    Agents with multiple active clients- how do you organize communication?

    How do you best stay on top of all the communications from clients like questions they have about properties, sharing showings date and time, checking on them about the property they visited, getting a link to properties they found on Zillow or Redfin...

    Doesn't it get confusing at times to manage the back and forth of emails, Whatsapp messages, text messages, calls across multiple clients. How do you avoid things from falling into cracks?

    COVID Lead Generation

    New Agent in Canada

    Hello everybody, greetings from Canada. I know this topic is asked to death but it more relates to lead generation due to COVID. Here in Canada, cold calling FSBO and expired is illegal and we don't have any service to call people not on the National Do Not Call List so I have been winging it. Ive just been registered last week and have joined a brokerage. On my own, I've been selecting a neighbourhood, going to yellow-pages and individually researching whether or not that home is registered on the DNCL and then calling them. Overall it seems to be a waste of time because a majority of people are registered and I probably get around 2 calls in which I talk to someone an hour. My province is also in lockdown right now. Is there any other lead generation tips that seem to prove beneficial in the middle of a lockdown? I attempted Facebook leads but Facebooks algorithm has halted my account for god knows why. Finding it tough figuring it out how to market myself during all of this. Any help would be appreciated!

    Should I Join a Team?

    I have been a real estate agent since September. I have only had 2 sales on my own and lately have been having trouble finding good leads. The top agent in the county, we'll call him John Smith, asked if I would like to start a team with him under his name. He said it would go by "The Smith Team". I would be the only agent other than him for a while.

    Would this be beneficial to me? I am not sure I fully understand how teams work. Would I still be able to do deals under my name or would it have to be his? What if I get a client that was not referred to him?

    Open houses

    Is it just my market? Or has anyone else noticed that whenever they host an open house, there have been little to no leads? Been doing an open house just about every weekend since I started real estate (2 months) and every party that comes in is either with their realtor or said they are already working with one. I sat at an open house Saturday and had 20 parties come in....not one buyer without a realtor. I'm getting nervous here.

    Realtors who started out helping tenants find places to rent, how did you do it?

    I'm a fairly new realtor and I've been looking at doing rentals, one of my friends has done some through the government assisted living, but that's only a few every now and again. Realtors that have done rentals for commission, how did you do it? Find the renters, find the rentals, etc..?

    Owner/landlord silent on rental

    I showed my client a property for rent on Friday. she loved it and we put in an application and all the requested information in right away. I let him know through email and text about her interest and that I sent over the info. It is now Monday and I haven't heard anything back. I kind of find it unusual because I usually hear something the day of saying that they received the application or just acknowledging the interest. Should i give it more time and if I don't hear back by a certain amount of time, do I call his brokerage even if he is the owner of the property?

    Best way to Handle Changing Brokerages

    Hi I'm currently working at a brokerage there fees are very low but I'm starting to find the problem with the managing broker(owner of the company as well) he is very picky, really doesn't know what he doing, and he was very cheap and this company just doesn't do many deals. 2 of my deals were killed because he did a shared Company sale different from everyone else. I'm going to be joining a local brokerage near my home. What would be the best way to deal with the managing broker and let him know I'm leaving the company. He's ghosted me in the past so I'm thinking of just texting and letting him know. Thanks everyone.

    Question about ShowingTime

    Hi everyone! I just had a situation with a buyers agent that has left me super confused. First, some background!

    So I'm pretty new to realestate. I've had my current job for about a month. I am basically a showing agent. I am licensed and I have the same access to services that most agents use (like ShowingTime). I don't work with specific agents I just cover certain areas so I'm working with agents I've never met all the time. Anyway, I had a buyers agent try to schedule me for a showing for her clients under her own showingtime account. So, I didn't have access to the appointment. Every other agent that wants me to show a home for their clients has me schedule my own appointment on my own showing time app.

    So anyway, my question is- what should I do in that situation? I feel like it's bad practice to go into someone's home under someone else's name. Thoughts?

    PS this appointment was cancelled, I just want to know for future reference!

    FHA and Outbuildings

    I have buyers looking at small horse properties using an FHA mortgage. I just found this property that looks great but before I get their hopes up I am wondering about FHA when it comes to a barn and a shed. The house looks like it won't have a problem qualifying for FHA, the barn and shed on the other than definitely need some work but the property is being sold as is.

    I have sold one house before FHA that had a detached garage that I could have sworn would have never qualified, it had broken glass, peeling paint etc. but it was as if the appraiser didn't even look at it. I cant imagine this is the norm though.

    Anyone have experience with something like this?

    Is it possible this other agent is bribing Realtor.com leads?

    Hi all,

    A couple months ago I purchased the full allotment of shared leads from realtor.com for my main zipcode. I have had I would say at least 2 leads a week with high intent and they answer my call right away and we have a great conversation I ask if they are working with a realtor and they say no and even setup appointments with a few of them. The one's I didn't get appointments with were still good conversations but often the property was under contract or not even on the market, so I set up searches for them.

    ALL of these leads have either ghosted me within 24 hours or have told me they are working with someone else the next day when I follow-up with them. I have a good web presence, good reviews, active Facebook business account, Instagram etc. with normal everyday content nothing embarrassing.

    Am I being paranoid in thinking that the other realtor that is sharing these leads is doing something not so ethical?

    What is the difference between getting a California license and other states?

    My friend here in Cali says it's very difficult to pass the test but my uncles from Texas says it's easy. What do I gotta expect here in Cali?

    Brother still hasn’t closed escrow from October (CA)

    Ok so my brother has been in escrow since October and from my understanding the agent is a dual agent. He says the agent and the office gives him the run around. I guess he was fined with it until the agent took off to Dubai this past weekend and I guess he had enough. I have advised him to walk away but he doesn't want to because he is afraid of losing the earnest money. I told him he shouldn't lose the money and to send me the contract so I could look it over with my mentor. Is there any other option that he could do?

    How does redfin keep costs down?

    My wife is a Realtor with a very large brokerage and I want to know exactly how brokerages like redfin offer better rates (at least in the buyer/sellers eyes).. What exactly are the selling points,fees, and deals? I know, in at least some cases, redfin will use multiple agents with each doing one aspect of the deal to keep costs down. I'm sure there's numerous fees that aren't readily apparent too.

    How much is their salary and how much do they make per sale compared to a typical 3% commission agent? Do redfin agents even make any money to even compare to a typical agent?

    New farming area, best mailers/brochures to send?

    Was going to start this but I'm on a tight budget. Which are the best mailers to send? Something that would actually be helpful and not just straight to the trash and at what frequency should i be sending these out (daily? Weekly)

    Please don't tell me to ask my broker, I've tried and he is useless.

    Personal/ Versus Private Instagram

    I had two separate Instagrams, then I merged them to 1 on my personal bc I had more of a following there. Now I am running into a problem, I moved areas and want to start fresh with the Instagram. For the private people that don't always want to mix biz + personal life on social media, how do you do it? Did you just keep one personal and use it for both, or just use straight up use it for business?
