    Is it possible to be licensed in two states and work simultaneously between the two states?

    I am licensed in California. But I would like to also be licensed in either Vegas or Arizona. Honestly, my dream is to have a home over there. And I want to be able to start a life there. But California is where I make most of my income and it's home to my family. I'm stuck not knowing what I should do. Any advice you guys can suggest? Thank you so much

    Write Offs

    So I'm a brand new agent and I have questions about write offs.

    1. What can I write off? (Specifically please, not just "stuff for work" just so I can make sure I'm understanding it correctly)
    2. What do I need to keep to write something off? I'm assuming I need to keep all of my receipts.

    Eventually I plan on getting an accountant to help me with taxes, but until I start seeing good income, I don't want to put money into one. Thanks in advance for the responses!

    What CRM do you use to publish your listings, track deal flow, and manage your leads?

    I have a business idea and I'm looking to research the viability of it. At a high level, it's a lead capturing tool for real estate agents.

    To the US-based agents here- Can you tell me about your CRM/software setup for the following aspects of your business?:

    1) Publishing new listings on to Zillow, Realtor.com, Trulia, the MLS, and your direct website. (I.e. Do you post your listings directly to your local MLS, or do you have an external CRM that does this for you and then publishes to the various channels?)

    2) Do you use a CRM to offer/counter-offer, draft contracts, etc. or is the workflow of the buying/selling process done manually by your office?

    3) What CRM are you using to manage your contacts/leads?

    Of the 3 areas above, are there CRMs on the market that cover all of these, or do most brokerages do a lot of this manually?

    Any info on your CRM setup/workflow would be super helpful! Thanks!

    Rules to take the course and exam

    I know that in Florida, you have to be 18 and have a diploma to get your license. My question is, can I take the course and the exam even though I have not yet graduated? I am 18 but still have 5 months left until I am out of school.

    [UK] How to ensure my agents don't steal leads from the business?

    I'm running a Real Estate agency and we have a lot of volume that we cover weekly (i.e. leads). Our business is connecting buyers with sellers and collect the fee for doing so. Now that we grow I wonder how to ensure my agents are not stealing good leads to themselves? (that would be taking a good lead, registering it with the seller and collecting the fee directly)

    Current ideas:

    • Send a list of my team to our biggest partners to notify that these people should have all deals registered under name of our company.
    • On a quarterly basis reconcile deal volume with biggest partners.

    Lead from Reddit!

    So, something I never expected happened yesterday. I got a message here on reddit from a user in one of our feeder markets that mentioned he had noticed I was an agent and worked in the market he was looking into.

    I just thought it was interesting and would share. Anyone else ever gotten a lead from Reddit or some other random source?

    How to find / hire a TC?

    We are a small family brokerage that was previously more heavily in commercial but now in residential and finding that the tracking of paperwork on a couple of our transactions has been overwhelming. Any tips on finding and hiring a TC when you're not with a big firm?

    Who’s on Clubhouse?

    Hey everyone!

    I'm curious who's on the new Clubhouse app.

    I've spent more time than I'd like to admit learning from top performers on there. It's a bit overwhelming, but a fun experience.

    Not sure if any of this is allowed, but I'd love to know what sessions or individuals you have found helpful.

    If you are new to the app, follow some of the people on my friend list @danparker - I have received a ton of value from their conversations.

    If I get some more invites I'll gladly offer them up to this group.

    Advice needed! Interest targeting on Facebook

    Does using interest to target people still work on Facebook, or is it overused and would possibly cause a bad ROI as it would target realtor instead? Should I let facebook do the work and not put any interest and only just targeting my demographics location and age? I don't have enough database to do lookalike audience so unfortunately that isn't a solution

    Hi Reddit Team,

    I'm here pulling my hair out trying to find a simple and easy to use CRM for real estate. I honestly did not expect it to be this difficult.

    Here is what I am looking for as Musts and then Optional but great to have.

    • Musts
      • Simple to follow Pipeline
      • Buyer Pipeline
        • Meeting>Passive Buyer>Active Buyer> Underbidder
      • Vendor Pipeline
        • Contact> Past Appraisal> Appraisal> Pitching> Set up> Off Market> On Market> Settling
      • Contact records that I can link with the below points
        • Buying Criteria - Price range, accommodation, land requirements, property type etc etc
        • Property - If they own a place what they own
      • Follow up system
      • Filtering
        • Buyer filtering
        • Property Filtering - Suburb, Accommodation ETC ETC
    • Optional
      • Integration with Mailchimp
      • Integration with Texting
      • Automation

    I've looked at Mondays, Hubspot, Pipedrive, Freshworks and a multitude of others and they all seem SUPER complicated and I'd have to spend a very long time trying to find work arounds for their product system / company system for clients properties and their property requirements.

    I don't have unlimited funds to throw at this so cost effective solutions would be greatly appreciated or even videos, other articles I can review and any other help you can provide!
