Looking to do some and am trying to figure where the bar is being set on this. I follow an agent from australia on IG and his are pretty great but i dont have those kind of production resources at the moment.

My idea is to partner up with some vendors, record a gotomeeting, follow a loose script and keep it concise.

    Expectations?

    Posted: 31 Mar 2020 11:32 AM PDT

    Hello,

I hope it is OK to post this here. I am in the process of looking for a property. However, I am a little unclear as to whether I have unrealistic expectations of my realtor?

If there is a property I wish to see, what is a reasonable amount of time to expect a showing to be set up? What is a reasonable expectation for turn around time/follow-up for correspondence such as email by my realtor?

I am noticing that I am seeing a lot of properties of high interest to me. (I always have to bring them to my realtor's attention) I let my realtor know immediately but the property gets put on contract within a week before a showing is even set up. I would be willing to drop everything to see these properties and have indicated as much to my realtor, but they never take me up on the offer.

I would appreciate any assistance and insight you can offer. I rather like my realtor but feel like I would be doing better if I could set up and go to showings on my own instead of waiting for them. I am not sure that is a normal feeling?

    Thanks,

    Stormcaster

I’ve been getting bombarded by robocalls and scams ever since becoming an agent. How do you all manage this?

How do you manage the bombardment of communications?

Do you just take it as it comes or are you on a DNC list?

It's a Small problem, not a big deal, and something different to talk about other Covid. Thanks!

    Facebook for leads (not ads)

    Posted: 31 Mar 2020 09:49 AM PDT

Has anyone had success using Facebook for leads but not paid ads? Like finding potential buyers or sellers from groups or pages online? What did you do or look for?

    Virtual Tours

    Posted: 31 Mar 2020 08:53 AM PDT

    Hi Everyone,

First of all I just wanted to say thanks. You are all doing a valuable service and adapting with this crazy situation isn't easy. The flexibility I've seen from agents is really cool.

Second, I've been working on an idea for virtual or remote house showings. Obviously the current situation has a huge impact, but I believe virtual showings would be valuable anyway and help cut down on the number of unnecessary showings. The basic idea is a website (no app download) where you or a seller could upload a detailed video "showing" of each room and being able to share that with other realtors/buyers.

Would this be useful for you? What specifically would you want to see?

newbie question on Zillow vs. redfin -- are they worth it?

    Posted: 31 Mar 2020 01:48 AM PDT

Hi all, I'm very new to this and I must apologize beforehand as I have a lot of questions.

As a realtor, is there a reason to choose Zillow over Redfin or vice versa? I've heard a lot about facebook leads generation being the best thing currently. What are your experiences with these services? Are they worth the money?

I understand Zillow collects a lot of data and statistics. Do you get access to their data and statistics if you sign up for a premiere agent account? Do you think having access to these data helps in closing more deals?

Is it better to be an independent rather than signing up with a brokerage?

And lastly, do you think services like iBuying by Zillow are taking clients away?

Thank you in advance for your insight

Currently sell manufactured homes. Is real estate this annoying?

    Posted: 31 Mar 2020 01:09 AM PDT

I took a job as a sales manager at my friends business that sells manufactured homes. I made more money this past year then I did in my previous 4 years as an accountant, but I still hate this business. Here's why.

Less than 30% of my deals close. I do my best to qualify every customer, check credit, and run a mortgage analysis. The banks don't do this for us. It's my job to do this before I submit anything to a lender. I'm sitting on 25 deals from last month with signed purchase memos at the moment. I'll be lucky to have 8 of them close. Why?

Because manufactured homes require land to be placed on. So once I sell a home, it's my job to search near and far for the perfect plot of land for this customer. Finding land that isn't restricted for manufactured homes is tough enough, as is. Then, If I find unrestricted land the buyer likes, I have to handle land improvements, septic/electric hookups, etc. plus, I'm spending my own money on marketing, and hours on showing models and driving customers to available land.

Do real estate agents have to deal with problems like these? What are your biggest obstacles to closing? I feel like my sales skills are being wasted on all of these extra hoops I need to jump through to get paid.

Are any Brokers waiving monthly fees?

    Posted: 30 Mar 2020 02:50 PM PDT

Like the title says, are any of your Brokerages waiving fees for a few months? Mine isn't it but loves sending out messages on how to show houses while practicing social distancing, how to creating marketing etc. In a city that has a mandatory stay at home order, why isn't Brokers waiving fees to help their agents?

    Struggling with real estate exam

    Posted: 30 Mar 2020 07:08 PM PDT

I'm currently taking Real Estate Principals and I am struggling to get a 70% or higher on the practice quizzes after reading each chapter. Does anyone have any studying tips for the exam? Will memorizing my program's practice questions suffice or is there more I can do? I don't want to have to take the exam multiple times
