| Posted: 05 Jan 2021 12:40 AM PST SEE UPDATE AT THE BOTTOM I'm probably preaching to the choir here, but man... shitty agents make us all look terrible. My clients fell in love with a property that was listed yesterday morning. It instantly booked up with showings and we set a showing for today at 7 pm. I call the listing agent last night as there is no review date listed. She doesn't answer or return my call or voicemail. I call a few times today, leave voicemails, text, and email her. No response. I ask her if they've received any offers, when are they reviewing, etc. Nothing. We do the showing and decide to just write up an offer as we know she's required to show it to her clients. I text her letting her know we are submitting an offer and she finally responds that they are accepting an offer already. My clients are pre-approved for $60k above asking and it was possible for them to go even higher. They were ready and willing to be extremely competitive. I submit our offer anyway in case they haven't signed yet. She doesn't respond to me further. I feel like something unethical is happening here - our ethics code requires us to cooperate with other agents. By not even getting all offers or discussing with agents, she is not getting her clients the best offer and failing in her duty to them. I'm wondering if she is representing the buyer as well. I'm speaking to my managing broker and if there is something going on, I'm going to report her. I hate that there are agents who do stuff like this and I don't think they should be able to keep working in this field. No wonder so many people hate real estate agents. It makes us all look bad. Dual agency should be illegal nationally - it corrupts incentives. Update: I heard back from the agent this morning and I'm happy to report nothing unethical happened at all. I'm in a HCOL area and have experienced competitive markets but nothing like what she reported to me. She was absolutely bombarded with calls and texts like nothing I've ever experienced as the listing agent. Her listing price was reasonable and the neighborhood has never been as hot before as it is now, so a bit unexpected for me and for her. Her sellers wanted to take an offer because they wanted to return home and that makes sense. Thanks for all of your comments as many of you said things that I hadn't considered. I appreciate it! I know it's not cost effective but I feel like it may keep me organized and sane. Obviously there will be some crossover. | Looking to validate my process Posted: 05 Jan 2021 09:40 AM PST Hey everyone. I work with a handful of realtors in my area (Utah) and I've noticed something I'd like a broader opinion on. This is a lead generation question of sort. My marketing guys have it set so the leads must be responsive before they get to me. Basically, they build me up before sending me the lead and I just set a time to meet with them/go over the detail for selling their home (average house prices is about 450k for what they generate). These leads know who I am and why I'm calling. Of the leads I've purchased before (tried a few before I found these guys and I really like them so far) these leads are much higher quality as the people pickup the phone. We are spending 6k/month and getting about 55 of these leads each month with a 20% conversion to deal rate (12 deals of the 55 last month). We are looking to increase the money we spend for leads and need to decide if we increase with our current or start looking at other avenues to get qualified leads. We haven't tried too many, but we have enough funds now to go bigger and I don't know whats out there. [link] [comments] |

This was my first ever run in with law enforcement and I have since had my case resolved and was convicted to 4 years informal summary probation. I'm currently a senior in college and enrolled in a real estate pre-licensing course. I'm worried that the DRE will turn down my license application once I've completed the necessary prerequisites. Does anyone have any knowledge on this subject? Any advice would be appreciated! [link] [comments] |

I did this last month (December 27,2020) and didn't test before the year ended. My question is will I be able to use the rec-33 to test this new year? | Is this common practice among teams? Posted: 05 Jan 2021 08:18 AM PST I'm a new agent, I joined a team about 3 months ago. I've been closing a couple deals, and I find it odd that all deals have to be marked in the MLS as if it was the team leader who closed it. I'm provided with the leads by the team, which I then contact, nurture, show properties, and process their payperwork, but in the end, our transaction manager always checks on all deals and makes sure to inform listing agents, if they miss it, that the agent to be listed as the selling agent in the MLS is the team leader. I was wondering if anyone here that's part of the team could share if this is practiced in your team, or if you know this to be common practice. Any feedback welcome, and appreciated! I have been saving paper real estate files since the dawn of time. First it was for seven years, now it's for three years. Every year this time I go through past files and set aside to shred. I feel like I'm a dinosaur. What do you do to manage past transaction files now that we're a more paperless industry? Do you save file? USB Drive them? Dropbox? And do you save any? | Starting off my career as a realtor and I(27) dread working with my broker(37) everyday Posted: 05 Jan 2021 01:00 AM PST I started to work with this broker because he and I grew to become really close friends in such a short amount of time. I thought that he was actually going to teach me a lot of things in this business that I don't really know about. Which I have learned a lot, but I don't think he's sharing more with me than he said he would. I find myself being criticized for every little crucial thing that I do. Sometimes I describe a well kept lawn as "great curb appeal, with lush landscaping," to only be criticized that it's wording that should be used to describe selling a forest home. When I have seen that kind of word usage for homes in Los Angeles. He has been a big part of my life, helping me be therapist for my boyfriend and I. We have been so strong because of him helping mediate us two together. He's a very great communicator, and I try to learn that skillset from him. I've grown to be a lot more structural in my life, organized, more well-spoken. I'm afraid that if I leave to work for a different team, I would lose my therapist. But I'm starting to realize, maybe I can do this on my own without him as therapist for my relationship. And I need to find a better team to work with. He only offers me 50% commission, and sales has been relatively slow. I don't know if I have it good or not, but he does give me all the good leads to work with. However, I still don't get much activity from it. I started for about 2 months now, and I haven't been able to help anyone sell a single home. What should I do? Please help me.. [link] [comments] |

Looking at a beautiful remodel and looking for advice on the seller's counteroffer that says "No escrow will close, funds will not be released from escrow, and title shall not be conveyed to buyer until all seller disclosures provided to the buyer from the seller are fully executed. This includes but does not limit to TDS, SPQ, and ANY attachments referenced in the TDS & SPQ included but not limited to Scope of Work completed on the property..." Is this a standard provision? Seller and our real estate agent have done some things that although might be standard business practice (but probably not) have eroded our trust. So I'm trying to get a second opinion. It appears to be a good value and beautiful property - just don't want to get tricked into a remodel that looks good on the on the face but might have some funny business component from the seller (corporation).
