    Just kind of a curious question. Our neighborhood is about 3 years old, just bought here this year.

    I'm in Canada.

    A two story house with a finished basement

    Or a raised bungalow (they're built on an incline, so the walk out is in the basement, kitchen and bedrooms on mainfloor)

    Lately, I've found listing agents to have terrible communication. If I'm lucky enough to get them on the phone it's 1-2 word answers and they rush off like they're kings/queens. If I'm calling you obviously I have an interested client wanting to make a move so why not do your seller the service of answering any questions I have? Finding more and more listing agents to be unwilling to communicate... so much for representing their sellers to the fullest. Any one else with the same experiences?

    [Help] Buying home from a cousin, need help discussing realtor terms.

    Planning to purchase a home that my parents is renting from my cousin and she wants to sell it by owner. I'm planning to use a buyer's agent still and wondering if a agent would see term this acceptable.

    "If this deal doesn't end up working I will not be looking to buy another house in the near future."

    I'm only in the market of purchasing this single home and if the deal doesn't end up working out I won't be in the market for any other homes. Also another question, I should be using a agent for this deal right? This is my very first time purchasing a home and I think I would appreciate the agent helping with the purchase process. Thanks in advance.

    Agent to give back majority of commission. Too good to be true?

    My friend is looking for a new build in Texas and this builder said there's this license realtor that most of their clients use gives everything back to the buyer besides $1k. She says she just keeps 1k since she's not doing much. Is that possible? What would be the downside? Sounds too good to be true?

    if so how and who does that? what kind of person we call that can do that?

    heard that prices on zillow redfin etc were inaccurate

    would 'realtor' or 'certified appraiser' have more accuraete value of house?

    Should I quit?

    The stress I'm experiencing is to the point that when I think of dying it actually sounds nice. I haven't even begun either. No sales yet. Almost zero inventory in our town and surrounding areas. Buyers are fucked in our market, especially first time home buyers. I have two clients that are both friends of mine and I'm so worried that I'm going to let them down. I feel like I have no clue what I'm doing. They're putting their trust in me and I just feel overwhelmed by the responsibility.

    When I got my license I specifically did so in the mindset of "I'll try it and if I hate it, I'll stop." Now I feel like I can't just quit because I've put so much money into it and everyone knows I switched careers. I don't want to look like a loser or a quitter. But fuck. Is this worth it? I am in a constant state of anxiety.

    I was a massage therapist and stopped due to COVID. All I want is the calmness and serenity I used to have in that line of work. I would go back in a heartbeat once I'm vaccinated. Feels like I'm just not cut out for this job.

    How does a COMING SOON listing work?

    I'm listing my neighbor's house and she wants to wait until everything is finished, which might be another two weeks. All we're talking about is painting the garage walls and the garage door, that's it. The rest of the house is fine. I think we should be getting it on the market now as the weather warms. So I'm thinking sign the listing now and put it into MLS as Coming Soon and not go active for a week.

    What are your thoughts on this?

    Facebook ads

    I've been doing Facebook ads for more than a year and I can get a good number of leads from them. One huge issue, the leads that I'm getting, 6 out 10 have agents. Unlikely there's anyway to avoid them but I'm open to any suggestions .

    Lockbox Weirdness During Last Sale

    So I had some crazy Realtor issues over showings with the selling of the house I grew up in. It was in 2016, but the one that now is triggering me , involved an agent who had reached out to me to set up a time to see the house.

    They were all instructed to text me and most of them did, that wasn't the problem: this one agent, wanted me to be home and show him the house because his fob or key card and didn't have the charger with him.

    And couldn't get back or into the office for 2 days, I can't remember which wording he used. And he kept pressuring me. I was like , what? Can you not borrow one, and why can't you get into your office?

    I had to eventually turn my Realtor on him because it was creepy AF, and my Realtor couldn't understand the story any more than I could.

    The reason I'm asking or posting is is anyone could see this happening legitimately because I'm about to put the house I bought up for sale now.

    However, now I have a very active ptsd diagnosis, which the trauma for occurred , prior to me selling the original house in 2016, I just only had active anxiety . So now my PTSD has subconsciously picked up on the memory of this (which I'm working on with my doctor and therapist) and causing panic attacks, high anxiety and well, all the not fun emotions.

    One of my health providers suggested posting and asking how creepy or unusual , this seemed to the group, to validate my fear or weirdo signal,( and my house at the time didn't have an offer let alone had a bidding war so waiting shouldn't have been an issue).

    So would any of you have done this? Do you know anyone who would do that? And it wasn't just a one time ask I think I argued with him for a decent 30 minutes before sending my agent after him.

    A finer point of publishing listings~

    I wonder if anyone with experience has thoughts on this: I have two nice listings in the same neighborhood that were photographed today. There are 0 active listings in that part of town and it's a desirable area. They are pretty different stylistically, but will be the same list price. Should I publish them both on the same day, or put a day in between? What will serve my sellers the best? Or does it matter?

    Facebook advertising to get leads?

    How effective are they in 2021 with the special ads category? Is Facebook a good method to generate serious leads, I have read good reviews about it but most of them are before they introduced this special ads. I have done ads with Facebook before (Not real estate), the results were not too impressive, but that was because I did not have the proper knowledge with regards to targeting. I am in Canada and the market here is really on fire at the moment, so I am assuming ads will be more effective.

    Can anyone just share their experience? Thanks
