comments] |

| Cold-Calling Software and Tips Posted: 22 Jan 2021 12:05 PM PST Hi all, Longtime lurker. I live in a very hot seller's market, and while I do good business, I really wan to expand the work I do with developers. I have a bunch desperate to do projects. Once way I am thinking of doing this is to get back into cold-calling. My idea is to call those owners of lots that are over a certain size (~10,000 sq/ft) and are zoned correctly. So, I am wondering what you recommend for software? I don't need something with many bells and whistles. The best would simply be a service where I could click on homes from a map, or have a map open in another window and enter the address. I can usually find a homeowners phone # in 2-3 minutes by Googling, so the software would have to be faster to be any real use. Also, what tips do you have? In these cases I will try to just represent the buyer and essentially facilitate a deal. I try not to be too aggressive, but I do struggle to close the deal sometimes. It's tricky trying to keep a seller comfortable, but not let them delay so long that they start looking for other options. Thank you! [link] [comments] |
