    Zillow Removed ALL Properties For Sale In My Area

    I try to keep a good attitude, generally I really do, but I've had the shittiest last two months working with the shittiest client. Of course, I want my reputation to remain intact so I've been nothing but professional, warm, and positive with both the client and all the professionals in the wake of this terrible transaction.

    It's moments like this that I would really love to vent to someone- but of course I keep an upbeat demeanor among my colleagues, peers, and friends. (I'd hate to develop a reputation where people think I hate my job. We all know how positivity attracts new business and how perceptions are extremely important in this industry.)

    How do you guys effectively cope with and manage the negative feelings that inevitably arise with the job? I would love some solidarity right now.

    Would you paint interior apt white (ie neutral) for selling? Current colors are light mint / green for living room, very light gray for bedroom, and blue bath- all professionally designed for the spaces. Is there upside to do so as white seems so uninviting

    I am looking to give a closing gift out to buyers and sellers I've recently closed with. Something that will always keep me in mind that people will want/use.

    I've heard of people giving out "Scentsy" and then if people actually use it, they need to buy more wax from a vendor, basically.

    Wouldn't be looking to do this for extra money, but more so that I can always be in touch with previous clients.

    I can't tell you how many past clients I have missed opportunities with because I just wasn't in their mind at the time..

    Apartment Mailer

    Hello, newer realtor here. Hoping for a little advice.

    I was going to send out a quick, small scale mailer to a few local apartment buildings in my town. Low and behold, I have no idea what the exact addresses are inside. I assume they're formatted something like 101, 102, so on so forth, but I don't know for sure and I don't want to waste my time if I'm wrong. I tried physically going into the apartment building just to see how the addresses were formatted, but alas it is locked up tight (covid).

    Long story short, I was wondering if there are any simple ways to pull a large amount of addresses from an apartment building? I don't need names with the addresses, although names would be awesome.

    Lost my first deal with my first buyers

    I got my real estate license in August 2020 and got my first buyer that I worked with for a few months. We found a house that fit them pretty quickly and so I worked with them all to get their offer accepted, got through inspection period.

    Things started to fall through pretty quickly the last few weeks during financing period bc the underwriters have been pushing back to get the clear to close on an FHA loan. Now after 3 extensions (3 weeks late on closing) and releasing half of the escrow, the loan was finally denied because of one final condition, and now buyers lost the property because they can't get the loan anymore.

    A lot of it was out of my control but I feel absolutely devastated because I never expected things to fall through so fast and unexpectedly when the lender said felt strongly they could get the loan for my buyers — which is why they kept holding on. My buyers aren't mad with me and knew I did everything I can but I've been so depressed and sad these last few weeks because of this. I know it's all part of the business and things like this happen but it just sucks.

    Just needed to get this off my chest because I have no one else I can go to that would understand.

    Soliciting off market properties on behalf of buyer client

    I'm in an especially hot sellers market. I'm thinking of offering client that I will cold call / letter write on houses they see in particular neighborhood that are off market to see if seller willing to sell to qualified buyer.

    I know it's a long shot but I want to offer anything I can do to help.

    Any agents out there do this?

    where do companies/realtors find mailing lists? I know on some subscriptions they have a mailing list where you can customize who you're looking for or who may be ready to buy or sell... do you guys use a website that has this mailing list? if so what is it? (I will pay for it if I have to I just want the best/most accurate information)

    I have three well priced listings right now with absolutely no views registering on Zillow since Saturday on any of them. Recently Zillow nuked a lot of my past sales. One of my agents listings aren't tied to his profile at all currently... anyone else seeing strange stuff with Zillow?

    Fusion Growth Partners

    I was recently contacted by this company, Fusion Growth Partners, who wants to "Partner" with me as an agent. They say they are investors who do the back end work for you (and as I learned yesterday, they take a flat transaction fee for this) to help the business grow. Anyone ever worked with them? Any feedback or experience? I can't find much elsewhere!

    They're not common here and I currently have a listing agent who feels uncomfortable with the fact we used an escalation clause...specifically because we'd request proof of it triggering.

    They're concerned that NC's rules doesn't allow them to reveal the contents of another person's offer.

    Are they useful?

    I have my broker's license but I feel like I'm not "good enough", should I go back to working under another company? (read the post and it will make more sense).

    I have almost 5 years of experience. I originally got my license because my dad wanted me to since he shared an office with a broker and he said instead of giving him the business, we could keep it "in the family". I figured sure, why not?

    Because of that, I've managed to have almost 30 transactions and I decided to get my broker license since my broker was unreliable. I then went to get my own office.

    The problem is that I'm young, still living at home, and pretty much all of my transactions were his clients or people he knows. This is problematic because I want to move out due to some family issues and I want to actually "see the money". I understand he pays for the house, puts food on the table, pays for my car insurance, phone, and helped put me through school but I want to actually "get ahead" in life. Not to mention that while they might be his clients originally (he's not in real estate), I'm still the one showing them houses, writing contracts, taking phone calls, negotiating, etc. However, it's hard for me to break away especially due to our culture.

    My plan with the broker's license was to try and focus more on REOs/short sales and also have an agent or two cold calling, however, cold calling is not allowed in my state right now due to COVID-19. My friend was supposed to join me but he decided to get training at a bigger company first (which I encouraged him to do).

    I met with another broker today to talk about REOs and I enjoyed it. The split his office offers is good, but the desk fee is too steep (95/5 split with $1k in fees) and I don't make enough to justify it, especially since "my clients" are from my dad and he expects to see money from the deals. He also said they have some sort of lead generation system.

    Part of me wants to go because I feel really inexperienced compared to other brokers and because I want to try and get my own clients. I also think I would learn a lot from him. Part of me doesn't want to go because I like the independence and because I have so much invested already. Another part of me is saying to go to the company my friend is at and team up with him there and then we go out on our own.

    Sorry for the long post. What I'm really asking is: what would you do?

    looking for a website (that is preferably but not strictly limited to) that allows the agent to get more creative with their post cards, I feel as if everyone sends the same or almost the same post cards and mailers, I know about banner season, and its a little pricey for someone starting, and good websites?

    How Can I pass my broker exam in short amount of time

    I just finished my first tuesday course, going to sens the certifications to Bureau of real estate soon.

    How do you guys study for you're brokers exam? Where is a good place to take practice exams and any study tips?

    Idk if prepagent applies to broker exams as well.

    Out of curiosity i have five textbooks from first Tuesday would you guys suggest or recommend going through and reading them all?
