    Am I automatically part of the NAR if I'm a member of my local realtor's association? Or is it a whole separate thing?

    Edit: Also, since I'm asking about the NAR, has anyone ever used the Liberty Mutual Insurance Realtor Benefits Program? Would I actually need to be part of the NAR or just a local member?

    What’s your percentage split for referrals in general?

    Hi all, I would like to know how much do you pay or get paid for referrals in general?

    Also, I'm in a situation where I have to do referral because I got hospitalized right when my client got a contract. English is my 3rd language, and my client and I communicate in my 2nd language. My client needed my help with translating and getting pre approved for financing. We do mortgage shopping etc, but I got sick right when they found their dream house.

    Someone helped me showed my client the house and my client put an offer that gets accepted the next day. I used to help that someone with showing in the past as well, but I've never had to kinda take over the process, so I never know how much to pay or get paid. I'd appreciate it if y'all could suggest a percentage for this one if you think it should be different from the general referral split. Thank you!

    How to find the right realtor at a fair price?

    Hello, I inherited a home I must sell, and I am wanting to hire a realtor. I have never done this before and I am not sure how to find the best person at a fair price. The home is in Fairhope Alabama, US. Any advice helps, thanks!

    HELP: Homeowners insurance for a cabin with no furnace

    I have a buyer that is about to close on a little old summer cabin but we can't find an insurance company willing to insure it. has anyone had this issue resolved? Located in Michigan.

    Real Estate Math

    The math portion of the exam is kicking my ass... I've spent the last 5 days trying to memorize all the formulas but they aren't sticking... I'm tired of doing the same stupid math problem a hundred times because I can't remember if I should divide or multiply. Anyone with any advice how they passed?

    Also how relevant is real estate math in your career? How often do you use it? Thanks.

    Here's an example: A convenience store grosses $500,000 annually. It's operating expense ratio is 83%. If a buyer wants a cap rate of 11%, what is the value of the property?

    Apps or Sites Realtors Use or Point Clients towards for Furniture Installations?

    Hi, I work in a field where we do a lot of hotel/resort/bar installations of FF&E and OS&E. We have done many installations before on large mansion properties and I am looking to expand more into this niche. Is there a preferred app or website you recommend to a client for installing their furniture/art/etc..?

    Just got an offer accepted. They have there own addendum like REO's do that say the purchase is "as is." Banks typically will still do repairs or credits for inspection issues. Wondering if Zillow will? any other insight? Zillow in new to our market.

    Why do you make do with “just” being a realtor?

    Hi i'm new to this group, how are you doing?hope fine anyways, I was looking at the questions that people make here I was wondering why do you guys choose to "just" be a realtor when you can be a real estate investor and make 10x times your income in a month by just selling one house?

    How do we vet a realtor? Had 2 failures and don’t want another.

    Both just took the listing and then promptly sat on it for 90 days. Other than the MLS listing, the property wasn't promoted. Also, neither contacted us on a regular basis. We had to track them down requesting a call back. Not worth a commission. So what would an aggressive realtor do differently to sell our home?Be specific, ideally maybe there is some sort of checklist listing strategies of highly successful agents. Help us identify the characteristics of a great sellers realtor. Thanks

    What's the best on line course for Missouri?

    So Ive been kicking around the idea of getting my realtors license for a while now, and with Covid I know pretty much every course will be online. I've heard a couple of good things about real estate express. Has anyone else here used them? Is there another program you could recommend instead? I'd love to hear you feedback!

    Florida Broker Exam - help with prep course

    I'm applying to take the FL Broker exam on the basis of reciprocity. I don't have to take the national exam; just the state portion. I can't find anything that might help me study for the exam.

    Where can I find final exam study resources? (GA)

    I just finished the last bit of my RE course and prepping to take the final exam. Are there any decent, free resources I can use for exam prep? A mock test for example would be awesome. I'm in Georgia specifically, but even a broad source would be helpful.

    Also, any advice for the final or things you wish you had known or prepped for?

    Any advice helps out with the very first steps on becoming a realtor such as websites and understanding how everything works from flipping houses to maintaining things. There is a lot I really don't know about.
