    Broker Fee Question

    I am considering signing an exclusive buyer's agent agreement. It looks pretty straight forward except for the following provision. Is this standard?

    If Buyer purchases Property on their own without Broker/Licensee's assistance (such as through an open house or property not listed with a real estate broker), then Buyer still owes Broker three percent (3%) of the purchase price plus $375 in consideration of Broker's commitment and efforts in assisting Buyer in attempting to acquire Property. The terms and length of this business relationship, the fees, and the range of services that Broker will provide are determined as a result of negotiations between Broker and Buyer and have not been set or recommended by any association of REALTORS.

    Do Certificates of Completion expire? (TX)

    Hello!

    I completed the 180-hour courses to get a sales agent a license in Texas, but I completed them almost a year ago (April/May 2020).

    I'm just wondering whether the Certificates expire within a year or if they are good for longer. I can't seem to find anything on the TREC website. Any help is appreciated!

    Are you recommending granite, quartz or quartzite kitchen countertops for better return on resale?

    When a client is remodeling a kitchen for resale, I'm noticing that granite is looking dated in some homes. Is granite, quartz or quartzite best for return on resale in your area? What part of the country are you in?

    Negotiating a fence and landscaping on new build.

    Not Adding All MLS Attachments

    Why are listing agents able to listing a property without all documents need to execute a contract? There are more and more agents now just holding the HOA Addendum, SPD and other documents instead of having it on the MLS. Anyone else running into this issue?

    Wholesalers/Pocket Listings

    I am working with a group of real estate investors that are looking for pocket listings to flip. One of the members has a wholesaler that provides a couple properties but they are hungry for more. I am trying my best to help find these properties but you know how difficult it is in this market.

    Any advice in how I can find new wholesalers? I appreciate any advice that will help me provide the value they are looking for.
