| Zillow has removed your sales !! Posted: 14 Jan 2021 08:56 AM PST Have you checked your Zillow profile? In my market all agents have had their 2020 sales removed from Zillow. For example, I processed 21 deals in 2020 and Zillow is now saying I have done 0. All my reviews are still there but the sales are gone for 2020. Does anyone have any insight on this? Super excited about this new journey but feel like I have so much to learn before I will be a good realtor. I'm looking for educational blogs, podcasts, tv shows to learn important terminology about real estate. Definitely interested in learning more about architecture and home design. My passion is in heritage and character homes but I will obviously need to learn about all types of homes in my area. I will be working with Royal LePage who seem to have a good training program for marketing and lead generation I just need a lot more work with my knowledge of real estate overall. | Posted: 14 Jan 2021 05:10 AM PST I'm not a realtor, but my wife is and she doesn't Reddit so I'm posting this for her. I asked a question yesterday, but I deleted it this morning because it had a little too much identifying information. Anyway, she's new to real estate and has been with a small, independent broker (in SC) for several months. The way her brokerage is set up is the at the broker provides leads, but only Team Leads have access to seller leads. Agents can only access buyer leads. When her team lead has an unrepresented buyer approach, the broker makes one of the other agents act as "transactional coordinator" for them, claiming that both the buyer and seller can't be represented by the same brokerage. This has happened more than once, and she ends up doing all the same work that she does as a buyer agent for her own buyers. However, she only gets $500 for all that work instead of a commission. I assume the team lead is keeping the whole 6% though. That seems really fishy to me, but again I'm not a realtor and she's never worked at another brokerage so we have nothing to compare it to. While I'm asking, is it normal for brokers/team leads to make (not ask, require) new agents run all the open houses for their listings, but not pay them (even if someone who shows up ends up buying)? | Friends picked another Realtor Posted: 14 Jan 2021 09:51 AM PST I live and work in an Island resort area, popular with snow birds in the winter months. I take pride on doing great customer service and tend to become friends with clients, I have worked in this area for 5 years and have had a license for 20 plus years. About 3 years ago, sold a condo to a couple that were going to use the property during the winter and it was a flawless closing. Through the years, we have become friends and I have checked their property many times when they were gone, picked them up at the airport and given them advice when they had HOA issues. I have my bachelors in Marketing and Data Analytics (which I hope will help me 🤞). I have a work history in email and social media marketing, among others. But I would love your advice. I am planning on taking advantage of the time until classes start to learn some on my own and make connections. What is something, such as a certification or skill, that I should make a priority to learn. | Real estate software similar to KV core? Posted: 13 Jan 2021 06:06 PM PST Hi all, I'm a newly licensed agent. I've just signed up with my brokerage and they do not offer any kind of software. It's going to be on me to come up with a software package for myself. I want a website, a lead generation suite, a CRM, plus a transaction desk with a electronic signature platform. Right now I'm looking at Realty BackOffice plus WiseAgent or Website box for the Marketing and CRM. I'm hoping to keep this cheaper...but I do want to do online marketing. My current colleagues basically work with no online presence and word of mouth marketing. KVcore is what I would like, but its $499 a month for a solo agent, so thats out of the question. Anyone else have some kind of combination that keeps it around 40-50 a month? [link] [comments] |

(Portland, OR) Posted: 13 Jan 2021 05:48 PM PST Hi Realtors of Reddit, I have a question regarding an escalation clause - my partner and I are put an offer in on a house (we're first time buyers) and included an escalation clause saying that we'd go up another 10k, so long as we had proof of the other offers. More offers came in and our agent is actually pushing us to go up 12k, but other than text messages he got from the listing agent we haven't seen the other actual offers and apparently that's normal? I'm not really suspicious about it, but it does seem odd to me. What format should we be able to see the other offers in? Each realtor lives in those cities and is familiar with the market and the areas surroundings. Is it wrong for us to use both realtors while we look in both places? Even though the areas aren't terribly far in distance, they are different enough that I think it's important to choose a realtor who has knowledge of that particular area. We haven't signed anything with either realtor either, but I wasn't sure if it was wrong to be using both to look. [link] [comments] |

Is there a law or regulation against an outside agent holding open houses? I would like to reach out to the agents who have listings in the area I want to farm and who's listings have been on the market for 100+ days and ask if I can offer to hold an open for them to potentially pick up buyers [link] [comments] |
